Simple, small corner downstairs bedroom with single bed on basement level of my updated mid-century home on North Beacon Hill which uses its own basement exit, so you can come and go as you please. Under 4 miles from downtown, near light rail and bus. This is one room of several I offer to Airbnb guests in my home. This room shares a 3/4 bathroom with up to 1 other Airbnb guest. This is a small basement bedroom. Price is high for what it is due to the scarcity of affordable rental rooms under 4 miles from downtown, not because of the quality. See actual photos and read the captions. Single bed with 8" signature foam mattress with 2 comforters, 2 pillows, a 1" memory foam topper for extra comfort and an extra blanket in a room with large built-in closet, 2 windows with external security bars and a view of the backyard at ground level. Sheets, pillowcases and towels washed for every new guest. Bring earplugs if you're a light sleeper. My house was built in 1958 so walls are thin. Please do not expect this to be "Better Than a Hotel Room" - it's not, it's just cheaper.

This is a pet and child-free environment and I try to keep my house tidy for guests but it is not new, spotless or professionally cleaned. If you have any severe allergies I would not recommend staying here, or at least be able to afford a back-up place to stay if my place does not work out for you. I do not offer refunds if you have to cancel due to allergies or any other medical condition that is not disclosed to me before arrival or before I have a chance to dissuade you from using Instant Book. Airbnb recommends all guests purchase traveler's insurance as Airbnbs are NOT hotels.

Your room is your private space when your door is closed. The downstairs 3/4 bathroom, backyard, upstairs living room and kitchen table area are shared common areas. You will receive a key to the downstairs entrance which is down the hall and leads out through a gated, fenced backyard so you may come and go as you please.
If the weather is good feel free to relax in the fenced backyard patio chairs under the oak gazebo surrounded by bamboo, apple, apricot, plum, and palm trees.

Guests can use shared bottles of toothpaste, shampoo and bath gel here if they forget to bring their own. Just ask if you need to borrow my iron, ironing board or hair dryer.

I greet you at the front door when you arrive, show you to your room, familiarize you with the house and give you the wi-fi password. This is just a place to park, sleep and shower, although as a local I am happy to answer any questions you have about where to go or what to see. This is my primary residence, it was not purchased just to be an Airbnb and I am usually in my room upstairs. I respect your privacy when you are in your room but I enjoy chatting with guests when there is time over coffee and cigarettes in my backyard.

*Please make sure your smartphone is charged and working, bring your own smart phone charger and sim cards, good walking shoes if you don't have a car, your toothbrush, house slippers, earplugs, extra sweater, umbrella, water bottle, or whatever else you need to adapt to an unfamiliar environment. l provide toilet paper, toothpaste, shower gel and shampoo (shared bottles).
*If you stay here you'll be expected to clean up after yourself in the bathroom as this is a shared private home and I charge no extra cleaning fee.
Check-in is free between 3pm and 11pm and check-out must be by or before 11am.
I do not allow cooking or laundry use or provide food or beverage for guests. You need to be able to afford that by going out on your own if you stay here.
You must book on your own account, match your Airbnb profile photo and description. Proof of ID may be required at check-in.
No visitors allowed on premises.
Smoking/vaping tobacco is only allowed in the backyard, not inside your room or the house. (I am a cigarette smoker and coffee drinker myself).
Guests may not be visibly drunk or drugged in my home.
No noisy, irresponsible, immoderate, inappropriate, illicit, hazardous, criminal or unsafe behavior.
No drug or alcohol use by anyone under 21 and nothing excessive by anyone else. Absolutely no illegal drug use.
No washing clothes in bathroom.
No pets (I'm allergic) or infants (my home is not child-proof).
Quiet expected between 11pm and 5am.
Clean up after yourself. Don't leave anything behind that would make another guest gag, especially in the bathroom.
No wasteful utility use - don't leave water dripping and turn out lights when not in use to conserve energy. No showers over 15 minutes long or more than once a day.
Take off your shoes to keep the carpet in your room clean.
Mandatory recycling into containers provided.
No littering or dumping.
No use of my address for deliveries without permission.
Parking is limited to one regular-sized vehicle, because it needs to fit into one side of the driveway space in photos. NO over-sized SUVs, trucks, campers, or long-haul vehicles or you may have to find parking elsewhere in the neighborhood.
Do not flush anything but toilet paper and what it was intended for down toilet (no feminine hygiene products, "flushable" wipes, dental floss, etc.) If you clog my toilet by flushing inappropriate items down it I send you the plumbing bill.
Your security deposit is fully refundable so long as nothing is lost, stolen, permanently stained, broken or damaged and no house rules are broken. If you damage or stain anything I send you a bill for the cost of replacing or cleaning it. For reasons like this, don't wear makeup to bed, don't use my towels to remove it, don't eat or drink in your room, don't wear shoes in the house or drag luggage across hardwood floors, don't use things without permission ad nauseum. If you lose a house key you will be charged the actual cost of hiring a locksmith to come and immediately rekey the locks to my house and make new keys and copies. You are responsible for any damage past the stated deposit amount. No free parking outside of stated check-in/check-out times.
And just in case you're ignoring house rules - I have penalties!
A $10 fee will be charged for late arrivals after 11pm so if you are prone to being late please book elsewhere (look for listings with the amenity "24-Hour Check-In") or be prepared to pay the fee.
CHECK-OUT time is before or by 11am. If you stay here you must be out the door no later than that on day of departure, no matter how late you end up arriving, otherwise I charge $10 to extend your check-out until noon at the latest. The parking space must be vacated as well.
EARLY PARKING OR LATE PARKING I charge $10 if you want to arrange to park your vehicle here early or pick it up after check-out time (this may not be available if I have another guest who needs the space).
EARLY LUGGAGE PICK-UP/DROP-OFF I charge $10 if you want to arrange for early luggage-drop off on day of check-in or storage for later pick-up on day of departure. You will not be able to access the house or use the bathroom or parking spaces during this time. This is for luggage storage only.
NO KEY, PARKING OR HOUSE ACCESS may be provided until stated check-in time and the key will need to be returned at check-out time.

Welcome to Seattle! The listings in my updated mid-century 4br 1.75 bathroom home are offered as alternatives to overcrowded hostels or expensive hotels. Seattle has high hotel prices because there is a shortage of hotel rooms relative to the number of people coming to Seattle. Guests who stay here will need to be able to afford to keep themselves out, about and entertained on their own as all I am offering these days is a place to park, sleep and shower for those having difficulty finding less expensive or more convenient locations to book on short notice. Please research whether my location, check-in/check-out times, house rules, amenities offered (use the Filter Search), cancellation policy and listing description will meet your needs before booking. If you think my rules are excessive, it's because I am trying to avoid the kind of problems you see frequently on sites like Airbnb Hell and Airbnb Horror Stories. I am not currently looking for full-time renters nor do I want to be booked 365 days a year, but these extra rooms in my home are available for people who can't find anything better for 3 night maximum stays.
My listings are intended for responsible, independent, low-maintenance solo travelers with minimal needs who do not want to have to share a bathroom with more than 1 or 2 other people while here, or who would feel awkward in a home with pets, children, or numerous partying roommates. My place is best for guests who will be mostly busy working, attending a conference, sight-seeing or meeting up with friends or family outside my home during their visit. Most guests stay here when they do not want to pay $300+ for a hotel room or have to share a dorm room with bunkbeds downtown.
I drink coffee, smoke cigarettes and am frequently on my computer in my room, playing WoW, so I live pretty quietly, although I do enjoy conversation and learning about the guests who stay here if they have the time or inclination. Not a great choice if you hate being around cigarette smoke, are fussy about things, or resent being asked questions about what you do, who you are or why you are here. I was born and raised in Seattle. I know fun local facts like: It's called Pike Place Market, not Pike's Place. Sales tax is 10.1%. Minimum wage is $15/hour. The average rent for a 1 bedroom apartment downtown is $2,000+. Cigarettes are almost $9/pack. We are fined $50 for not recycling our garbage. You can make a free right turn at red lights. The best bookstore is Elliot Bay Books. The best 24 hour restaurant is 13 Coins. Seattle is the fastest growing city in America and the 5th worst for traffic congestion. The cost of living is rising faster than wages due to the immense growth in the region. Seattle declared a state of emergency on homelessness. The link light rail was built in 2009 to get cars and buses off the road and to encourage people to use mass transit, it is not really fast like a Kyoto bullet train or a NYC subway train, but it is better than being stuck in traffic and being unable to find free parking downtown.
