This is a large home in the heart of Lynnwood. The location is convenient for the traveler seeking ease to get around, within walking distance to the mall, nearby restaurants, Lynnwood's convention center, post office and a major transit center.
The home is located in a quiet older neighborhood of Lynnwood, minutes from the freeway and 20 minutes by car from downtown Seattle with no traffic.
The home provides plenty of space for guests to stretch out with a downstairs family room, upstairs living room and a outside deck. There are hardwood floors upstairs and in the bedroom. A full modern tiled shared bathroom if there is another guest. The room provides a lovely view of the treed backyard, like looking onto a forest. The bed is a full size fairly new double bed.
Those that need to smoke--outside smoking is permitted with the expectation that guests will be respectful of the property.
The owner has a LARGE dog and two cats. Guests MUST be comfortable around dogs--especially large dogs. The cats keep to themselves and will rarely be visible. The room is an animal free home (The owner's pets are not allowed in there even when there are no guests.).

Access to all common areas family room, kitchen, use of modern washer/dryer, outside deck with Northwest feel (treed yard). two pianos (one digital and one baby grand piano) for the musically inclined guest. There is safe street parking and parking on the premises depending if other guests are staying.

Owner lives on premises, available as a resource. The owner works full time with a varying work schedule. However do to varying work schedule of the owner, noise may need to be kept at a minimum during daytime hours. She is happy to answer questions and act as a resource. Juanita is a transplant from upstate New York but feels the Northwest is her home now and enjoys sharing her love of the area with others.

Upon arrival I request a copy of photo ID -- passport or driver's license.
You have house privileges. What does this mean? Please feel free to use the downstairs family room. If you want a fire please let me know first. The laundry room is at your disposal including the detergent(for short term guests). The use of the kitchen also is for you to use. The condiments and spices please help yourself, if it is something you use frequently then it is expected you will purchase your own or replace mine.. It is expected you will purchase other food items to prepare meals. Kitchen storage will be provided and of course refrigerator space.
*Smoking outside only.
*Marijuana is legal in Washington -- I would prefer none on the premises.
*Alcohol in moderation is allowed.
*Guests are to clean up after themselves in the kitchen.
*There is a second refrigerator for perishables downstairs
*No pots or pans in the dishwasher.
*If you cook on the stove please use the fan-- it helps prolong the life of the microwave.
*Use the fan in the bathroom when showering
*Washing clothes? If there are clothes already in the washer DO NOT put them in the dryer, put on top of washer in basket if one is available.
*CHECK ALL POCKETS before washing--can clog drain then service call and cost $$$
*Recycle - "be kind to the earth" the container is in the kitchen/dining room. I am happy to educate you in what to recylce. (I have a small garbage can and it is important to recycle when I have a full house with guests).
*Compost - all kitchen scraps even meat, container under sink in kitchen.
*DO NOT leave WET items on the hardwood floors--will damage, cost $$$
*No housekeeping for your room--you are responsible for washing linens and towels (extra towels and linens available).
*Do Not leave food out on counter -- the dog is well fed but helps himself. Please do not feed him
*DO NOT pet the dog with your feet!
*Let the dog go up and down the stairs FIRST, he is very pushy if he follows you.
Noise may need to kept to a minimum if others are sleeping during the daytime (i.e. no loud music, loud talking).
Indoor fireplace maybe used with the owners permission.

•Trash is under the sink in kitchen and bathroom
•Compost – all kitchen scraps even meat, container under sink in kitchen
•Fire extinguisher in coat closet
•Earthquake kit in coat closet
In agreeing to stay with me and confirming reservation you are agreeing to abide by the house rules. Also, if there are any damages you will be responsible for repayment if not covered by security deposit.
I have this large home here in the great beautiful Northwest. I find it a waste that it is so empty except for my two Siamese cats and my true baby- my dog. I love meeting people. Why not share some of my space with others? I grew up with my mother having large family gatherings or parties. So, keeping a neat and tidy house was something that is part of me.
I am a busy person with a varied schedule between my work schedule and my social life which includes riding horses and ballroom dancing plus social dancing. My home is decorated with my Brazilian embroidery which I try to find some time to do. The interaction with guests is as much or little as they would like depending on my availability of course! I encourage guests to get out of their room and use the rest of the home.
