This home is a modern warehouse conversion conveniently placed between Church Street and Bridge Roads in Richmond, Melbourne, in a quiet street within walking distance to city trams, MCG, the tennis and other sporting and entertainment facilities.
This residence is surrounded by restaurants and shops. Plus everything you would need is nearby, including the Richmond baths with gym facilities, medical clinic and dentist.
The place has one double bed with en-suite, a roof garden and a car park can be made available if needed.
Every Saturday there is a fresh produce street market in Gleadell Street that has been operating for over 80 years and the surrounding streets abound with cafes selling excellent coffee and meals all day.
Parking is not allowed in Waterloo Place but a parking permit is available for streets nearby. Newspapers are delivered.
The house consists of a large open plan kitchen, living space and has a terrace garden with an outdoor shower I use every day. The bedroom is small with en suite. The bed is a double, modern fold out but is very comfortable.
Beautiful fresh bread and the best croissants in Melbourne are at the end of the street.
This is a unique situation with a particular personality.

Our book collection is wide and diverse, you are welcome to browse as long as you love them as much as us.
You will have access to a roof terrace too.
One bedroom will be secured from entry and the storage garage is off limits. There is an undercover car park if needed and/or a parking permit for the street.
Otherwise the place is yours.

If you do not want the undercover park, car parking is at the end of the laneway - you must walk to the front door.
The residence is a 3 level conversion, ground level has living/dining/kitchen, your room on second level and private terrace garden (with 2nd shower!) on top floor.
As this residence is part of a quiet inner city development noise restrictions as to be respected. NO smoking and NO pets allowed.
THE LEGAL BIT - PLEASE READ CAREFULLY:
By renting this property you agree that you obligations are as follows,
Compliance with terms: You agree to comply with the terms of rental herein and any other terms reasonably made from time to time and notified to you. You are responsible to ensure that you and all members of your party, as well as any visitors to the Property, observe these terms. You are responsible for all visitors and guests you permit to enter the Property and for any damage they may cause.
Condition of property: You agree to keep and leave the Property and the furnishings, electrical and kitchen equipment, crockery, glasses, bedding and towels clean and in good condition. Any issues with any contents in the Property I must be notified immediately so that I may rectify any damage or any breakage. You agree not to cause any damage to the walls, doors, carpets or windows of the Property, nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties. The property is non-smoking and you must abide by these requirements strictly. A claim for any replacement of lost or damaged keys, key cards, remote controls or parking permit will be made to your bond.
General: You agree to take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property, except where the damage or loss is caused by our negligence. We are not liable for any injury or loss that you or any of your invited guests may sustain while you are staying at our Property. You are not permitted to allow more people to stay in the Property than expressly authorised. If you do so we can evict you from the property. We will treat any of these circumstances as a cancellation of the booking by you.
Noise: We would also ask that you consider your neighbours and keep all noise to a reasonable level. Parties and gatherings are strictly forbidden and will result in immediate eviction and total loss of bond and rental payment. If complaints are made about ‘excessive’ noise, if neighbours are disturbed, we may ask you to leave and treat this as a cancellation and breach of the Terms and Conditions of this Agreement. You will not receive a refund and extra charges may be applied for any expenses associated with this.
Repairs and Call out Fees: We hope you will advise us immediately of any repairs, damage or breakages that may have arisen or where repairs need to be made as soon as possible. If you have caused the damage a fee will be charged based on the time required to repair and any additional expenses occurred.
Departure: We ask that you leave the Property clean, tidy, dishes properly cleaned and put away and garbage taken out etc. We also ask that you secure the Property and ensure you turn off all lighting, heating and cooling and close and lock all windows and doors before leaving.
Liability: You are liable for all damages to yourself or the property caused by negligence or improper use.
Parking: If using the undercover park, you must only park your vehicle in the allocated reserved parking bay.
Car Park Information
The car park------ entry into Waterloo Place ( Vet on the corner) from Church Street is signed “4 Tullo Place, resident parking only”. Large iron grill door opens with remote but is self closing. Parking in unit 14 Bay only.
Trained initially as a primary teacher I taught myself to cook, eventually working with food professionally for over 30 years including writing about food and travel as a contributor to magazines such as Gourmet Traveller, House and Garden, Home Beautiful, The Herald and Epicurean. Producing cook books with my own particular style came before “The Market Guide to Victoria” which took me all over the state. The creation of “The Epicurean Diaries” kept me busy for ten years until after a chance trip to Yemen, I fell in love with the Middle East. To enable me to return regularly and explore further, I took interested groups on tour from Australia.
A recent three year stint at Art School started me drawing and enjoying a whole new career.
A published author of 14 books, I have now changed direction again. Using my illustrations, I have created a range of fine porcelain produced in China.
I will go anywhere anytime (I hate the cold so that’s not strictly true) but I am often not at home. I would love to share my converted warehouse space with others.
