Excelente estadía! Apartamento muy bien ubicado, a dos cuadras de la 5ta Av. Súper equipado, todo lo que necesitas y más. Netlix fué un plus para nosotros. Condominio céntrico pero zona tranquila y seguro. Juan Carlos muy atento y en todo momento disponible para aclarar cualquier duda.

Great condo in a nice area within easy walking distance to everything, including the 2nd ADO station on 20th and 12th if you take the bus to the airport. The condo had everything we needed plus some. We had no issues with exceeding the kWh allowance for electricity which had been our only worry. The pool was nice as was the rooftop lounge area with the jacuzzi. We would definitely return here.

Our experience was perfect. The condo was just as described and the location was ideal. It is just far enough from the main streets to avoid the noise but easily accessible with a short walk. The pool is even nicer than the photos and it is cleaned daily. Juan Carlos was the perfect host and there when we needed him. I would certainly work with him again and would definitely stay in this condo if it was available on a return visit.

First the good (then i'll go into the bad after): The accommodation is fantastic, and it's in an excellent location if you want to be close to the action in Playa Del Carmen. Carlos was also very welcoming and even tried to accommodate my guest's requests and giving us tips on where to go, what to do and what to eat. Now the bad: The main issue we had here was the following that simply eroded any trust we had in our host and caused a lot of hassle especially at the end of our trip and hence the two star rating: 1) discovering that the condo was heavily over-priced once we got there by comparing to others nearby. ($1400 USD for a less than a month - utilities extra) And, 2) Huge issues with the electricity bill. The host had asked us to give him $200 USD as a deposit for electricity and the promise that we would calculate the rate for our consumption and any amount owing would be returned. But then when it came down to calculating the fee, it became clear that A) Carlos had some random formula with a higher price of electricity in mind, which was really off compared to the official electric company's (CFE) formula. B) it turned out that he had already converted our deposit into peso, not honouring the principle of a deposit which must be kept as is until last min. As a result we also had issues with exchange rate, Carlos wanting to nickel and dime us on the exchange rate and asking us to go to the bank with him an hour before our flight! This was a huge turn off and caused a lot of unnecessary headaches. If you're renting this place I recommend that 1) you either negotiate to include electricity in the bill or 2) ask them to devise a way to show you official documents from CFE on exactly how much pesos (not how much kwh) you have spent on electricity from your stay. And they can do that by creating an online account on the CFE's website. Bottom line, make sure you do your due diligence before you sign up for any accommodation in Playa

We thank you for your feedback and sincerely hope that your comments put into context by my response below will help others have a cloudless stay at the condo. As you eluded to it in your comment, the condo is in an ideal location and is of high quality and ample in size, offering a great base to have a wonderful vacation in the region. Regarding the rental price, at the time of your reservation there were hundreds of units available on AirBandB in a wide price range. The rental price is a composition of location, quality and market drivers. From all the available rentals you picked CondoPlayaAzul, surely because this offered the best compromise to meet your needs. You could have just as well picked a unit priced a lot lower, with the inevitable result of a worse location and/or lower quality. Therefore it is unreasonable to judge the quality of your stay based on pricing. The impact of electricity cost on the overall rental price was clearly explained to you before you entered into the rental agreement. The rental conditions are explained on the contract form, and in the welcoming documentation that is affixed to the keyboard in the living room. You tried to negotiate a price with energy cost included, but declined the offered price and opted to pay the agreed rental price and the cost of electricity. CFE billing runs bi-monthly on the 27th day of every second month, therefore the only reasonable method to calculate what we charge to our guests is to pro rate the bill from the previous billing period. I personally discussed this with Carlos and you were charged based on two independent calculation (by me and Carlos) which resulted in the same figure. The electricity is charged by CFE in Pesos and we expect our guests to pay that (if applicable) in the currency of their choice at the daily spot exchange rate. The most single significant impact on the energy cost is the use of the air conditioners. During your stay the cabling to the heat exchanger burnt out at the electrical panel, and the energy used was over double of what usually the monthly energy consumption is, which is indicative of an excessively use this feature. Being a bit more considerate to the environment and rationalizing the use of air conditioner could have saved you this "headache", and the cost of repair to the owners.

We stayed at Pent House Azul for six weeks, and couldn't have been more comfortable.. The location is perfect, just far enough to avoid the hustle and bustle of 5th street, but close enough to walk anywhere you'd like in no time at all.. Juan Carlos was the perfect host, regularly checking in on us to see if we needed anything. We'll definitely be looking him up next time in Playa!
