Casa Irene is a big comfy villa perfect for big families or business retreats. Located in the exclusive Development of Punta Ballena, along the Transpeninusular Corridor, it is centrally located -- close to everything: shopping, beaches, and golf.
The villa is located in Punta Ballena, a private ocean-side development on the main corridor of the Los Cabos Area. It is centrally located --> close to shopping, snorkeling beaches, party beaches and golf courses.
The development has 24 hour security.

Punta Ballena is home of the famous Auberge Esperanza Resort. Although the residences, which includes Casa Irene, are not part of the Auberge Resort, guests have access to the hotel grounds, beach, pools and restaurants (so long as you consume),
Punta Ballena also has tennis courts available.

Leticia is our house manager. She does light house cleaning daily from 9 am to 1 pm. She does NOT DO LAUNDRY for guests.
Policies, Terms & Conditions
1.CHECK-IN AND CHECK-OUT: Check-in time is 3PM Cabo Time. Check- out time is no later than 12PM Cabo Time (unless otherwise agreed).
2. STRICT MAXIMUM OCCUPANCY - The maximum number of guests is limited to ten (10) persons. For approved additional guests, you will be charged an additional $250.00 per night per guest. If you bring in extra guests or visitors without prior owner consent and payment, guest(s) will be asked to vacate the property AND ANY SECURITY DEPOSIT payments and all rent will be subject to forfeiture. Absolutely NO HOUSE PARTIES allowed or parties involving non-guests without prior notice and owner consent.

3.This is a NON SMOKING unit. There is no smoking IN, OUTSIDE or AROUND the property.
4.Pets are not permitted under any conditions.
5.Tenant agrees not to violate any law, statue of ordinance nor to commit, suffer or permit any waste or nuisance in or around the premises or annoy, molest or interfere with any other neighbors nor to use in a wasteful or unreasonable manner any of the utilities or equipment.
6.INCLUSIVE FEES - Rate include:
a. A one-time linen-towel and shower toiletries setup.
7.MAID SERVICE – Daily LIGHT cleaning maid service is included. Additional charges will be incurred if additional cleaning services are required.
8. Cook is available upon request at an additional cost.
9.TOWELS - We do not permit bath towels or linens to be taken from the unit. Beach and pool towels are available for your use outside of the unit.
10.POOL - Diving is prohibited.
11.AIR CONDITIONER & Other Utilities (Electrical & Water) – Over use or excessive use of these utilities may result in the passed on charges to renters. (Energy Saving Tip: Make sure you turn off the air conditioner --or other utilities-- when you leave the bedroom or any other living space).
12. A damage/security deposit of $5100 has been required. The deposit is NOT applied toward rent, provided the following provisions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, additional guests beyond the 10 allowed limit, pets or collection of rents or services rendered during the stay.
c. All keys are returned to the house manager, Leticia.
d. Any and all outstanding charges accrued during the stay are paid prior to departure.
e. No linens/towels are lost or damaged.
f. The renter is not evicted by the owner (or a representative of the owner), the local law enforcement and/or the security company employed by Punta Ballena.
g. No HOA Noise Ordinance Rules have been violated and HOA penalties/fines have been incurred.
13.ACTS OF GOD - Owner shall not be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. NO REBATE OR REFUND will be offered in these circumstances.
14.Breach of any of these policies, terms and condition may result in forfeiture of entire security deposit.
15. In the event it shall become necessary for owner to employ an attorney to enforce any of owner's rights hereunder, expenses, and attorney's fees incurred by owner in connection with, whether or no suit is filed, are to be paid by tenant.
