I do appreciate all reviews and your review highlights the importance for guests to read the listing and house manual carefully because this is a home, not a hotel. As a super host I respond promptly to questions and concerns when a guest communicates with me but you did not reach out about any issues. The pump only runs when you use it, so if you shower at 3 am and/or use a lot of water it will activate and there is no way around that because again, this is a home, not a hotel. I understand that you did not read the listing or house manual and because of that broke several house rules. I also understand that you were surprised by several things including communication and the Placer County California TOT tax which is required by law. It is in the listing, explained in the guest information sheet in the unit, it was presented to you upon check in, we discussed it in person and you have received emails from Airbnb so It was not a surprise. You actually broke the window casement but it was an easy fix that I did not charge for. Att has good reception in our area but we are at 6300 ft. elevation in the Sierra Nevada Mountains and not in the city; sorry if your provider did not come through for you but I can not control that. The couch is not stained or torn but it is very soft and some people don't like that. I m not sure what to say about the garden soil in bags; its a garden. Lastly since we don't have bugs, the window screens are there to keep out the random blue jay but this is a dog friendly studio and a dog jumped up and tore the screen, but window screens are seasonal here and dogs are welcome in my home anytime.
