From the moment you arrive at “That Place” @ The Compound, you feel it. It’s unlike anything else. This inviting and beachy-cool stylish bungalow gives you a private sanctuary to escape and unwind. This classic 1920’s bungalow has been recently renovated to enhance the true Funky Folly vacation experience. This exciting, fresh and original bungalow is located a few blocks away from the beach, park and nightlife. “That Place” is the perfect getaway for all walks of life and occasions. It’s truly the fun spot to stay here on Folly Beach.
The kitchen, dining and living areas are all connected in one bright and open space with large boardwalk tile floors throughout. Catch a fish and prepare a great meal in the kitchen a chef could enjoy. Well-equipped with cooking utensils, stainless steel appliances, deep farmhouse sink and butcher-block countertops. The living area offers a flat-screen TV and two bunk beds. Look up and admire the nostalgic feel of the original exposed beams that span part of the ceiling. The bedroom holds a Queen bed and has access to the back porch which includes an outdoor shower to wash the sand off your toes. The bathroom is a large European open-concept shower with a ceiling rainfall shower head, hand held shower, concrete sink and another porch access door.
Relax outside on the back or front porches! The front porch completes the beach hip attitude with the surfboard bar top. Conveniently open up the French windows to pass a drink from the kitchen to the porch. There are two surf boards available for rent. This is a pet-friendly home as well (with $125 pet fee) so be sure to include your furry friend on your vaca!

To register as a guest you must be at least 25 years of age.
Do not exceed the maximum occupancy for your property. This is cause for eviction.
House parties, functions, and loud gatherings are not allowed (event homes excluded). Please respect the property and surrounding homes. The City of Folly Beach observes quiet hours from 10 pm. To 8 am.
Guests are responsible for cleaning up after their pets. It is greatly appreciated that pets remain off furniture and provided throw blankets not be used as pet beds.
No smoking inside property. Guests are responsible for the removal of all cigarette butts from the property.
Absolutely no grilling on porches. Please leave each grill in clean, useable condition upon departure. Grill maintenance is the guest's responsibility.
Please do NOT put grease or solids down disposals and sink drains.
Please report any problems within 24 hours of check in so that we may remedy your concerns in a timely manner. After hours, you may ph(PHONE NUMBER HIDDEN) and leave a message. Someone will return emergency calls that night. Other calls will be returned during the next business day.
If you plan to bring your pet. There is a non-refundable fee of $125 per pet for pet friendly homes.

Group Size: For the safety of all our guests, the maximum number of occupants allowed is 4. The maximum occupancy must not be exceeded at any time, this includes gatherings at the property and guests that are "visiting" and not actually sleeping at the house. Please choose a property large enough to accommodate all members of your group. When making reservations, please provide the total number of adults and children in your group. You must be a minimum of 25 years of age in order to rent property. Persons under 25 years of age must be accompanied by an adult, parent or guardian during their stay. Valid identification will be requested upon check-in. We are unable to issue keys to anyone under the age of 25. Any reservation obtained under false pretense will be subject to forfeiture of payments and not be allowed to check-in or possibly asked to vacate the premises.
Rental Rates/Seasons*: During the Summer Season our properties are rented Saturday-to-Saturday with a few exceptions. Partial weeks may be booked during the Summer Season no earlier than 7 days prior to the requested arrival date and are based upon availability and owner approval. Partial week reservations are accepted during the Fall, Winter, and Spring Seasons.
*Holiday rates are slightly different and minimum nights may apply.
Taxes & Fees: Each reservation has included in you rental fee 18.5% State Sales tax, Accommodation tax and fees.
Payments: Payments are made through Airbnb. Airbnb prohibits off-site payments in Terms of Service. You’ll be charged for the total cost of your reservation when confirmed. Only 1 method of payment should be used for a reservation.
Cancelation Policies: Strict: 50% refund up until 1 week prior to arrival, except fees
Cleaning fees are always refunded if the guest did not check in.
The Airbnb service fee is non-refundable.
If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
Airbnb will mediate when necessary, and has the final say in all disputes.
A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page,
Applicable taxes will be retained and remitted.
In the event a guest is unable to utilize a reserved property and another guest replaces the original guest’s reservation, Owner will extend the courtesy of refunding all payments made excluding travel insurance and a $100.00 administration fee. This courtesy ensures the property owner receives payment for dates held by a guest and made unavailable to other potential guests. In this event, refunds will be process only after the scheduled departure date.
Refunds are not given for inclement weather, road or airport closings, late arrivals, or early departures. Changing a reservation in any way, such as dates or property, is considered a cancellation and the same terms apply.
Security Deposit: When a reservation is accepted, the security deposit details and guest's payment information is stored. No charges or authorizations will be made to the guest's payment method unless the host needs to make a claim. A host has 48 hours after the checkout date to make a claim on the security deposit.
After a reservation is made, you can verify the amount of the security deposit on your billing receipt. Security deposits are not included in the total cost of a listing, and we do not charge service fees on security deposits.
Guest Neglect: Any damages, outside of what is deemed normal wear and tear, are the responsibility of the guest. A credit card is required, prior to check-in, to guarantee against damage or excessive cleaning. Should the guest not report damages prior to their departure or should Owner deem the damage to be intentional, the guest's credit card 'will be charged for the repair, replacement and/or cleaning.
Events: No parties or gatherings in excess of the maximum occupancy (as stated) are permitted in our homes at any time. We reserve the right to refuse rental, cancel an existing reservation or terminate occupancy without refund if, in our opinion, your actions will be detrimental to the property or if your group exceeds the maximum occupancy at any time.
Travel Insurance: To better serve our guests, Vacation Rental Insurance is available for purchase through Vacation Rental Protection. The actual policy is between the guest and Vacation Rental Protection. Travel Insurance is optional and offers a wide coverage for all members of your party. We strongly recommend purchasing this policy.
Hurricane Policy: If mandatory evacuation of the island is ordered by a Governmental Agency, refunds will be prorated based on the nights left of your stay. Only those nights affected by the mandatory evacuation are eligible. If a hurricane occurs prior to your arrival, and we are unable to provide you with
accommodations, refunds will be issued to the reservation holder.
Wildlife & Pests in Semi-Tropical Habitats: Each year, millions of visitors select Charleston to experience the enchanting wildlife our beautiful coastal area offers. Many do not realize the beaches of Charleston, SC are semi-tropical barrier islands rich in wildlife. In such a habitat, it is common to see other forms of wildlife commonly referred to as “pests.” Some pests which are common to our area are Mosquitoes Culicidae, Ants Formicidae, Sand Gnats “No See Ums” Dipteran, Cockroaches “Palmetto Bugs” Blattaria, Bedbugs Cimicidae, Bees Anthophila, Wasps Hymenoptera, Fruit Flies Drosophila melanogaster, Spiders Araneae, and many others. Over the past few years, some “pests” are receiving heightened attention in the media due to the recent spike in public reports. Hotels, resorts, private residences, vacation rentals, taxis, campsites, and all places where high volumes of people visit are reporting an increase in these less desirable although naturally occurring pests. In the travel industry, no guarantee exists to prevent a traveler from encountering any of these pests. However, steps are taken at The Compound to reduce the likelihood of such an experience. Each of our bungalows, have routine pest service and inspections. This not only provides a more comfortable environment, but also allows for a proactive approach to the reduction of naturally occurring pests. Additional to this service, we recommend all renters thoroughly inspect a property immediately upon arrival due to the nature of the travel industry and the rise in reports. By electing to rent a vacation rental property, it is important to recognize no guarantee can be made regarding the encounter of pests. Alternative accommodations, discounts, credits, or refunds are not available due to an encounter with this less desirable aspects of nature and the travel industry.
Construction: Owner cannot predict construction projects in the neighborhood of the home you will be staying in. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any inconvenience that may result, but have no control in these situations and are not able to facilitate relocations or refunds.
Smoking: Our homes are non-smoking. Smoking inside a property will result in a $500.00 charge to Guest’s credit card. Evidence of smoking in non-smoking homes will incur a fine of $500.
Pets: If you plan to bring your pet. There is a non-refundable fee of $125 per pet for pet friendly homes.
Linens: Linen service is included in your rental rate. All beds will be made with fresh sheets. Each guest will be provided with 2 bath towels, 1 hand towel, and 1 wash cloth per person, in addition to 2 kitchen towels.
Check In Procedure: Check In begins at 3pm on the day of your arrival. We cannot guarantee early check in, however if you arrive early we will do our best to accommodate your request. For after hour check in procedure, please call during business hours to obtain instructions.
Check Out Procedure: Check Out is at 10 am on the morning of your departure. Please vacate the home and return all keys by 10am to allow us time to prepare the home for the next arrival. A late fee of ½ the published daily rate is charged for departures after 10AM on the scheduled departure date. Prior to departing the rental, please load and start the dishwasher; remove all trash and place it in the exterior trash containers. Failure to depart on rime, return all furniture to its original place or remove trash will result in a charge. Please place key back in lock box. Failure to return the keys will result in a $10 fee for each unreturned property key.
Furnishings and Amenities: All homes are privately owned and reflect the individual owner's personal taste. All homes are equipped with basic items such as TV, bed spreads, pillows, mattress pads, cookware, flatware, microwave, toaster, blender and coffee maker. Guests are provided with an amenity starter kit that includes a kitchen trash bag, a roll of paper towels, dishwashing powder, liquid dish detergent, a fresh kitchen sponge, toilet tissue and soap for the bathrooms. It's possible that you may need to purchase more of these supplies depending on the size of your group and length of stay. Some homes come equipped with an outdoor grill. Guests are responsible for the fuel and cleaning the grill. Whether one is provided, you rent one or bring one ... GRll.LING ON DECKS OR PORCHES IS PROHIBITED.
Housekeeping: Departure housekeeping is included in your rental rate. Guests are required to remove all food products from the pantry, fridge and freezer. We also ask that you wash dishes or start the dish washer and take the trash to the exterior trash container. We'll take care of the rest! All properties are serviced at departure by third party cleaning companies. Refunds, compensation, alternate accommodations, or discounts are not available for housekeeping dissatisfaction. Guest acknowledges equipment breakdowns may occur, and Guest agrees to contact Owner so maintenance can be scheduled. Owner are not responsible for the working condition or malfunction of any equipment such as but not limited to air conditioners, TVs, DVDs, stereos, refrigerators, ovens, or ranges. Refunds, compensation, alternate accommodations, or discounts are not available for appliance failure, mechanical failure, utility interruption, or area construction
Housekeeping Equipment: All equipment should be in working order. PLEASE NOTIFY US PROMPTLY SHOULD YOU ENCOuTNTER ANY PROBLEMS. We will make every effort to have repairs made as soon as possible. We strongly encourage you not to adjust the settings on the refrigerator. Please do not run the HVAC system with the windows or doors open as this could cause the system to freeze up and it will then be inoperable for at least 24 hours. A reduction in rent or a refund will not be issued for any mechanical failures of appliances or HVAC systems. Every effort has been made to ensure accuracy of a property's description and/or contents. However, we reserve the right to make necessary changes.
Phones: Due to the prevalence of personal cell phones, home is not equipped with a phone.
Parking: 2 Parking spaces available per home. Cars parked on the street must have all tires off the pavement.
Personal Items Left Behind: Owner is not responsible for lost or misplaced items.
However, if notified we will exhaust all avenues to search for the missing items and return them at the guest's expense.
Liability: Guest agrees to indemnify and hold harmless property Owner from any and all incidents and/or injuries which may occur while using the premises or surrounding area
Disclosures: HOMES AND FURNISHINGS ARE PRIVATELY OWNED. Guest is a licensee of the Owner, is not a tenant, and is not acquiring any interest in the property. Every effort has been made for the accuracy online and any other printed or visual materials; however, Owner is not responsible for errors or omissions. Rates, property descriptions, amenities, beach conditions and rental conditions are subject to change without notice.

Welcome to Folly Beach!
I sincerely hope you enjoy your time here on what I consider the quintessential of beach towns. Folly is all about the simple things in life- spending time with family and friends, wearing t-shirts and flip flops, and eating and drinking too much. The way a beach vacation is suppose to be. In 2010 I was practicing architecture struggling with the recession when I was overtaken by my idea that would soon change my life. The idea was The Compound. As life continued forward I found that The Compound helped me navigate through the good times and bad, stay true to my ideals along the way and make the best out of this adventure we call life. The Compound is truly a dream come true. I want this to be a place where you and your family create lasting memories. Whether it was the morning you caught your first wave, or the day you swam with the dolphins. Because everyone can enjoy it differently, I decided to start The Compound family so you too can create memories, in your own way.. Once again, welcome to the family.
