The building is located in a quiet, residential bluestone lane behind the charming Rathdowne Village with its restaurants, shops, parks, library, bus and access to trams . The building is brand new in 2021. The building has a first floor apartment and a ground floor studio that can be occupied separately or together. This listing is for the first floor apartment.

Die Unterkunft
The apartment is the first floor of the building with it's own secure entrance with video intercom. It contains three rooms: living/dining/kitchen, bedroom and ensuite bathroom. The space has cathedral ceilings with skylights (openable and blackout). The living/kitchen space and the bedroom each have a balcony with tall French doors and a separate awning window above. There is wonderful natural light and ventilation with treetop and city views from the balconies. Blackout blinds and insect screens are provided to all windows.

Comfortable seating is catered for with a two-seat sofa with a footstool/coffee table and side tables/low stools. There is a Sony high definition internet-connected TV and a Bose wi-fi/Bluetooth sound system.

Dining/working is catered for with a generous round table and two comfortable dining chairs. A fold-down flap below the TV can be used as additional work space. The two side tables can double as stools to seat four people at the table.

Wi-fi is provided with a 100 mbps plan (actual speed can be less but usually at least 60 mbps). Data points are also provided in both rooms if Ethernet cable connection is required.

The fully-equipped kitchen is fitted out with European Asko appliances, including electric wall oven, induction cooktop and rangehood exhausting outside. There is an underbench fridge with an internal freezer, a Fisher & Paykel dishdrawer dishwasher and a Samsung microwave. A generous stainless steel Franke sink with pull-out tap is provided. A Bialetti stovetop coffee maker, Russell Hobbs toaster and Bodum kettle are provided. All crockery, cookware, glassware and kitchen utensils are provided for the preparation and enjoyment of simple meals.

Laundry facilities are provided by a Bosch washer dryer combo, fold-away ironing board and steam iron.

The separate bedroom contains a Queen sized bed with medium-firm mattress with built-in drawer storage beneath. All linen is provided, including 100% cotton/linen sheets and a King-sized duvet. Additional pillows and a blanket is provided. Two generous bedside tables with drawers provide ample storage, with the bedside lamps featuring integrated device charging capacity (Qi and USB).

The built-in wardrobe provides ample hanging space and generous drawers.

The ensuite contains a generous walk-in shower, ample porcelain vanity basin with mirrored shaving cabinet storage above and cupboards below. A combination heater/heated towel rail unit keeps the space warm and towels dry. Natural light and ventilation is provided by an openable skylight.

The apartment is well insulated and sealed. Preferred temperature can be maintained with reverse-cycle airconditioning and electric wall-panel heaters to both main rooms.

Secure access is provided by the building entry door and a separate apartment entry door from the first floor stair landing. There are external security cameras and a camera intercom system.

This apartment was completed at the beginning of 2021 and all of the appliances, furniture, fixtures and fittings are brand new.

Decorated in a comfortable, contemporary style, the apartment features some original artwork and a poster print of the famous local landmark, the Aqua Profonda sign at the nearby Fitzroy swimming pool.

Carlton North is a Victorian-era heritage area comprising mostly row houses (one to two storeys) with wide streets and back lanes and lots of trees. Because most people don't have big back yards there are usually lots of people out and about. Curtain Square, Princes Park and Edinburgh Gardens are close, with Royal Park, Melbourne Zoo, Carlton Gardens/Museum, Carlton Baths (25m outdoor) and Fitzroy Pool (50m outdoor) not far away. There are also usually lots of university students in the area. The area is well serviced with great bike lanes.

Rathdowne Village is a 2min walk from the apartment and contains a mix of great cafes and restaurants including the acclaimed Gerald's Bar, the Kent Hotel and La Luna Bistro. A range of excellent produce can be obtained from Clay Fine Foods, Skinner and Hackett butchers, Yumbos ice cream and Senserrick green grocers. The popular Lygon Street, Carlton, and Brunswick Street, Fitzroy, restaurant and shopping precincts are short walks away.
