You will have all the privacy you want. The home is clean, stylishly decorated, and steps away from a gorgeous nature preserves. One mile to North Sea beach, Three min to Southampton village and seven minutes to Coppers Beach. Getaway now and visit Southampton. This home is also just 2 miles to the local Vineyard which is a lot of fun.. Everything you would possibly want..

This agreement is a binding agreement between you and the owner of the home for the (Vacation rental Unit). We (Virginia & Debbie xxxxx inc) are the managers or owners for this property and will be taking the payment on behalf of the owner for The reservation. If there is anything we can do to make your arrival easier or your visit more comfortable, please let us know. We offer car/van/limo services from anywhere you want to go, please see our web site. DEPOSIT AND PAYMENTS: A $500 security Reservation Deposit is due immediately. (please note the Refundable Security Deposit gets refunded after your stay, minus any charges for damage, late checkout, etc. It is not part of the Rent payment). (There is a 3% county hotel/motel tax due after booking, the stay is paied by Airbnb just not the tax) payment method below. CANCELLATION: Attempts will be made to re-rent your accommodation. If we are successful, your security/reservation/damage deposit and partial payment will be refunded minus $200 fee. This agreement shall not be assigned or the premises sublet without written consent of Landlord. This agreement is a binding agreement between you and the owner of the home. DAMAGE PROTECTION INSURANCE: Security deposits, covers unintentional damages to the rental unit interior/exterior that may occur during your stay, provided they are disclosed to management prior to check-out. (Upon arrival you must notify us if there are any damages or out of place items within 2 hours of arrival, if not notified you will be responsible). Any damages that exceed the security deposit will be charged to you. If, during your stay at one of our Rental Properties, a Guest causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions. CHECK-IN & CHECK-OUT: The rental period begins at 3:00 p.m. on the day of arrival and terminates at 11am on the day of departure, unless prior arrangements have been made. Early check ins or late departures will incur an extra charge. (IF YOU ARE RUNNING BEHIND THERE IS A $25 FEE FOR EVERY 15 MIN YOU OR YOUR LUGGAGE IS IN THE HOUSE. EVERYONE & EVERYTHING MUST BE VACATED FROM THE HOME AT 11 AM.) The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. AT CHECKOUT - PLEASE NOTE, NO DISHES IN SINK OR DISHWASHER EVEN IF CLEAN , ALSO CHECKOUT TIME IS 11 AM UNLESS DISCUSSED DIFFERENTLY. THE HOUSE MUST BE LEFT IN THE SAME CONDITION AS WHEN YOU ARRIVED TO RECEIVE A FULL REFUND OF DEPOSIT. No damage is done to the unit or its content including the linens. No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.) All debris, garbage and discards are placed in proper containers. All soiled dishes are placed in the dishwasher and emptied. There was no exceeding the maximum occupancy of the unit. There was no smoking or evidence of smoking in a designated non-smoking unit. Unit is left in neat condition. Pet friendly units show no sign of pet damage or excessive cleaning If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible (right away if possible). No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints right away, insects are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental. NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest Vacation Travel Insurance during the hurricane seasons. Travel Insurance can be purchased through CSA via (URL HIDDEN) PET POLICIES: There is a maximum of two pets per guest allowed in each pet friendly unit. Pet fees apply so please let us know if you have any. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 fee will be charged if there is any report of pet hair on bedding and sofas. Guest pets must be leashed at all times unless on the private property rented. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to (EMAIL HIDDEN)MUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit. These rules may change from time to time.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in. GUEST assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant’s guest(s). GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises. GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception. GUEST agrees to indemnify and save our company and owners of property harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight. We hope you enjoy your stay and will be happy for your return. Thank you! Yard with pool and hot tub amazing. Even had a fire pit to make s'mores! Wished we stayed longer...

Positives - The home has a nice pool, hot tub, outdoor shower and backyard. The house while not that large has a very functional layout. Negatives - House felt a bit dirty i.e. linens were old and stained. A bit buggy inside the house (spiders / mosquitoes). Check-in process could be a bit smoother.

This house is run like a beach rental with many requests for contracts on top of the Air BnB booking. Very confusing for customer. Your local landlord, Linda needs to communicate with you in a clearer manner and be less aggressive with incoming customers, laying out multiple rules on arrival. The specification of two and a half baths needs to be corrected as an outside wooden shower is not a half bath. The listed Air BnB photo of the pool is not on this property it is the pool next door based on my visuals. Customers should have control over the AC system and not be constantly over written by remote control. Would not return.

This is a great house, we had a wonderful 3 nights here. The pool and huge jacuzzi were highlights for us, but the house is beautiful and well equipped too! It definitely exceeded our expectations.
