Every guest will be asked to sign the following sub-lease upon making a reservation:

THIS LEASE AGREEMENT (hereinafter referred to as the "Agreement") made and entered into on 8/1/14, by and between ******** (hereinafter referred to as "Sub-Lessor") and _____********________________________________ (hereinafter referred to as "Sub-Lessee").
W(URL HIDDEN)1.WHEREAS, Sub-Lessor is the fee owner of certain real property being, lying and situated in New York County, New York, such real property having a street address of: 512 E 13th St #2B, New York, NY 1000(URL HIDDEN) (hereinafter referred to as the "Premises").(URL HIDDEN)WHEREAS, Sub-lessor is desirous of leasing the Premises to Sub-lessee upon the terms and conditions as contained herein and as follows:
2.TERM. Sub-lessor leases to Sub-lessee the above described Premises together with any and all appurtenances thereto, for a term of *********** , from *********. Such term lasting 30 days or more as in accordance with the minimum lease length by New York State Law.
3.RENT. The total rent for the term hereof is the sum of ________$*******____________________________ DOLLARS, to be paid through (website hidden). Additional Fees may be charged by (website hidden)
4.DAMAGE DEPOSIT. Such deposit shall be returned to Tenant, without interest, and less any set off for damages to the Premises upon the termination of this Agreement.
5.QUIET ENJOYMENT. Tenant, upon payment of all of the sums referred to herein as being payable by Tenant and Tenant's performance of all Tenant's agreements contained herein and Tenant's observance of all rules and regulations, shall and may peacefully and quietly have, hold and enjoy said Premises for the term hereof.
6.INDEMNIFICATION. Landlord and Sub-Lessor shall not be liable for any damage or injury of or to the Tenant, Tenant's family, guests, invitees, agents or employees or to any person entering the Premises or the building of which the Premises are a part or to goods or equipment, or in the structure or equipment of the structure of which the Premises are a part, and Tenant hereby agrees to indemnify, defend and hold Landlord and Sub-lessor harmless from any and all claims or assertions of every kind and nature.
7.GOVERNING LAW. This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of New York.
8.GENERAL INFORMATION
9.ACCESS. Sub-lessee, with within 6 hours’ notice, shall provide Sub-Lessor access to the apartment for inspection and / or showing the apartment to potential tenants. Sub-lessor will give as much notice as possible to Sub-lessee when such access needed.
10.UTILITIES. Electricity, coking gas, cable and internet expenses are included in the rent.
THIS IS A NON-SMOKING APARTMENT. NO EXCEPTIONS. ANY LINGERING SMOKE SMELLS NOTICED AFTER CHECKOUT WILL RESULT IN A MINIMUM OF A $500 DEDUCTION FROM THE SECURITY DEPOSIT.
Any furniture moved from its location, vases, or accessories during your stay must be placed back in the location it was found in.
Person signing the agreement to rent this property is responsible for the behavior of all occupants for the term of the lease.
Tenant is to report to any spills, breakage or damage occurring during stay.
Tenant agrees to place garbage in basement garage area
Any damage or broken items beyond normal wear and tear happening during tenants stay will be deducted from security deposit with full accounting within two (2) weeks.
Tenants will keep noise to an appropriate level at all times.
Remember you will be renting an apartment in a residential building. Those who live in this building have created a set of rules and regulations that all who reside within this community must abide by. Please respect those in the building in which you are renting so this apartment can continue to be enjoyed by many more visitors, like yourself, who want an alternative to hotel room. Your cooperation is mandatory and appreciated.
Tenant agrees this apartment is not to be used as a gathering place for parties or large gatherings of more than 4 people.
Sub lessor is not responsible for any personal items left behind.
The unit is thoroughly cleaned before each stay. Please give our cleaning staff time to get their job done appropriately. If you believe you will need to arrive earlier or leave later than agreed times, contact me to verify there is not another tenant departing or arriving that day and receive approval. I will do what is possible to extend your stay when needed.
Sub-Tenant is hereby notified that sub-tenant’s personal property is not covered by any insurance against any hazards. It is understood and agreed that Prime Residence is not responsible for and shall be held harmless in the event any damage is caused to Sub-Tenant’s property for any reason. Sub-Tenant is hereby advised to purchase insurance to cover Sub-Tenant’s personal property.

VERY RECOMMENDED! I liked it first of all because of the perfect location- young and cool area with a lot of restaurants and bars. seconds from subway and bus stop, few minutes walking from union square. The host, Ra'anan, is professional and nice, and available at any time. The apartment was clean and spacious with a small kitchen but with a big private roof (which is rare in nyc). I definitely will come back there.
