My partner and I have listed our apartment on AIRBNB at a significantly lower price than equivalent luxury apartments currently available in Docklands/Melbourne CBD.
“Wow” is the typical response when you first enter this 16th floor apartment. The entrance hallway blows you away with the original local artworks, and opens into a stylishly furnished open plan kitchen/dining/ lounge area.

Step from the lounge to the balcony to appreciate the million-dollar 180 deg view of the Docklands/Melbourne CBD. Measuring more than 143 m2 (over 1500 sq ft) including balconies, makes this a very large apartment.

The gourmet kitchen is complete with microwave, fridge, gas stove, electric oven, dishwasher and all utensils to dine (and cook, if you desire) in comfort.

The kitchen overlooks a huge open plan dining/lounge area with room to recline on leather couches and watch the 55” HD TV (& DVD) (enhanced with a high quality sound system). Switch on your iPhone Bluetooth to stream your own music through the sound system.

The master bedroom offers a walk-in-robe and en-suite shower, toilet and vanity. Lay back and watch the 40” wall mounted TV from the super-comfortable queen bed, if you don’t want to look out over the Melbourne skyline through the balcony window.

The 2nd & 3rd bedrooms also have best-quality queen beds, built in robes, iPod/iPhone enabled alarm clocks and magnificent views through large panoramic windows, and access to balconies.

A full second bathroom has separate bath and shower, toilet and vanity. Separate laundry includes a combo washing machine/dryer plus iron & ironing board.

We have strict house rules for the benefit of our neighbours and to maintain the best accommodation for our guests.
Balconies are open, but access can be locked, so special care required with small children.
Guests: The number of guests staying at the property must not exceed the number agreed to in the booking details. In the event that any additional persons stay at the property, an additional fee of A$50 pp per day will be charged from the security deposit and/or we reserve the right to terminate the booking without refund.
Pets: No pets of any kind.
Smoking: Our apartment is non-smoking indoors. Guests may smoke on the main balcony, but must remove any butts/ash immediately. We reserve the right to terminate a guest's stay without refund if we become aware of guests or their friends smoking indoors. There may also be additional cleaning fees to remove any smoke fumes from the property.
Noise: STRICTLY NO PARTIES. Guest are required to enter and exit the property quietly. The noise level must be inaudible from other apartments or common property between 10pm and 7am Mon-Thu nights, between 11pm and 7am Fri night, between 11pm and 9am Sat/public holiday nights and between 10pm and 9am Sun night. All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
Compliances with laws: Guests may not engage in any illegal activity at the apartment, including illegal activities on the Internet.
Check In and Check Out: Check In is normally at an agreed time between 3pm and 6pm and Check Out before 10am. Whilst we are more than happy to provide early Check In and late Check Out wherever possible, this can only be confirmed at the last minute as it is dependent on our availability and other bookings at the time.
Breakages, Losses and Guest Charges: You are responsible for leaving the apartment and common property in the state in which you found it on arrival. All breakages or losses must be reported immediately to us. Whilst we will not pursue reimbursement for minor accidental damage or normal wear and tear, the total cost of making good any other damage or loss to the property, will be charged from the security deposit. Please note this includes the removal of consumable items from the property, which are provided for guest use whilst in-house and are not intended as individual use presentations (examples include laundry powder, dishwashing liquid, toiletries provided in dispensers etc).
Keys: It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be charged from the security deposit if this occurs. Similarly any remote controls will be replaced at your cost if lost or not returned.
Guests are expected to leave the properties in a neat and tidy state without the need for excessive cleaning. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. This will be charged from the security deposit. We are not liable for loss to you of any personal belongings while you are in the property. We strongly recommend that you have travel insurance to cover you in the event of an unforeseeable loss during your stay.
Complaints: You should not wait until you return home before complaining about any matter as no inspection can be carried out when others are occupying the property. We welcome hearing from you in relation to any complaints or concerns and prefer that you phoned us immediately if important, rather than when you depart, so that matters can be resolved quickly. The place of law is Victoria and the courts of Victoria have exclusive jurisdiction.
Termination:We may terminate your occupation of the property without notice in the event that you breach any material term or condition.
Disclaimer:We are not responsible for failure or interruption to power or services to the property for reasons beyond our control. Our liability is limited, at our option, to the resupply of the rental or the payment of the cost of having rental supplied again at a mutually agreed time. We are not liable for any indirect, incidental, special and/or consequential damage or loss of profits which result from use of the property and rental provided to you. In the event that we are unable to make the apartment available due to unforeseen circumstances, we reserve the right to relocate a booking to an alternative property of similar standard and location at any time. In this instance, guests will be offered either a full refund OR asked to confirm their stay at the alternative property.

Gerard's apartment was fantastic, it was very clean and spacious and the hosts made sure that we had everything we needed. The location was excellent and allowed you to enjoy the best of what Melbourne has to offer without having to worry about long journeys. Would love to stay there again next time!

What a spot! Great views from all rooms. Fab facilities and really helpful host. We arrived at 4am but had no trouble checking in and found welcome beer in fridge just lovely! Will certainly be returning.

Fabulous location, large spacious apartment right in the heart of Docklands. Ideal for small groups or a family visiting Melbourne, would definitely recommend.

Wonderful airbnb. Hosts are very organised, and you can tell they put a lot of care and pride into their apartment to give their guests an easy, stress free airbnb experience. Communication was excellent, and the apartment itself was very comfortable, and clean. All the necessities you need we staying in a home away from home are there. And the views! On point. Even in wintery Melbourne. Public transport and food was super close, and the apartment was pretty easy to get to from the airport. You really can't go wrong here!
