This is a comfortable 2 bedroom apartment in a unique complex close to the universities, Innovation Park, and the State Capitol.

The community is home to an eclectic collection of academics, artists, and working people.

It’s around the corner from the St. Marks Trail, a paved multi-use path to the coast.

David is a gracious and responsive host. There is construction in the area that made arrival the first night a little challenging, but David fully prepared me for this.

David is a caring host. His place is clean however the building is quite run-down and the surroundings have much to desire. David's place contains all for reasonably comfortable stay.

It's difficult to know where to begin. Kevin and his friend were fleeing Hurricane Irma and booked my apartment using Instant Booking. I wrote to him, explaining that the apartment was basic, but clean, and from my perspective, comfortable. He said that he understood and that he and his partner were going to consider the experience "glamping". I wasn't there when he arrived (making my own hurricane preparations) but called and checked to see if they were happy. Kevin said that they had noticed a wasp nest outside the apartment. I immediately came to town and took care of it. We had a short conversation at the apartment. I asked if they had any problems with the space or if they needed anything. Kevin said that everything was fine. A couple of days later when the storm seemed to be heading to Tallahassee, Kevin contacted me and said that they had decided to go further west and using the AirBnB "request payment" system, asked for some money back. I showed Kevin how to change his reservation online, and let him know that if there were any problems with the refund, I would take care of them. AirBnB refunded his money for the days he didn't stay there. I checked with AirBnB to make sure that he had gotten a full refund. They indicated that he had. He continued to ask for money back. This morning I wrote him letting him know that he had received a full refund, and that unless there was something I was missing, it appeared that we were even. Shortly after, he posted this negative review. Now for the specifics. The floors are polished concrete with a design done by a local artist. Between guests, I sweep, vacuum and mop the floors. I like the concrete floors because unlike carpet, they are easy to clean. Because concrete is cold, I supply a new pair of spa slippers to every guest, including Kevin and his friend. None of the floors are carpeted but they were clean, and were freshly mopped. The front screen porch has a problem with dust because of all the construction in the area. I sweep it, blow it off, and do my best to make it a comfortable place, but it's a constant battle. I cleaned the porch three days before Kevin and his partner arrived. The furniture on the front porch is due for replacement and Kevin's comment has moved it up on the list. This is the very first complaint that I've had about the kitchen. It's accurately described in the listing, and there is a clear photo showing the small range and sink. While the kitchen is small, it is well equipped. If Kevin had mentioned that he wanted a new dish rag, I would have replaced it that day. The kitchen linens are washed between guests, and while the dishrag may be worn, it's clean. The sponge is replaced monthly and there was a box of new ones under the sink. I'm also sorry that Kevin didn't like the kind of baseboards we installed. The apartment has concrete walls and no studs to tie baseboard to. Instead of gluing down vinyl molding, I installed 1x3's using concrete tapcons. I've never advertised this as designer apartment. Personally, I like the industrial vibe but I realize that it's not everyone's cup-of-tea. This is a basic apartment. It's not a luxury designer place, but it's clean, comfortable and well located. I'm sorry that Kevin had a bad time. We communicated several times during his stay and except for the wasps outside, never indicated that there were any problems with the space. If he had, I would have done my best to take care of his concerns.
