Per community house rules, all guests must register with the property within 24 hours of arrival. Valid government issued identification is required for all guests of the unit which must be presented at registration.

All guests are required to sign-in their visitors at the Security Desk in the main lobby for every visit. Visitors are not permitted unescorted above the lobby level and may not be in possession/and or use of key set. Use of key set is reserved for the express use of guests only and may not be used to allow access to anyone other than the resident and guest.

In general, all guests are asked to be a good neighbor and to also comply with the following:
• Loud music or TV playback is generally not allowed.
• Trash chutes are located on all floors. Please adhere to posted signing. If you have items too large for the trash chute, please use the dumpster in the garage.
• Items may never hang over or from a lanai ledge.
• Intoxicated behavior in any common area is prohibited.
• Illicit/illegal behavior is prohibited on this property.
• Leave sand on the beach. Sand is not permitted in the drains or throughout the unit.
• Smoking is not permitted in this unit.

The cleaning fee compensates the housekeeper for their expenses (parking, laundry, supplies, etc) when they clean your unit upon check out. Initial supplies at check-in include: Travel size shampoo, conditioner, body wash, hand soap, two rolls of toilet paper, dish soap and one roll of paper towels. Units are not re-supplied during a guest's visit. Laundry is the responsibility of the guest during the guest's stay as required by the guest. Guests are not required to leave newly laundered towels and linens upon check out, however if there are any stains, the guest is required to remove the stain or replace the item at their expense.

All lost or damaged items must be replaced by the guest prior to check out. Replaced items after check out will require additional charges.

Guests must leave the unit in good order including washing all dishes and disposing of trash.

Richard war gut erreichbar und sehr hilfsbereit. Die Wohnung ist klein und einfach, aber alles notwendige ist vorhanden. Die Wohnung befindet sich in einem Block, 2min. vom Waikikibeach entfernt. Die Lage ist sehr gut.

Really good location to walk to the beaches and main roads of Waikiki, great communication with the host Richard and good tips for exploring Waikiki! Apartment is clean and easily fits two people. We were outside at the beach and the city most of the time so we didn't need an expensive hotel - it's a perfect stay when you wanna save some money and still want to live central in Waikiki beach

Richard was such a great host! I’ve never gone into a vacation feeling so prepared and informed. The location was perfect, just a few minutes walk to the beach, shops, and restaurants!

Had a great stay. Location is amazing. Kitchen and bathroom is clean but like most places in Hawaii a bit dated. For the price, value and convenience it was well worth it!

Richard is very friendly and helpful and I would love to give five stars but unfortunately there were some problems with the condo/studio apartment. The main issue for me was the air-conditioning unit was extremely loud and would shut on and off, waking me up multiple times throughout the night. I don't think I got a single R.E.M. cycle in during my trip. I am a very sensitive sleeper so this might not bother all people. Cleanliness: The unit was clean except that there was sand in the bed. This made me think that sheets had not been washed. I'm not sure. On the first morning the water got shut off in the building, which was not the host's fault. It was resolved within a few hours but was very inconvenient. Airbnb and the host provided good customer service in helping get this and the dirty sheets addressed. The maid came that afternoon and washed the sheets. She did a good job. When I showered the water did not drain quickly so it pooled at my feet. Kind of gross. This is also something they could fix with some Drano easily, not a huge deal. Noise: I could hear garbage trucks very early from about 5 AM to 7 AM each morning directly outside my window on the fifth floor - this woke me up as well. The walls and windows are quite thin and you can hear neighbors talking and outside music and activity/traffic. Overall if you are a heavy sleeper and not sensitive to noise and want a cheap easy place to stay, if you plan on spending most of your time outside the room, it's a good value but I just have to rate it as I experienced it. Host: Richard really is a nice and hardworking host and tries his best. In fact he provided excellent and thorough instructions and was extremely communicative throughout the booking and arrival process, very helpful and he even has a nice online guide to the area. I wish I could give five stars but it just would not be accurate to my experience with the property, but the host was very professional and did his best to fix everything quickly. Thank you.

Great location, walking distance to restaurants and shops. Bus stop just outside the unit block. Unit clean. Richard was great in communicating and answered all our questions. The unit needs more practical space to hang clothes and space to air out or dry clothes and in need of new pillows.

Aloha Airbnb World! My name is Richard and I have been living in Hawaii for 10 years now. I am originally from Texas, so you'll notice the occasional "How y'all doing?". I am so happy to be living here in Hawaii and hope to live out the rest of my life in this amazing place.
