The kitchen has an electric stove, fridge dishwasher, and all the cooking utensils (plates, silverware, pots, pans, dishes, glassware etc.) you'll need.
Our vacation rental is protected by e-locks. In other words, NO KEYS NO HASSLE! Prior to your stay we simply email you a unique code that works for your reservation only. Late check in is not a problem!
The private backyard is an ideal place to share a bottle of wine or have your morning coffee. Please note, this is a place for private get together and not a party house.

License Agreement Between Guest/Tenant and Owner:
1.Smoking is NOT allowed at all anywhere on the property. Any TENANT or their guests not adhering to the No Smoking policy will result in automatic forfeiture of security deposit.
You may smoke on the sidewalk.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The maximum number of overnight guests for this property is limited to ___6__ persons. Maximum occupancy for this property shall not exceed eight (8) persons at any time. If TENANT exceeds the maximum occupancy, TENANTS and any and all of their guests are subject to immediate removal and forfeiture of their security deposit and rental payment.
3. Our vacation rental is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order.
-Minimum $100.00 if damaged or replacement cost
5.Only use appliances for their intended uses.
6.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
You may request housekeeping service for an extra fee.
7. Noise curfew: Please respect our neighbors. Outdoor noise including music and voices should be minimal after 11:00 p.m.
8.PARKING – Free Parking available in the driveway (3 cars maximum)
9.All dishes used should be run through the dishwasher on the normal cycle prior to departure. Please place any used towels in the bathtub prior to departure. On departure leave all used beds stripped and unmade. All dinnerware, pots, pans, glasses should be cleaned. Please discard used food from the cabinets and refrigerator. TENANT will be charged for excessive linens and/or unwashed dishes. Trash should be removed from the condo and placed in the proper receptacle outside. Garbage pick up day is Tuesday morning around 5am.
10.Check out Policies. Guest should be checked out of home by 11:30am of last day, unless another time is specifically agreed upon. Please make sure the house is securely closed up and all the windows are closed and locked. Do not leave any belongings in the house because your access code will be canceled after the checkout time.
11.Please turn the heat down to 58º F in the winter, and please turn the A-C up to 85º F in the summer.
12. Please respect our check out time (11:30am) in order to avoid extra fees. ($100 per every hour after check out time)
A damage/reservation deposit of $____550___ is required. This must be received within fifteen (15) days of booking the reservation. Deposit will be held by AirBnB. The damage/reservation deposit automatically converts to a security/damage deposit upon arrival. The security/damage deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
a) No damage is done to property or its contents, beyond normal wear and tear.
b) No charges are incurred due to contraband, pets, smoking, or collection of rents or services rendered during the stay.
c) No excessive cleaning required. All debris, rubbish and discards are placed in the dumpster and soiled dishes are cleaned.

Removal of trash left inside home $50.00
d) No excessive utility charges are incurred.
e) No linens/towels are lost, stolen, or damaged.
Damages or Losses include but are not limited to: Damaged walls, screens, rugs, furniture, fixtures and equipment. Damaged or excessively soiled linen or upholstery.

f) Home is left locked.
g) The TENANT (or any of TENANT’S visitors) is not evicted by the owner (or representative of the owner), or the local law enforcement.
h) The thermostat is set accordingly to check-out procedures (turn the heat down to 58º F in the winter, and turn the A-C up to 85º F in the summer.)
i) No atrwork is lost, stolen, or damages.
j) No early check-in or late check-out unless agreed upon.
PETS: Pets are permitted only with prior approval of the owner and completion of a Pet Addendum to the lease. No other pets or animals other than those specified on the Pet Addendum are allowed on the property at any time and violation of this policy will result in automatic forfeiture of security deposit.
ADDITIONAL CHARGES: All "normal" utilities are included. Basic cable television; and wireless internet are included.
TENANT will be charged additional fees for the following:
• Cable charges for any programing ordered during the rental period in addition to the basic cable provided.
Fines or summons imposed by Travis County or the state of Texas as a result of your actions.
Excessive electricity usage.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of rental payment, deposit, and/or rental money, and the party will not be permitted to check-in.
ILLEGAL DRUGS: Under no circumstances shall any illegal drugs be allowed on the property. TENANT understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. TENANT further waives any and all rights to recourse against the OWNER for enforcing this clause.
MAINTENANCE: It is expected that major systems in and around the condo will break down from time to time such as air conditioning, washer, dryer, refrigerator, etc. OWNER will attempt to repair the problem as soon as possible upon notice by the TENANT. OWNER assumes no liability to TENANT if such should occur as all products have a useful life and break down occasionally.
WEATHER / ACTS OF GOD: OWNER is not responsible for any weather conditions or acts of god or nature that happen during TENANT’S stay on premises and no refunds will be made.
UNFORESEEN CONDITIONS: If any unforeseen conditions or problems with the condo arise prior to or during TENANTS stay, OWNER reserves the right to either refund TENANTS payment pro-rate or place TENANT in a comparable house with the same amenities, bedroom, etc. Such unforeseen conditions could be the following but are not limited to, hurricanes, storms, vandalism, flood, etc. OWNER assumes no responsibility for such unforeseen conditions.
ACCESS: TENANT agrees to allow access to the house and property to OWNER and his agents upon 24 hours’ notice by telephone or in person. Agents include but are not limited to, plumbers, electricians, rental companies, pest inspection, etc. OWNER reserves the right to inspect the premises and condo interior upon 24 hours’ notice to TENANT. TENANT agrees not to deny access. If TENANT refuses to allow access to OWNER or any agent designated by OWNER, the OWNER reserves the right to terminate the TENANTS vacation rental and TENANT will immediately vacate the premises upon demand by OWNER and will forfeit the rental payment.
SAFETY: TENANT acknowledges and agree that they are responsible for the safety of themselves, their guests and their children with respect to the deck areas, and the premises. TENANT acknowledges and agrees to hold harmless from any injuries to them or their guests. It is understood that supervision is their responsibility.
LIABILITY: TENANT may be responsible and liable to OWNER for damages in excess of the security deposit for any damage or loss caused by TENANT or its guest.
WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing in advance.
BREACH OF AGREEMENT: Failure to comply with any of the foregoing clauses and overall rules established by OWNER will subject you to immediate removal from condo and forfeiture of all rental payments and security deposits. If TENANT fails for vacate the premises at the end of the rental period prescribed in this agreement, TENANT shall be charged and liable to OWNER for $300 per day for every day past the date and time specified in this agreement.
