Great location to access Rumney Rocks, White Mts & the Lakes Region. Not to mention several good pubs ;-) that you can walk to. Three minute walk to PSU campus, 50 meters from Speare Hospital. Minimum of 2 nights stay during Bike week. Columbus Day and long holiday weekends require a two night minimum.
I'd write something groovy but that is not my style.

Bedroom with double bed in large 1800s farmhouse (that has about 4,000 rambling sq. ft of living area). Great porch and gardens out back for chillin'. My house is a maze. It also means you don't have a bathroom ensuite. I do leave signs to them though. I don't want you stumbling into the gates of Mordor by mistake.
The house is one block from the Plymouth Sate University campus and a short 7 minute walk to Main St. with it's shops and restaurants. The Concord Bus lines bus stop is right on Main St.
Plymouth is rated as the 28th "Best Adventure Town" by Nat Geo and is the only rated town in NH.
You can find the home easily off of exit 25 on US 93 and it is minutes to Franconia Notch State Park and the White Mountain National Forest. The WMNF visitors' center is just up the road.
There is also kayaking, canoeing, swimming and fishing on the Pemigewasset River.
As a 20+ yr resident of the area i possess more information about the area than you probably want to know. I can also arrange canoe trips and guide them down the river.
This is a great location for hikers, skiers, bikers, climbers, paddlers and leaf peepers. In the center of everything but you're still in a small town. A very small town, esp. if the university is not in session.
I've traveled all over the world (40+ countries) and i set my rooms up with travelers like myself in mind. My goal is to provide a room that is similar to the rooms i stay in when i travel. I don't particularly care if the room I rent looks cute. I want clean sheets, a double bed, place to hang my clothes, a shelf, desk, with good electrical access and quiet so i can rest at reasonable price.
I am not a B&B or a hotel and i do not pretend to be. This is not my profession. I provide a solid space below local local market value with the best access you can get to Plymouth.
IMO my location is perfect for travelers. I'm three minutes off the highway. Park the car off street and walk downtown for drinks at several good pubs who serve a large number of craft beers and have dinner at one of the local restaurants or in the pubs.
I think the bedroom is just the place where i sleep since i'm out exploring during the day. I just want a good bed and access to a toilet/shower and a fridge to stash my perishables. I'm not looking for posh or flash just clean and friendly or private if that is my mood. I think i provide that even if the sheets and comforter don't match.
I'm not a TV fan at home or when i travel but i like a nice place to sit and read in the evening and morning. The common areas serve that purpose or you can stay in the room it is extremely private.
The kitchen - I have glasses, coffee mugs, bowls, flatware available so it is easy for you to prepare a simple breakfast in the morning.
While i have a washer and dryer it is not available for guests. Please don't ask to use them. There is a laundry one block from my house. There is a drying rack available.
My response rate to inquiries is not 100% and i travel quite a bit. Aridbnb often doesn't let me accept/decline reservations because ?????? not sure why a billion dollar unicorn can't figure out I'm in Honduras and make it work. I will send you a message though :-) best i can do.

Airbnb guest fridge and common areas which are shared by me.
Preparing a simple breakfast means simple (toast, coffee, cereal, fruit which you provide). Sorry to sound grumpy but some guests have spent up to two hours fixing breakfast and using the whole kitchen like it was their own home.
I drink the cheapest coffee i can find at the store when i drink it. If you are a coffee fan i suggest you bring your own. I don't eat bread regularly and can't remember the last time i ate cereal. I don't drink milk. So you won't find them here.

That depends, you may not even see me after check in - it is a big place.
I may also be covered in soil or dirt if it is summer and i've been working in the gardens or doing something around the Money Pit.
If you are an omnivore you just might find me cooking or smoking in one of my three smokers. If they happens you'll likely be invited to dinner. When the garden is producing you will be expected to eat some greens. I'm the fourth best cook in town.
I work at PSU so i get up early. Most guests don't see me before i go to work which depends on my class schedule. In the summer well it's a crap shoot.

No small children means no small children. Even if you are a marsupial and keep it in your pouch.
No pets means no pets. I do not care if you have a "well behaved" 200 lb Newfie or a 3 lb chihuahua.
I do however accept props and locks.
I have had to change my flexible check in and check out policy because some visitors don't seem to realize that their behavior affects those who are here when they arrive at 9 am ("I want to check in before i go climbing") or those who are trying to check out because they are still here at 4 pm ( "We thought we'd wait and miss the afternoon traffic"). I'm still flexible if there is wiggle room otherwise please plan on following the guidelines. This is not a Hilton, there are only one or two rooms available and i need to clean the rooms, go to work and wash the linens before the next guest.
Respect the others who are staying here. This is not a whole house rental.
No children under 13 - sorry.
Your room will be clean with clean linens on the bed with towels, face clothes and bath mat in the room. I would appreciate it if you strip the bed when you are done rather than make it :-)
My kitchen is "My Castle" it is not available for full meals. Please ask about using the kitchen for light breakfast or lunch.
Please eat in the dining area. Nothing is worse than walking into the bedroom at 2 pm and finding lobster parts stuffed in the trash. That stinks! (literally and figuratively)
This is a town with mandatory recycling. There are labeled bins for glass (clear & cloured), cans, waste paper, recyclable plastic and food trash. If you can't read English please ask me for help.

I am a professor in the environmental science and policy department who specializes in earth system science courses for non-science majors at Plymouth State Univ.
If I had had any talent I would have roamed the world playing rugby for the highest bidder. Having no talent I have maintained my amateur standing. Twenty plus years of rugby, hiking and just plain old fun have left me with titanium knees and the gait of an old salt.
Learned to scuba dive in Australia and have traveled the world diving, hiking and watching rugby - ok i may have had a few glasses of wine and beer too. All that travel has made set up my rooms in the manner i like when i'm traveling.
Other interests include hiking (well slow walking now), rugby, scuba diving, CAMRA, wines, good food, cooking, books, museums (a weakness), canoeing. I'm interested in most things that expand my horizons.
I live in a big old (1800s) farm house that I rent rooms to students and temporary faculty members so life here is usually a mixed bag. This being plymouth, nh you won't find a street view of my house, but my street is right across the street from Speare Memorial Hospital. I'm the second house in 5 Emerson ST.
