From March I'll be in London part time as I have a new place by the sea & also have a dog. I'm interested in long term bookings 3 months +. Lovely neighbourhood and great transport links.

From April I would like to have a full time guest/ lodger as I will be based in Kent at my new place. Minimum 6 months, max 1 year. I will have a second larger room available so the flat will be shared by 2 full time lodgers and occasionally me when I need to be in London for a day or two. I am also about to adopt a dog so he will be with me when I'm in London too :)

The flat is arranged over 3 floors with a large living room and eat-in kitchen with access to the garden downstairs (I own the flat underneath) . The bed has a new mattress and is UK double bed (bit smaller than US queen). There are a few more items of furniture in the room than when this photo was taken! an antique desk with drawers below & a seagrass chair, Ikea white wardrobe & chest of drawers. I provide bed linen & towels. There are 2 bathrooms in the flat - one off my bedroom in the loft and the second is along the hallway from your guest room - its for your primary but non exclusive use, so when I occasionally have guests or family to visit they will use this bathroom too. There is a double sofa bed in the front room. You are welcome to use the kitchen/ fridge/ washing machine. The room will be clean for your arrival and will be cleaned when you leave. You are welcome to entertain friends for dinner - just give me a heads up beforehand.

Local Info - The flat is a few minutes from Queens Park station on the Bakerloo line tube (zone 2) which will whisk you into central London in under 30 mins. The same station has a direct train to Euston for main line trains and a 10 walk to Brondesbury Park can take you to hip Dalston.
Salusbury Road is 2 mins walk and is full of lots of cafes and shops with something for every budget and taste.
The Tricyle Theatre/ Cinema is a 15 min walk away. Kilburn High Road is a bit grotty but has Primark and M&S so not all bad :)
There is a great award winning Farmer's Market 2 minute walk from the flat and a cool yoga studio called YogaLoft. As well as the cafes , restaurants and pubs there is a Police Station and local library, betting shop and several hairdressers & beauty salons!

When I am at the property I interact with my guests when we are in the common areas such as the kitchen.

Very friendly & quiet neighborhood, good mix of age groups & families with a bit of an international feel thanks to local residents from all over the world. Lovely local park and easy to reach other parts of London by foot (Notting Hill is 30 minute walk) or local transport.

Very convenient - Queens Park Tube (Bakerloo line and overground to Euston) is a few minutes walk and Brondesbury Park is a 10 minute walk and that gets you all over London! Good bus service too from Queens Park or 10 minute walk to Kilburn for services to Camden etc.

You'll have a set of keys (door to flat & main door to the house - entrance hall is shared with tenants in my flat below) There is no lock on the bedroom door (I don't have one on my bedroom door either) as this is a regular house not a hotel! but thought I should mention that incase that is of concern. The bathroom has a lock!

Interaktion mit Gästen

I live at the property so tend to interact when we are all at home or in the kitchen. I prefer if guests let me know they are home by shouting out Hi if/ when I come in after them. If they are sat in the room with the door shut I have no way of knowing if anyone is home (and same goes for me) so to avoid startling one another a quick 'Hi' will alleviate that!

I will soon have a dog so please make sure you are ok with sharing my flat with an animal even though you will have little or no interaction with him (unless you want to!).

No overnight guests unless previously agreed (one night for free but more than one will be agreed at an additional fee).
No more than 4 friends round to visit unless previously agreed.
No loud TV/ Music/ phone / (website hidden) conversations from 11pm - 8 am (hopefully you can listen w/headphones!)
Smoking in the garden is ok but not encouraged :) If you must , please dispose of the cigarette butts off premises (they stink up the rubbish bin and previous guests left them in the garden!!)
Please clean up the bathroom after use as this is a communal area.
Please remove all foodstuffs from the kitchen and fridge area and dispose of before you leave.
Please do your washing/ drying on same day or keep items in your room rather than hanging items to dry all around the flat ( I adhere to this rule too but sometimes you may see sheets hanging on the landing for a day or 2!)
Please recycle when possible (plastic, tin, paper).
Electric kettle, toaster, stove, oven & Fridge are available for you to use just keep your stuff labelled or in a bag to avoid confusion with my stuff!
Water can be drunk direct from tap/ faucet but you can use the Brita filter which is nicer especially for making tea.
Tea, coffee milk and cereals will be provided and guests can use herbs, spices & condiments.

Gemma was an especially easy going and welcoming host. The booking process was uncomplicated and simple. The house is in a lovely quiet street, and the area is lovely- with cafes, pubs and shops nearby; there's also a delicious farmers market on a Sunday. Transport connection is also very good. The room is just what I needed for my week- cosy, nice atmosphere. I really felt at home, thank you Gemma, and I'd definitely want to stay again.

Gem's house is perfect, the room's very pretty, close to the underground with a lovely neighborhood, can get everything you want. My best airbnb experience, will recommend it to everyone!

Gemma's place was a beautiful home from home. She's really thought about how to make her guests comfortable and what resources they made need. I didn't meet Gemma and had the whole place to myself which suited my needs while on a course, but going on the vibe/decor/feel of Gemma's home I imagine she's a lovely warm and interesting person.

Gemma was waiting for me upon my arrival and she was very kind and organized. She has a beautiful home in a very nice neighborhood. Gemma was helpful with instructions on how to get around and welcomed me as if we had known each other for years. The house was cozy with large bedrooms and a beautiful garden. I had such a good time, I am looking forward to coming back. It was an awesome experience and I feel honored to have met Gemma. She also had another guest who was a pleasure to meet as well. Thank you Gemma for all your kindness.
