Very quiet and peaceful location on the edge of the Georgian New Town within easy reach of the city centre.
Flat is on 4th floor (lift available) right by the Water of Leith Walkway leading to trendy Stockbridge, famous for artisan shops and a great pub called the Baillie, there is also an excellent Sunday market.
Dean Village is also nearby and is a gem that not many people know about.
Princes Street about 10 minutes by bus or 15 to 20 walk through historic New Town.
Free parking is also available, ( I will provide you with a permit).
Other attractions include the nearby Botanic Gardens, Broughton Streets bars/clubs and restaurants.
Also close to the Omni Cinema Centre (including Virgin Active gym, restaurants and bars) and Playhouse theatre.
Close to many venues for the Edinburgh Festival

The balcony has stunning views of Edinburgh Castle and the Water of Leith.
You may be lucky and see Henry the local Heron who often stands in the river outside the kitchen window.
Swans and kingfishers are often seen.
If you are very lucky, you may see Otters ( you often hear them at night). Foxes are also a common sight.

If your a foodie, there is something of a food revolution occurring in Edinburgh with many great restaurants (some with Michelin stars) cafes and weekend markets.
Earthy is an excellent example with organic, locally sourced food, it's a short walk along the river from my flat.
Non smokers (you can smoke on the balcony)
A selection of teas and a Cafetiere and Nespresso machine are available for coffee in the kitchen.
There are many local cafes for breakfast etc (Earthy, Crumbs, Di Giorgio and the Blue bear cafe are particularly good)
The black key is for the entrance to block 5 the blue key is to open my front door.
To lock my front door, lift the handle 90 degrees then turn the key twice.
