Clean and comfortable open plan living with a well equipped kitchen that has electric cooking and a microwave and a 4 seater dining table. The lovely lounge has 3 x 2.5 seater sofas, flat screen TV, DVD, stereo system, coonara wood heater, reverse cycle heating and air-conditioning and portable electric heating and fans.

3 bedrooms, 2 with queen size beds, and 1 with bunk beds, plus and onsite caravan with a double bed. There are 2 bathrooms, one with a shower and toilet, the second with a shower room and separate toilet. The washing machine is located under the decking with heaps of undercover hanging space.

Huge undercover deck for entertaining which is completely enclosed with bistro blinds that can be opened up to let a cool breeze blow through or closed to use as a separate bedroom,complete with a second flat screen TV, 6 seater dining table, futon couch that converts to a queen size bed, gas BBQ,foosball table and table tennis table!

The beautiful back garden is fully fenced and your pets are welcome. off street and secure parking with a remote control garage for 2 cars, motorcycles, boat or jet ski's to be securely stored and the long driveway can accommodate an additional 3 vehicles.

There is a herb garden, and garden beds that are planted with vegetables. There are also various fruit trees, including apples, pears, mandarins and plums. You are welcome to enjoy these during your stay - but please do not walk on the garden beds so that we can ensure that everyone gets to enjoy the fresh produce.

House Rules are provided at the Property to ensure that Guests know and comply with the specific Rules governing their permission to enter and occupy the Property.

1. GENERAL REQUIREMENTS
a.Guests and Visitors must comply with all House Rules.

b.Guests must notify owner of any disputes or complaints from neighbours as soon as is practicable.

2. COMMON AMENITIES
a.Bed linen and towels are provided for guests use. Please ensure towels provided are not used as beach towels. Condiments are also provided for your use.

3. NOISE & RESIDENTIAL AMENITY
a.Guests must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy.

b.Offensive noise is prohibited and may result in termination of stay at the Property, eviction, loss of monies paid and extra charges which may be deducted your Security Deposit.

c.Guests must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.

4. VISITORS
a.Guests are responsible for ensuring the limits set on number of occupants are complied with at All Times.

5. GATHERINGS OR FUNCTIONS
a.The Property is not a “party house” and any such activities are strictly prohibited.

6. PARKING
a.There is ample parking at the property. There are two double garages and space for an additional 3 cars in the driveway. Guests are to comply with parking regulations.

7. CLEANING
a.Please assist by leaving the premises clean and tidy, with cutlery and cooking utensils washed and put away, beds made and in the same condition as it was presented on arrival.

8. GARBAGE & RECYCLING
a.Guests are to dispose of garbage and recycling in council bins provided at the front of the Property. Please only put recyclables in the recycle bin as indicated on the lid.

9. SECURITY
a.Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

10. DECK AREAS
a.BBQ available for guests use. Please ensure gas bottle is correctly attached and is turned off after use. BBQ is to be cleaned after use.

b.Foosball and darts are available for use on the deck, along with board games (cupboard under the TV) and books (in the coffee table drawer). Please ensure that these are returned after use. There is a table tennis table, with paddles and balls in the garage for your use.

11. SMOKING
a.Please note this property is Non Smoking. No cigarette butts are to be left on the ground.

12. PETS
a.The property is fully fenced and pet friendly. Pets ARE NOT permitted in the house. Pets are to be kept outside and can sleep undercover on the deck. Please bring your own pet bed or portable kennel. Please ensure that chairs are placed on the futon to stop pets from sleeping on it.

13. DAMAGES & BREAKAGES
a.You are responsible for any damages, breakages or loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and either replaced or paid for.

14. GARDEN
a.There are a number of fruit trees planted on the property. There are also raised garden beds, in which vegetables and herbs are growing. Please DO NOT walk on the garden beds as this will damage the plants. An automated drip irrigation system is set up to water the produce.

15. ARRANGEMENTS FOR KEYS
a.The collection and return of keys will be organised on booking.

16. EMERGENCY CONTACT
a.In the event of an emergency relating to the Property, please contact the owner.

17. COMPLIANCE
a.Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b.The Owner reserves the right to terminate permission to occupy and to evict from the Property, Guests who refuse to follow these House Rules or who cause a nuisance.

Sandy was a great host and very prompt in her communication when I msg her. Love the fruit trees very handy in cooking kids had lots of fun there. Great walking location to the beach. Had a great time there would definitely love to be back in summer.

Perfect house for a family get away. Great location, easy access to beach. Everything provided that was needed. Sandy's garden was delightful.

We stayed for 2 nights with our kids and dog. So close to everything and yet very peaceful and quiet. We'll definitely be back. :-)

Our stay at Sandy's Beach Shack was fantastic. The location is close to all beaches and the shack offers plenty of space, great facilities and a really cool outdoor deck. Sandy was very easy and quick to communicate with and gave us excellent info on the property and the area. I would always come back.

I had a great weekend in Sandy's Beach Shack. The house is clean and spacious, in a great location and has a very nice, homely feel to it. The outdoor area is really nice for sitting in the evening and for having a bbq. The caravan gives the house a nice holiday feel ;)

We had a fantastic weekend away staying at Sandy's Beach Shack. A perfect location close to the beach, and close enough to the main road that getting to all the touristy bits on the island was no hassle at all, and the quiet court setting meant we weren't disturbed. Fresh, clean and with everything we could have needed for a chilled out couple of days away! Would highly recommend a stay at Sandy's, we'll be back for sure!

I love the outdoors, and enjoy jogging and live music. I spend my time between the city and the coast, and love to be near the ocean.

My partner and I like to grow our own veggies and herbs at the property and there are also lots of fruit trees.

We love spending time down at Sandy's Beach Shack, and hope you enjoy it as much as we do.
