Room #1: Private, finished and completely furnished basement floor with new queen size bed, dresser, couch, mini fridge and television. Perfect for those who like sleeping in complete darkness and are bothered by outside city noise.
Room #2: Private room on second floor with brand new king size bed, furniture set, office desk and television. Full, private bathroom with tub and large vanity is located next to room.
House: central air, large hot water tank, water softener system, security system with cameras, brand new appliances, smoke and pet-free, premium Comcast cable package with high speed internet, LG washer and dryer, coffee maker and most every kitchen amenity needed, easy to control Nest thermostat, Sonos music player throughout home and much more!

I encourage guests to not stay cooped up in their rooms and enjoy my home as if you were a friend or family. The first floor is an open-plan with living room, dining room and large kitchen. In the back there is a finished patio with gazebo, grill, firepit and chairs for your relaxation.
Laundry is located on the second floor if needed.
The third floor is private where I sleep and have a bathroom.
Make your way up to the rooftop patio to catch some sun or great views of the city. There is a hammock, chaise lounge chairs, table and furniture set up there for your morning coffee or to unwind after the day.

I will always make myself available to guests for whatever needs they may have. At the same time I completely respect one's privacy and can easily keep my distance. I'm very familiar with Philadelphia's restaurants, tourism attractions and "hidden gems" so don't hesitate to ask!

There is the small chance that another airbnb guest will be renting the room you are not staying in during your stay. If this is an issue please let me know and we can make adjustments accordingly.
The third floor is a master suite where I sleep. You can get to the rooftop without having to go through the master suite.
The front entry has an electronic keypad and you will be given a passcode prior to arrival and instructions how to use it (very easy!)
Pricing can be negotiable and check-in and check-out times are flexible.
The entire house, including basement, has a fire sprinkler system, security system, smoke/carbon monoxide detectors and fire extinguishers.
In the rear of the basement there is an emergency escape door which goes up to the back patio per city code.
It should go without saying to please respect my home I have opened up to you.
It would be appreciated to take shoes off while inside the house.
Try to use coasters on the wood please.
Please only use and take what you need for complementary items (food, drinks, toiletries, etc.).
Try to turn off the lights when you're not in the house.
Please no other guests than the ones stated during booking. This can be a liability issue I wish not to worry about.
