Luxurious apartment in the perfect location in downtown central Queenstown, 400m walk into town. Enjoy fabulous views of Lake Wakatipu and the surrounding peaks from this near new 5 bedroom 4 bathroom contemporary apartment.

High-speed wireless internet

High-quality bed linen, electric blankets, super plush sleepyhead beds and pillows all for the best quality sleep and recharge.

The apartment is warm. Under floor heating, gas fire, wall heaters and electric blankets on beds. It's spacious, 2 completely separate living areas with LED TVs & super comfy couches.

The apartment also has a room dedicated for ski and board storage along with facilities to dry your ski gear.

Note, there is not a King bed AND 2 singles in each room. A king bed OR 2 singles.

The house has an alarm system that, as long as we are expecting you, will be disarmed before your arrival.

Please let the property manager know any bedding configurations your require well in advance (see bedding below) and if you are going to be late checking in.

Check-in time
Anytime after 3:00PM (unless otherwise agreed) directly at the property. The property is fitted with a lock-box (see ‘Property entry’ details below).

Checkout time
Checkout time is by 10.00AM (unless otherwise agreed). Please leave the key in the lockbox where you found it, as you leave.

* PLEASE NOTE: Unadvised late checkouts can severely affect our ability to service the property and will incur additional charges of $40.00/hour.

Directions
Follow Frankton Road (State Highway 6A) towards Queenstown. As you enter Queenstown, turn right in to Dublin st and then the next left in to Hallenstein St . Turn left into Beetham st and the entrance to the complex is immediately on your right. Parking is also available on Hallenstein St and a little more convenient. The house will be warm, ready for your arrival, so make yourselves at home.

Parking at the house
There are strict rules from the body corporate around parking in in the central courtyard of the complex. You may park a single car in front of the garage of Unit 13 (drive all the way to the end of the complex). Please ensure that your car does not stick out in to the courtyard or it may be towed away.

You may not park anything larger than a car such as a mini-bus, bus, van, people mover of any kind, etc. in the central courtyard. Of course you may park in the surrounding streets and this parking is a on a first come first served basis for the entire neighbourhood.

Making yourself at home
This home is yours for the duration of your stay. Please enjoy the full use of the house and its amenities while respecting that this is the home of a friendly New Zealand family happy to share their house with you while they are away. We appreciate your careful treatment of the property and it’s furnishings, and take special care to lock the property each time you go out.


Bedding Information
There are 5 bedrooms that can be configured as 2 singles or a king sized bed. We also have 2 single portable beds. Please advise your party details in advance so we can configure the right bedding for your arrival. Thanks.

Directions to a Supermarket
If driving into town from Cromwell or Wanaka on State Highway 6, turn left at the Frankton BP petrol station roundabout onto Kawarau Road. Take the first left onto Airport Avenue. Instead of driving into the airport grounds, continue round the small roundabout onto Lucas Place. At the next roundabout, (you will see the rear of New World Supermarket), turn left, then right to enter the Frankton shopping centre. There is a good café, great restaurant, hardware store, pharmacy, medical centre, The Warehouse and other stores there.

Coming into town from Invercargill or Milford Sound, also on State Highway 6: After the one lane Kawarau Bridge, take the third right turn onto Airport Avenue, then follow directions as above.

The drive out of the airport is Airport Avenue. At the first roundabout, turn left onto Lucas Place and follow it to New World Supermarket


Property entry
The keys are in a lockbox next to the front door and the code is 7169.

The doorway to number 13 is lit by security lights, which only activate at night so it can be a little dark in there by day. For your convenience, there is a key lockbox with a small torch hanging on it on the left-hand side of the doorway. This enables you to see the code.
If you can, please give the property manager, a call/email at least 3 days before you arrive to confirm your arrival. They can also walk you through the operation of the house for your comfort.

Basic provisions
While basic provisions such as detergents, tea, coffee, hand soap, salt, pepper, oil etc. are provided; we do ask that you bring your own hair shampoo, body soap, and milk.

Cleaning
Standard cleaning upon departure is included in your rental, however we do ask that you leave the house tidy, with dishes put through a dishwasher cycle, the BBQ cleaned if used and any spills or marks taken care of.

Rubbish
Please dispose of all rubbish into either the recycling wheelie (blue lid) or in the blue rubbish bags or you may put rubbish into the communal rubbish wheelie bins (these are located in the central area toward the back of the complex and are chained to the wall). Clean paper, cans, glass, plastics, metal can be put in the recycling wheelie bin. Do not put any food scraps, dirty or smelly rubbish in the recycling bin. Use the rubbish bags for this purpose. Rubbish day is Wednesdays.

ALL rubbish/recycling must be removed from the apartment before departure.

Property check
Upon completion of your stay the housekeeper will perform a basic property check and will report any breakages or damage to the property. Provided there aren’t any issues, that you check-out on time and that cleaning doesn’t exceed 3 hours, your bond will be refunded to the payment source within 5-7 days of check-out. To ensure our housekeeper can locate all linen allocated to your stay please ensure that all linen remains at the property on beds or in the bathrooms

If you find something to not be working or damaged upon entry please let the property manager know immediately.

Safety
Please ensure that small children are always supervised on the balcony areas and make sure that chairs are not left where they can climb over the railings.

No Smoking inside
Smoking is not permitted in the house and ashes and butts are not to be left on the grounds of the property. We reserve the right to charge any additional cleaning costs including dry-cleaning of soft furnishings to remove the odour of smoke. Smoking on the balcony is permitted but only with the ranch sliders fully closed.

Unadvised guests, parties, and events
Your booking is strictly limited to the number of guests agreed and no additional stay-over guests are allowed. Further, under no circumstances are parties or special events to be held at the property. Where these rules are breached, you may be asked to leave the property and your bond may be forfeit.

Skis – Boots - Boards
Please use the area provided in the garage to store and dry all Skis, boots, and boards. We politely request that under no circumstances should ski boots be worn or taken off inside the property.

Access to the garage is by pressing the green button just inside the front door. Please close the door whenever no one is there.

Breakages and Damages
Any damage or breakage may be charged for at our discretion. It is the responsibility of the renter to prove any damages are accidental, however,the final decision on liability rests with the owner of the property. That being said, we are reasonable and sensible, just like you. We reserve the right to charge you for any damage caused and related administration costs and fees incurred.

We were a group of 9 staying here for a golf trip, it was close to town had plenty of room with outstanding views from the balcony. Great spot.

Large, warm and spacious apartment, fabulously suited for a large family group. It really was a delightful apartment, and the view is incredible. But to have a beautiful view, you have quick walk down the hill to great restaurants, shops etc but a steep walk back. As we were with my elderly parents, we would get a taxi back which costs around $8. We would definitely stay here again if we needed a large apartment.

Tim's accomodation is phenomenal. Excellent location, easy 5 minute stroll from town. The rooms were as nice as they look in the pictures, and the view is unreal. Tim was always available for quick and easy communication and happy to assist however he could. Would definitely recommend the property to anyone!
