Montgomery Estates boosts the average neighborhood with friendly neighbors, amazing homes, fantastic access to trails for hiking, and biking. All while being close enough to any and all activities South Lake has to offer, yet secluded enough to give you a true Tahoe Cabin feel.
Enjoy the full kitchen with a newly updated Samsung Oven range. The living area with a new sectional leather couch that features power recliners in front of a 70" TV, which boasts full access to DirecTV. Indulge in the forest scenery right off the living area with one of two decks while you enjoy forest views, along with magnificent sunsets, all while being able to BBQ and just steps away from all your entertainment needs inside.
Are you the lucky one that gets the Master bed and bath? With a Cal-King bed, views of the forest from the bed and from the whirlpool jetted tub, you're sure to feel a sense of pure pleasure and relaxation.
The second living area, which is located downstairs features a pool table, second deck with forest views, a set of bunk beds, and a full sectional couch. Located along with it you will gain access to a full bathroom, 3 separate bedrooms, and the laundry area which proceeds to entry into the garage.

On given holidays, I may require a minimum of three nights stay.
I do accept one day rentals but this is under my discretion. During peak season, I will most likely not approve.
Any noise complaints followed up with the Police will result in a $100 fine.
A second complaint that results in a Police appearance will result in a fine of $200. A third during your stay and you will be asked to vacate the premises and a fine of $500.
Please DO NOT tamper with the ADT Security System...If the system goes off and police arrive, you will be charged $100.
Hot Tub hours of operation are between 8:00am and 10:00pm. Jets may not operate between the hours of 10:00pm to 8:00am as established by South Lake Tahoe Vacation Home Ordinances.

I can be fully involved for your stay, or at minimal distance. I usually provide codes to gain entry to the house, so no keys or meet-up is necessary. However, if you'd like to have a meeting and a personal walk-through, please mention this when booking. I do live in the area, so if I am in town, I'll certainly make myself available.

Marshal Trail with Forest Views
We would like our guests to maintain a responsible demeanor of our home. We understand Tahoe can be a scene for individuals/groups who like to party and we have no problem with that. However please, respect our home as it is your own and of course, our neighbors as well.
There is a $50 charge for early check-in or late check-outs. This only extends the check-out until 1:00pm. Only invites you to arrive after 1:00pm for early check-in.
If you do not declare an early check-in or check-out prior to your visit, or it is not approved by us, and you do arrive early or late, you will be charged a $500 fee. Pets are not allowed at this time. Thank you for your understanding.
Note - early check-in and check-out are not always available.
Treat and respect our home so that it can be enjoyed by all guests.
Wash all dirty dishes, pots and pans. Please run dishwasher before you check out, if there are dirty dishes in there.
Remove and dispose of your food from refrigerator. Okay to leave condiments and spices.
During the winter months, please leave the heater ON when departing and set between 60-65 degrees Fahrenheit.
Put all used towels in front of washer/dryer before leaving.
Only use the Beach towels for the beach (white and blue towels).
Pull off dirty sheets and leave on top of bed for all used bedding.
Take the garbage out of the house and put it in the bear proof container at property entrance. Close and lock the bear container (We have bears and other animals that get into the trash).
Use of the outdoor gas BBQ should be attended AT ALL TIMES. Please ensure the grill is pulled adequately away from the house before use, and clean it afterwards.
Absolutely no smoking inside the house. Doing so will automatically forfeit the entire Security Deposit.
No dirty shoes in the house. They belong at the front door or the laundry room if entering via the garage.
No Ski Boots in the House.
Do not enter the hot tub if you have suntan lotion or sand on you (This clogs the jets and will need repair).
Do not park in the yard. There is plenty of street, driveway and garage parking. HOA charges a $200 fine which will be assessed to the guest. Also note, we do not allow more than 5 vehicles to be present during the winter months. Street side parking is not allowed due to snow plows.
Renter shall be responsible for any damage exceeding the amount of the security deposit, plus reasonable costs of collection, including attorney’s fees, if necessary.
Renter will be responsible for fees associated with Police arriving due to a disturbance, or any related issues. Also responsible for any fees due to tampering with the ADT security system, i.e. setting off alarm and having police arrive.
Renter acknowledges and accepts that there will be no supervision on the premises during their stay and owners will not be responsible for supervising the use of the facilities by either adults or children.
Renters’ and all Renters’ invitees and guests undertake all use of the property at their own risk.
Renter agrees to indemnify and save harmless owners, its successors and assigns, from and against all liability claims and demands on account of injury to persons, including death there from and damage to the property arising out of the performance of this rental agreement by the Renter and/or guests and invitees of Renter, except from and against such claims and demands whichmay arise out of the sole negligence of the owner.
Renter shall, at his or its own expense, defend any and all actions at law brought against the owner, and shall pay all attorney fees and all other expense, and promptly discharge any judgments arising there from.
Renter agrees to allow owners or owners agent to enter and view premises and make repairs, both inside and outside, with reasonable notice or without notice if occupant(s) is unreachable.
Children are the direct responsibility of their parents or caretakers and are NEVER TO BE LEFT UNATTENDED in the house or on the grounds of premises.
Owners or Agent may inspect the premises at any time.
