The second-floor flat is on a very quiet cycle route so good nights sleep guaranteed - especially with wooden shutters and curtains to keep light out.
Scotland Street has been made famous by local author Alexander McCall Smith's series of Scotland St books which are available to read.
The double bedroom has two bedside tables with reading anglepoises so room is cosy but light and airy with views over to the gardens in Drummond Place. For relaxing, enjoy the very spacious three-sofa sitting room which is bathed in the afternoon and early evening sunlight,
There is free parking directly outside the flat on Drummond Place from 5.30pm - 8.30am Monday - Friday and free over weekends. Other times limited to four hours at a time and can be paid using your mobile phone.

As well as your bedroom, you are welcome to use the spacious sitting/dining room with TV and Wi fi. You have your own private bathroom with loo and shower room with unlimited hot water. I have my own separate shower and loo. There is tea and cafetiere coffee and shortbread left out for you in the kitchen. Whilst there are lots of great bars and restaurants in the area, understand you sometimes want a night in, so welcome to store food in the fridge. I work in the kitchen so welcome to prep food in kitchen and then enjoy eating in spacious sunny sitting/dining room but kitchen not set up for banquets! Washing machine in constant use due to high volume of guests so can't always accommodate guests' clothes washing in flat. There is a very good launderette five minutes from flat with express facilities. There is a drying rack provided in guest bedroom for wet clothes, etc, but no drying bloomers in the bathroom!

I work at home in the kitchen and also run food walking tours called Edinburgh Food Safari but am on hand for advice and help. Twenty per cent off Edinburgh Food Safari to all guests who book through me! There are tennis courts right outside the flat, so could be playing tennis on the courts outside the flat. I really enjoy meeting people and helping them discover the less known nuggets of Edinburgh - I leave a welcome pack on the bed with ideas of interesting things to see and do in Edinburgh plus an iconic Tunnocks teacake to welcome you to 1 Scotland Street.

The flat is on the second floor - not a big climb and worth it - I think for wonderful light and views - but think again if you have a very heavy suitcase.
If you need to leave your bags in the flat if you are checking out after 11 am you are welcome to leave them in the hall. Check in times and check out can be flexible as understand trains and planes have their own itinerary!
With respect - especially be quiet in flat and leaving and entering - especially closing main door quietly for the neighbours' sake. No smoking. no pets and no parties.
