This was my first experience with Airbnb, and I was nervous about trying this out. But from the very first moment Matteo was incredible about responding to all of my questions, making sure I had no troubles getting into the apartment, and even stopped by with a curling iron in case I needed it (since I had asked about a hair dryer, which they also had for me). I arrived an hour early, and there was no problem whatsoever, Matteo's mother was available and gave me a great overview of the apartment.
The apartment itself is as advertised. From the second bedroom balcony there is a lovely view of Rome, and I watched some incredible sunsets over the city. WiFi is important to me, and it worked well and consistently in the bedrooms. The streets outside were quiet at night, and traffic was generally light during the day. It's not in the absolute main part of the city, it feels more like a real neighborhood (hearing children outside during the day was great). But it's only a few minutes walk up to the main plaza area, perfect for eating out, or taking the train to Rome.
While not sumptuously furnished, the apartment had everything one needs, including extra toiletries, lots of towels, and a robe. It was also spotlessly clean when I arrived. The pictures in the listing are exactly how the apartment looked for my stay. I could certainly be happy staying here with my family.
Although I was in Frascati for work, and ate out for all my meals, as in the listing there was fruit, wine, breads, and other food available for me to eat.
There is no air conditioning (as noted in the listing). The days were quite warm while I was there, but the nights were cool, and when I got back at the end of the day I opened up the doors to the balconies in the bedrooms and it cooled right off. Also, good window coverings are available and I closed them during the day, so the rooms didn't get very warm in any case.
Two very small caveats (which will not detract in the slightest from a very enjoyable stay): be careful of hot water usage in the bathroom, there isn't very much available. I don't know how quickly it heats new water up, for four people you would want to be careful. Also, the neighbors are quite loud in the morning (but not at night). I did not hear them when I was in the master bedroom, but they can be heard quite easily from the bathroom and to a lesser extent the second bedroom. Neither of these seemed unusual for the area, and I have had equally loud neighbors at hotels in Frascati. This was much more enjoyable overall than a hotel.
I would be happy to stay here again, and recommend it highly.
