Once an artist studio a charming converted flint bothy separate from the main house. It has high vaulted ceilings, open beams, a wood burning stove, roll top bath, comfy double bed and a secret lovely garden found at the back - W Sussex/Hants border.
On the edge of a country estate the bothy is a seperate dwelling about 20 meters or so from our main house Emsworth Lodge - it is a lovely bolt hole ideal to use as a base for visiting Goodwood, the South Downs or just to snuggle up in for the weekend.
There is a double bed in situ and while we recommend the space for two there is an additional airbed and bedding avilable should you need it for a small child or a friend.

You will have the bothy to yourselves and are welcome to use the rear garden which has apples trees, a steamer bench, table and chairs.
Access is usually from 3pm and exit time midday - if there are no bookings for the following day we may be able to be more flexible please do ask.

Usually someone will always be around to welcome you - we will leave a breakfast hamper and The Bothy has a fridge, microwave, a kettle for tea, a Nespresso machine and a Webber BBQ. We have some suggestions for restaurants, visits that may interest you in the area and a contact telephone number in case of a problem.
We have a chocolate labrador dog called Captain who is super friendly although he will certainly bark at you on arrival.

Apart from a walk to the main Stately home, you will need to rely on a car, taxi or bike to get about as we are a good couple of miles from there nearest village and there are no street lights or pavements.
We believe in sharing nice things with our guests and hope that you will appreciate them and treat the property with respect. The main house is close by, but not next door and we would ask that music is enjoyed at reasonable levels and no smoking inside .
