As you enter the Living Room, you are welcomed by the inviting gas fireplace that is surrounded in stone from floor to the vaulted ceiling. There are 2 seating areas here; 1 for TV viewing and another for enjoying the fireplace and the gorgeous view of the outdoors.
The nearby Dining Room has a table for eight with additional seating at the bar. There is a slider out to the large deck where you will find outdoor dining, a propane BBQ and a luxurious Spa. Back inside, the spacious, well-equipped Kitchen has everything you need to prepare a home cooked meal for your family. Next to the kitchen, you will find the utility room with full size Washer and Dryer, a convenient Half-Bath, and access to the Garage and the Upstairs Game Room and Apartment.
On the main floor are three bedrooms and 2 additional bathrooms. The Master Bedroom is light and bright and features a comfy King Bed and an attached Full Bath. The first Guest Bedroom has a Queen Bed and Guest Room 2 has two Twin beds with trundles underneath to sleep up to 4. The nearby Full Bathroom serves both of these bedrooms.
The upstairs apartment is where you will find the Pool Table, seating, a small Kitchen with bar seating, a Bedroom with a Queen Bed, and a Full Bathroom. This apartment is connected to the downstairs through a door and also has a separate entrance to the outside - The perfect place for grandparents, in-laws or teens.

We ask that our guests treat the home and the neighborhood with respect, and abide by occupancy and parking limits. You will be required to sign the following Rental Agreement before your arrival:
1. TERMS and CONDITIONS
CHECK-IN AND CHECK-OUT TIMES: Normal check-in time is 3 PM and check-out is 11 AM. *Check-out for larger homes MAY be 10 AM if deemed necessary by RS Vacations. HOLIDAY check-in is 4 PM and check-out is 10 AM for ALL properties at the discretion of RS Vacations.
RESERVATION PRICES DO NOT INCLUDE: Expenses and items not mentioned including but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.
RESPONSIBILITY: Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy. Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same. PERSON(S) RESPONSIBLE FOR BOOKING STAY AND ACCEPTING PROPERTY KEYS MUST BE AT LEAST 23 YEARS OF AGE and will be required to show valid ID at Check-In.
USE: It is agreed that the premises shall be used only for residential purposes and for no other purpose whatsoever. Tenant in his possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the premises or occupancy thereof. Tenant further agrees that no use shall be made of the premises or acts done which will increase the existing rate of insurance upon the Premises or will cause a cancellation of any insurance policy covering the Premises. SMOKING IS NOT PERMITTED IN ANY RESIDENCE. A $350.00 fee may be charged for ionization, if smoking in the property is detected.
OCCUPANCY: By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.
PET POLICY: Pet friendly properties are allowed to have up to two cats or dogs on the premises, unless otherwise specified. There is a non-refundable fee of $25 per pet that will be added to your reservation and charged separately before your arrival. Please contact us with any questions regarding your pets. Properties which are NOT pet friendly have been deemed so at the property owner`s discretion due to damage or allergy concerns. Guests who bring pets to a property that is NOT pet friendly will be charged a $500 fee to cover carpet and upholstery cleaning.
RELEASE OF WAIVER OF LIABILITY: Guest hereby expressly, knowingly and freely assumes all risk of liability of any kind, or for any injury of persons or damage to property of guest or any other person, from any cause whatsoever, foreseeable, or unforeseeable, resulting from the use, occupation or enjoyment of the premises by guest, guest`s invitees, dependents, charges, any person holing under guest, persons acting on guest`s behalf, and guest hereby releases and discharges the releasees (RS Vacation and Homes, LLC and the owner/s of property being occupied) from all liability, claims, demands, losses, or damages caused or alleged to be caused in whole or in part by the negligence of the releasees or otherwise.
PROPERTY POLICIES AND GUIDELINES: Tenant has shared the IMPORTANT INFORMATION GUIDELINES (Separate email) with their entire party and agrees that they will abide by all rules including:
• respecting peace and quiet of the neighborhood per the City Code Compliance Dept. of Big Bear Lake
• respecting occupancy and parking limits per the City Code Compliance Dept. of Big Bear Lake
• respecting NO SMOKING within a residence per the City Code Compliance Dept. of Big Bear Lake
• respecting the fire and safety guidelines of not disposing of hot ashes and following proper safety precautions while having a wood fire or using charcoal grills and propane grills for cooking
• maintaining responsibility for minors and pets and their safety
• respecting departure procedures
BY SIGNING BELOW GUEST DECLARES THEY HAVE READ THE INFORMATION GUIDELINES AND RELEASE OF WAIVER OF LIABILITY, EXPRESS ASSUMPTION OF RISK AND INDEMNITY AGREEMENT AND THEREFORE FULLY UNDERSTAND THAT BY SIGNING IT, THEY ARE ACCEPTING ANY AND ALL RESPONSIBILITY FOR THEIR ENTIRE PARTY AS WELL AS THEMSELVES.
