Our lovely Victorian flat in Camden, central London (zone 1) is spacious, welcoming and full of light. We have stunning floor to ceiling sash windows either side of the open plan kitchen/lounge and a gorgeous walled garden (a rarity in London!)
Our home is a Victorian conversion flat, close to bustling Camden Town with it's famous markets, shops, restaurants and bars. So we're close enough to be a 10 minute walk from all the entertainment it has to offer but that means it also has the advantage of being 10 minutes away from all the entertainment, so has the benefit of being much more calm and relaxed! We're also a few minutes from a lovely public garden and the canal which can take you on a pretty walk into Camden or Kings Cross.
The flat itself feels more like a house, it's over two floors, with the open plan kitchen/lounge and utility on the upper ground floor and the 2 bedrooms, office/library area and bathroom on the 1st floor. We are also lucky enough to have a pretty walled back garden. We share part of the garden space with the downstairs neighbour, but it's divided so you can have privacy in the courtyard like area.

We travel with work but we'll be available to answer questions by text/email. We will have a property manager who will meet and greet you and should be able to answer most of your questions during your stay.

We love our flat, but it is Victorian and therefore it does have it's quirks, this is not a ultra modern hotel in Bloomsbury, neither is it a show home! However, it is characterful in the right way, and we feel it's very homely and welcoming.
Also, London is London, which means it's exciting, busy and full of people. This is a flat, so we have a neighbour in the basement flat and a couple who live upstairs, both of whom are polite and considerate, there are also Victorian terraces either side - this is very standard for London city living, and barely has any impact day to day, but good to know.
Please treat the home as if it were your own purchased property. No expense was spared in the recent refurbishments, so respect for proper care of the internal area as well as common grounds of the building are expected and appreciated. No smoking, no un-listed guests or animals please. Please remove bed linens upon exit.
VISITORS LIABILITY AND INDEMNITY AGREEMENT
By confirming this booking with us, flat guests agree to the following liability and indemnity agreement:
IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the flat guest/s, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected flat, garden, communal area and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.
THE FLAT GUEST/S hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Lucy Cudden or Ifan Edwards personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the flat guest/s, their guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the flat guest/s or their guests, whether caused by negligence of the releasees or otherwise while in or upon the area.
THE FLAT GUEST/S hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise.
THE FLAT GUEST/S herby accepts full responsibility for each child who arrives on the property. All children under the age of 17 must be supervised at all times.
THE FLAT GUEST/S hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area.
THE FLAT GUEST/S hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The flat guest/s further that he/she/they have no medical conditions which would interfere with staying in the flat or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition. The flat guest/s further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.
THE FLAT GUEST/S HAS READ, UNDERSTANDS THE RISKS, AND BY CONFIRMING THEIR BOOKING AGREES TO THIS RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT and GUEST RENTAL AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.
