This delightful and spacious top floor Georgian property, is in the city centre and just a few minutes walk from Edinburgh's most popular sights.

This is an attractive and bright top floor Georgian apartment within a traditional building situation in a very central and highly sought after residential area of the historic New Town.

The elegant and spacious living/dining room has a large window to the rear overlooking the shared gardens. It leads through to the stylish fully equipped kitchen which has a breakfast bar with seating for 4 guests.

The master bedroom has a double bed, twin windows to the front and extensive building in wardrobes with hanging space and shelving. The second bedroom has a double bed and also has ample storage.

A family bathroom with shower over bath completes the accommodation.

Hart Street is a quiet street only 10 minutes walk from the city centre, and Harvey Nicols store in St Andrews Square being even nearer. There are many quality restaurants and bars in the New Town and Broughton Street, and convenient local shopping facilites in Dundas Street. There is also a Tesco's supermarket in Broughton Road. The Playhouse Theatre and the Omni Centre cinema complex are close by at the top of Leith Walk.

Entrance to the second floor apartment is through a well maintained hallway and stair with the added security of an entry phone system. Please note there is no lift at this property.

Check in is from 4 pm. Please note that arrivals after 9pm will incur a late check in free of £30.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 121:00 will incur a late fee of £30 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.

You will receive an email confirming your booking, this then forms a contract of booking.

You are not permitted to sub-let the property (or any part of the property).

You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.

You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.

You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.

It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.

All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.

The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.

The apartment was fantastic! We were sad to leave and return to our smaller place in Oxford. We were checked in by Alice, who was friendly and who gladly recommended a few places to have dinner in the area and gave us a full tour of our spacious home for the weekend. Beautiful apartment that we would use again next time we are in Edinburgh. Well worth the price!!

The comments we read scared us a bit, to be honnest, and the first steps into the building (not the appartment) did not appease us (needs refreshening). The truth is that the place is AWESOME, just as on the pictures! We were welcomed by a very smiling Alice. We didn't lack anything. Confortable beds, towels, fully equiped kitchen, washmachine & dryer, ... Two thumbs up!
