If you would kindly follow these simple rules, it would make your stay better and will really help me at the end of the stay to make sure the apartment is ready for the next guests, who will usually be checking in on the same day that you leave.


We have found that guests sometimes haven't been completely honest about the number of guests staying. More guests staying creates more cleaning work which impacts the incoming guests (more wet towels and bed linen, cleaning takes longer) and is also unfair on our cleaner who works very hard to get the apartment ready for you and other guests. So in the spirit of trust on Airbnb, I request that you let me know about the true number of guests staying. Only the guests booked on Airbnb are permitted to stay in the flat and I will immediately report unauthorised guest activities to Airbnb customer services.
Please also count children over 1 year old as a guest. Any child under 1 year old stays for free.


Due to the nature of Airbnb, it can be very problematic and costly for hosts when guests make changes to their bookings which reduce the number of guests or reduce the number of days. We therefore regret that we are unable to provide any refunds for changes to the bookings which result in reduced numbers of guests or reduced amount of days stayed. We apologise for any inconvenience caused.


Please kindly do not smoke in the apartment. There is a law in the UK which if caught could result in a £5000 fine for myself and for guests. If you must smoke, please go outside.

Pets are not permitted unfortunately as there is nowhere for them to go to the toilet.

Please be considerate of the neighbours in the early mornings and late evenings. This flat has neighbours above and I ask that you respect them so that I do not have to deal with neighbour complaints and then need to involve Airbnb customer services. Specifically please don't make noise after 10pm or before 7am and please don't have any parties. There are plenty of places outside the flat in London to have them!


As I live very nearby, I am available anytime to help you with questions you might have. I may need to enter the premises to carry out repairs or requests from you with your contentment. I will always notify you to guarantee your privacy.


Please kindly stick to the check in times and arrange with me before booking if you need to check in or check out at a different time. I will try to accommodate your request (I can often store luggage for you for a few hours).


As with all Airbnb listings, If any damage or missing items are discovered on check out, I will notify you of these and you will be liable to cover the cost of the repair or replacement of these items.

First let me say that Moe is an outstanding host. Not only did he provide local knowledge to my sons and I it was like a having a friend in London. The flat was as advertised and in a really great location. Minutes to Big Ben, Westminster Abbey, and the Thames. Sainsbury, a decent local supermarket is no more than 200 feet from the door. Coffee shops and cafes aren't much farther. Found an outstanding Italian restaurant, Quirinale, approximately 2/10's a mile from the door. Excellent food, great service, really nice people. The apartment has pretty much everything you would need for the stay. Initially I was very concerned about no coffee machine but the hot water machine works great and the instant coffee from Sainsbury was really good. This is not your father's instant coffee, tasty with quite a kick. Also, we used UBER most of the time to go out at night and the longest we waited was 5 minutes. Evidently there are more than 25,000 drivers in London so using them was very convenient. Great place to stay with a great host and when we go back to London Moe will be the first person I call.

What you see is what you get. Moe is an excellent host. He is very responsive. The location is great nice quiet neighborhood with bus stops outside the front door. If you are capable of using public transport this is the place to stay. Agree with most of the other reviews. I will stay again.

Excellent location and a well kept apartment. We enjoyed our time there and it's very easy to get around town with the C10/88 bus stop outside. There were issues with the wifi that were a bit frustrating. The apartment was perfect for 6 people and very well presented. Would happily stay here again.

This flat was a nightmare! If any of these things matter to you, cancel your booking now: a flat without an active leak in the walls & accompanying musty smell, a working toilet, working wifi, a working washing machine, a dining table that doesn't fall apart if you touch it, actual kitchenware with which to cook and eat a basic meal in the flat, or a host who is responsive and honest. We stayed here for 3 nights in July - for 800/night -- and it was an absolute nightmare. In retrospect, I should have realized the lack of personal response to my booking email was a sign that this was a poorly run flat - the host merely cut and pasted the description of the flat. When we got to the 3 BR, 2 Bath flat -- which I had booked for two families vacationing together (which I had told the host) -- I was told there was only one set of keys. Since Moe had the lovely cleaning lady greet us, I contacted him to get another set of keys. He said no. It took several high stress messages and calls to get him to drop off a second set of keys - at midnight! Obviously two families need at least two sets of keys! The next morning three things happened: there was no wifi, the toilet in the en suite bathroom stopped working (after being used), and Moe was completely unavailable. We texted..we called..nothing for hours, and then more heated conversation that led to him to walk me through a wifi reset elsewhere in the building, but his final response for the broken toilet was that there was nothing he could do - the water simply stopped working to feed water into the toilet, and the pipes are in the walls, so it needed a real fix. He claimed it had never happened before - even though the stains in the toilet lead me to believe otherwise. So, we were down to one toilet for 5 people -- a nightmare. Next, we went to the grocery store to buy food to cook. We should have checked the cabinets first- there were only 3 small pots, no pans, and a colander that was disgusting. For glassware, there were stained coffee cups, 4 gross wine glasses and 2 glasses. We couldn't even cook the food we bought! And, we had to buy disposable cups to use - it was starting to feel like a very expensive camping trip. Another nightmare! So we got take out for dinner, and sat down at the table -- when literally one of the 4 legs of the table simply came off -- it wasn't bolted in! Again, Moe said he couldn't do anything for us because this was the first time this had happened! Again, not only was this unresponsive and unhelpful, but it could not have been honest - the table must have been wobbly for ages. After an unannounced visit to...

I understand there was a problem in one of the bathrooms. I went to the property myself and checked it. The flush was getting stuck but it was still working. I explained Wendy it was difficult to get someone straightaway to get it fixed, she did not accept that. She asked me to get it fixed right at that moment no matter what. Regarding the second set of keys, she never requested before her arrival that she'd need 2 set of keys like other guests who always ask in advance. However, when she asked for second set of key, it was provided the same day. The price of apartment has never been £800 a night. She did not pay £800/night at all. I have hosted so many guests at this property and there have been no issues or problems which Wendy has mentioned in a review. She has made things up just to write me a bad review because I could not get the engineer to fix the flush straightaway when she asked. People can see reviews of previous guests and make their own judgement about the apartment and me as a host.

Hi, thanks for the stay. Feedback: great location. Handy to public transport buses. No hand towels and bath mats for bathrooms provided, ensuite shower floods bathroom floor every morning as drain poor, bad drain smell every day when we returned to the flat, no dish towels for kitchen, only 2 tall glasses for 5 beds,1 set of keys for 5 people and poor quality cheap metal coat hangers. Nice flat but it's the small things that make a difference sometimes.

Moe was fantastic at communicating and the place is exactly as described. The housekeeper was there and not only let us in but also gave us directions to the nearest grocery story (only 1 block away!) and made sure that we had all of the extra bedding and cots. We were a total of 7 people staying, so had two people in rollaway cots in the living room. It's a bit tight and cramped with 7 in the apartment, but having TWO bathrooms was super helpful. We walked to Parliament and Big Ben in about 10-15 minutes, so a great location. And the bus to central London stops RIGHT in front from of the apartment. There's an elevator as well. Can't say enough about Moe -- he checked in regularly to make sure everything was all set and let us check in early and leave our luggage before a late departure. Highly recommended!
