LAKESIDE LUXURY OASIS - This is an unfurnished long term rental.

Our 2 story, 3900 sq. ft. property sits nestled next to a lake featuring two separate docks on the water and an electric boat and a 2 person paddle boat perfect for excursions around the lake! Located in a gated neighborhood, you can be assured of the safety of the community as well as the caliber of our neighbors. Feel free to interact with others within the neighborhood, seeing as we truly personify the neighborly community! Our home is approximately 15-20 minutes from the Las Vegas Strip, Red Rock National Park, and within walking distance from several shopping malls, workout centers, movie theaters, supermarkets, and coffee houses.

This is a non-smoking property.

Exterior:
There is a large pool/jacuzzi located in the backyard which features a large waterfall. Additionally, there is an attached, covered barbecue area and adjacent seating area ideal for outdoor dining experiences and 2 docks directly on the water.

Interior:
The inside of our home features high vaulted ceilings, and an airy, bright, and comfortable atmosphere. Comprising two large living areas, a dining room, and gourmet kitchen - all with views of the lake - our property ensures a peaceful and calm stay. The space is decorated with several pieces of eccentric art that I have collected throughout my time as an art dealer. These artistic touches render the space unique and unlike any other home you are likely to see.

The spacious master bedroom located on the first level of the home features your own private bathroom suite furnished with 2 large sinks, a large 2 person glass shower with marble accents, separated toilet/bidet and an extra large tub. Included within the master bedroom is a California King Lux Mattress system. Recent renovations include a brand new deluxe plush carpet in the master bedroom and new carpeting throughout the entirely of the home. The master includes a large sliding door that leads directly into the backyard of the home.

The remaining bedrooms (3) are located on the 2nd level of the home. Each of these rooms is unique yet remains beautiful, clean, and cozy. Each bedroom includes a personal bathroom with sink, toilet, and spacious shower as well as a private closet to store all of your belongings.

Lakefront Property:
Seeing as this is lakefront property, you will likely see many fish, turtles, and migratory birds.

When you arrive, I will be present to greet you and assist you in touring/exploring the home and go over the nuances. Also, I will provide additional tips about the community. Following this brief introduction, I will leave you to enjoy your time in our lakefront paradise! If you need anything, I am always available on my cell phone (texting is preferred during non-business hours) and email. Regardless of the day or time, I will be available to assist you should you need anything. Please do not hesitate to contact me!

Small pets (cats and dogs) are welcome to join you in your stay if pre-approved, under 20 pounds, and housebroken. I do request a $500 refundable deposit per animal and an additional $50/month fee per animal.

Discounts available for long term rentals 6 months ++. Guests will be required to put the utilities & internet in their name. Electric, Water, Sewer, Gas, Trash
Pool, Gardening and HOA fees are paid by Lessor.

RENTAL RULES

1. The home is only offered on a month to month rental plan (6 Month min).
2. Smoking is not allowed on the property. Smoking outside is permitted.
3. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
4. The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order.
6. Only use appliances for their intended uses.
7. Pets are allowed if pre-approved. $200 Refundable Deposit + $150 a month Pet Rental fee
8. The electric bill averages to $432 a month. I ask that tenants that exceed any amount over $650 pay the difference through the security deposit.
9. Parking: is limited to 3 vehicle(s) in the driveway & 2 in garage.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
11. Fireplace: Fireplaces are turned off at this time due to safety reasons.
12. You may use the paddle boat “at your own risk.
13. Upon departure, please take all the sheets of your bed and put on the floor.
14. Lake: There is no swimming in the lake and a $1,000.00 fine is assessed by the Property Managers.
15. Wifi is available throughout the house, however you cannot play illegally obtained movies or music or my service provider will immediately shut the service off.
16. Trash: Trash days are Monday & Thursday. Recycling is every other Thursday
17. Please always lock all doors and shut garage doors when leaving the property including the outside sliding doors.
18. I am an aerialist and have aerial apparatuses in the home, due to insurance purposes I cannot allow guests to use this gear.
19. Short term (less than 6 months): The electric bill averages to $432 a month. I ask that tenants that exceed any amount over $650 pay the difference through the security deposit.
20. Long Term tenants 6 months Plus are responsible for Utilities.

Marie was an unbeliavable host who went above and beyond her duties to ensure a positive experience. She dealt with an extremely difficult client in the most professional and calm manner! I would recommend her for anyone and she had a beautiful home as well!

The following is from a guest that I booked at the property. The guest requested the below review be posted: "Our family of six needed a place to stay for a few months due to an insurance claim and the subsequent repairs on our home. Marie was kind enough to invite us to stay at her place, for which we are grateful. It’s not easy for a family our size to find a place on short notice. The good: Marie communicates quickly and responded to issues with the home promptly. She was respectful of privacy, and the house is in a nice, quiet neighborhood. We had what we needed to cook and entertain ourselves. The bad: We should have photographed every inch of the house prior to moving in. There were issues with the condition of the couch (animal scratch damage), loose and chipped tiles, cracked mirrors, and pee stains on the beds from animals or past guests. We were also warned that the Jacuzzi in the master had shocked her from electrical problems, and we experienced a leak from the upstairs bath that ran through the ceiling and had water coming out of an electrical socket in the garage. The roof leaked also during heavy rain. She fixed the leaks, but it was scary to have electrical problems in water areas with small kids. Normally, none of the problems would bother us, but when we moved out, she charged us for things that we felt existed as problems in the house already: She charged us “to get rid of the smell of children on the couch and carpets,” “for finger prints from children on the walls,” and what we felt were excess cleaning fees above her listed cleaning fee. We stayed there for 2 ½ months, so the cleaning would of course be above what a shorter visit would require. However, we are not careless or dirty as guests. Additionally, all guests leave finger prints, so if a cleaner normally had to clean finger prints off of light switches or doors, it shouldn’t be extra because my kids are little and can’t reach as high. The worst part was after she made a security deposit claim, she threatened to add more charges if we disputed her claims. We view this as extortion, and reported it to Airbnb. She also overcharged us for a deposit. We had a mid-size dog (35lbs) there for about 5 weeks of our stay. The listing says a $1000 security deposit, plus $150 per pet per month, plus a $500 pet deposit. She demanded a $2000 deposit, against the terms of service for hosts with Airbnb. We feel that she was manipulative of the insurance claim situation at the end, when we’d expect kindness. I’d say that generally it was an ok house and she was an ok host, but I’d encourage future guests to document the condition of the house in advance, and keep your files. She will try to add charges later that...

I was very surprised to receive this review from the Fowlers. I had made concessions allowing their large dog and 4 small children to rent the house and went above and beyond to make their stay comfortable. I worked very hard on this lease and am saddened by their comments. My home took a pretty good beating from the dog and 4 kids and I did ask for some money from their deposit to clean the carpet which has many stains throughout the house and I needed to have a professional company clean the walls due to children small black handprints on every wall about 4’ high. The caret took 5 hours and the walls took 4 hours to clean. They also caused damage to the plaster on the staircase with their baby gate. I submitted numerous and detailed photos of these issues and there were obvious that these were direct causes from their stay. I took a week getting many quotes to be fair and chose the lowest quote for the issues that needed repair. I truly don’t see how any reasonable person could be upset that I asked for funds from their deposit of fix these issues. My Fowler makes a statement about taking pictures of the house, but I did make a video with Ms. Flower of the entire condition of the house when she arrived. This is simply further evidence of the condition of the property before and after. What the Fowlers neglect to mention is that the dog chewed up the arm of my couch, which needs to be reupholstered. Ms. Fowler notified me by text that her dog had done this, sent a photo of the damage and offered to patch it because she said she could sew. She sewed a 8” x 8” green piece of fabric a on to the arm chair of the couch, but the colors do not match, so I will need to reupholster it. In addition, the dog chewed up the pillow in the jacuzzi tub. There were also missing knives and bowls from the kitchen. The Fowlers claim there were loose tiles and a crack in a mirror. This is true, there are a few lose tiles I need to repair but they do not cause problems with the house and there is a crack in a mirror. She mentioned I told her I was worried about the downstairs Jacuzzi tub, this is true. Because of the quick rental request, I did not have time to have a plumber check the tub. I asked her 3 times when she would be available to allow a plumber in to look at it to make sure it was ok. She said said she did not want me to do this. I had it looked at the 2nd day I got the house back and it was fine. There was a leak from the upstairs bathroom. She informed me of this and I had a plumber out there the next day. The plumber could not find the exact leak at the time and informed me I would have to cut a 3’ x 7’ hole in the garage ceiling for them to locate it. I made a decision that I thought would make the Flowler’s more comfortable and told them to just go ahead and use the tub upstairs and not to worry about it as I would need to have a company come out and cut a hole, which I felt would inconvenience them. It never leaked again during their stay. I had the plumbers out right after I got the house back and finding the leak was complicated due to the Flowler’s telling me they never used the toilet or shower, so the plumbers had been looking for a leak from the tub. It ended up being from the toilet. It is now fixed. Their was a leak in the roof that I had fixed the very next morning. They stated I overcharged for their deposit. I am unsure what they mean by this. The deposit request was in the listing before they booked and agreed to by them. Never did they, or Demetri discuss a problem with this when the property was booked. I enjoyed hosting the Fowlers and am sorry they are upset that I had to ask for $450 from their deposit to clean the carpets and walls and fix the plaster from the baby gate. I felt it was a reasonable request due to the issues above. I am proud that I always deliver this beautiful property for lease spotless and in good working order. I also like working with my renters to do whatever I can to make their stay comfortable, warm and welcoming.

This was a great Airbnb experience! Marie was an excellent host. She was very welcoming and gave us a brief tour of the home. After that, she gave us our privacy for the week. Marie was very accommodating as I made a last-minute booking for a 9-night stay. We also appreciated the ease of a flexible check-out policy. The description of the listing was very accurate. We were happy and got more than we had expected. The neighborhood is beautiful and we felt very safe staying here (nice gated community). Short drive to nearby parks (I had my dog with me on this trip) and the Vegas strip! I would happily stay here again!

A really nice super clean house by this artificial lake in Las Vegas, my grandparents and their two friends stayed here for a week, they enjoyed it a lot! They tell me it was nice in the mornings to eat their breakfast outside and also to get a drink outside when they came back in the evenings, beautiful weather in March. They did a a lot of shopping around Las Vegas to fill up a couple extra luggage bags with stuff to bring back to Denmark, location was great it was easy to park their rental car by the house. The house is in a secured gated area, their experience was perfect, thanks a lot Marie for letting my grand parents stay in your house on their Las Vegas trip!
