Nice and cozy 3 bedrooms whole apartment in pleasant Rome neighborhood (Piazza Bologna) located on 2nd floor full of light. 3' walk to Bologna subway stop (linea B) 10' to Colosseo, 3' walk to the high speed train station (Roma Tiburtina).
We live there for part of the year and we rent it for the rest. We hope it's comfortable for you as it is with us. Families with small children are welcomed.
24 hours check-in is available but you still need to let us know your approximate time of arrival and let us know if you have delays.
This is a fully authorized apartment and, according to the Italian laws we need the day of arrival, your IDs/passports of all the guests for registration.

You can use the kitchen and access all rooms and the balcony except the small locked closet which stores our stuff. You can use the fully equipped kitchen and the washing machine.

Probably we won't be there in person for your check-in and check-out and it is possible that the check-in is made in an automatic way. We will be available via phone or e-mail in case of need (info request, problems, ...). We speak Italian, French and English and the trusted person speaks Italian and Russian. Information and rules of the house are available will be sent one the reservation is confirmed.
Since we are renting the apartment; we can't provide the service cleaning during your stay. However if you need it, a cleaning service I can put you in contact with a trusted person for. I'll send you details with fee.

The closet in one of the bedroom is reserved for us, but you can store your stuff in the wardrobe next to it, or in the closet in the living room or the one in the kid room. Additional folding chairs are located in the closet just right to the entrance where you can hang your coats.
CheckIn from 15:00 to midnight. Note that if you arrive from 21:00 to midnight a surcharge of 40,00 Euro is applied.
If you arrive after midnight (even if it's not your fault) you can't get in and you have to wait for the day after.
However ask for arrangements to avoid you to pay the late checkin surcharge or having the risk to stay out for the night.
Checkout at 10:00 (AM) (with some tolerance).
You should send details of the checkin time one week before your arrival otherwise we will assume that the checkin will be at 15:00.
Respect our apartment and belongings (furniture, appliances, bath items, ...)
Leave the house in a civilized manner (cleanliness and order following
a normal use). The amount due to extraordinary cleaning (30,00 Euros +
8,00 Euro/hour) will be deducted from the deposit via AirBnB.
Let us know of any breakages. Clearly the broken glass is not
important. It is clearly different when you were breaking appliances,
shower, bath items, etc. The cost of repairs in these cases there will
be charged to you.
Do not disturb the neighborhood with noise, crowds, radio or TV at
high volume, in particular from 23:00 to 6:00 the next morning
It is forbidden to organize parties, invite unregistered people in the
apartment etc ...
For your security don't let in people you don't know, even if they say it's the municipal police. In Italy you need a mandate to get into a private apartment.
Do not throw anything in the garden below (from the balcony or the windows).
Do not waste water (hot or cold), electricity or heating keeping the
heating on and opening the windows.
Animals (even small) are not allowed.
Smoking is not permitted inside. However you can smoke on the balcony
(please use an ashtray).
