This beautiful waterfront home is located in the Mandalay Bay Harbor, a safe, quiet neighborhood that is half a mile to the beach. Walk across the street and enjoy the Channel Islands Marina with restaurants, places to rent bikes and boats and walkways along the water. The 1800 s/f house opens up to a large living room with a cozy fireplace, 55" Roku TV with cable, high vaulted wood ceilings and french doors that take you onto the relaxing deck on the water. On the first floor, there is a half bath and a 3rd Bedroom with 2 twin trundles, a desk, and a 42" Roku TV with access to Netflix, Hulu, etc. The dining room has seating for up to eight people. The large kitchen is equipped with a Viking gas range and hood, Kitchen-Aid stainless steel refrigerator and double ovens. Also, 4 bar seats and a game table for backgammon and chess. Upstairs, there is a guest bedroom with a King bed, 42" TV with cable, private patio and a bathroom en-suite. The master bedroom has a King bed, 42" Roku TV with cable and a chaise lounge to drink your morning coffee as you overlook the harbor. You have access to a large washer and dryer. There are 2 bikes to have a fun day exploring! AND there is also a 22" Duffy Sun Cruiser with skipper available for rental. The boat rental includes your very own friendly skipper to drive you so you have nothing to worry about. Cruise along the harbor, listen to music and picnic, sunbathe on the boat deck or fish off the boat deck as you can anchor in the harbor right before the ocean break (fishing supplies not included). Have some wine at sunset and never get cold at night (because it's equipped with 2 heaters). Inquire for rental rates.

LICENSE AGREEMENT (“License Agreement”) made this __ day of ___, 2017_, between Julie Marcus (the “Licensor”) and AirBnB Guest (the “Licensee”)(URL HIDDEN)H:
WHEREAS, the Licensor owns this rental property on W. Channel Islands Blvd described on this website (the “Licensed Premises”); and
WHEREAS, the Licensor owns that certain 22 Foot Suncruiser Duffy Electric Boat docked at the Licensed Premises (“the Boat”); and
WHEREAS, the Licensee desires to obtain from the Licensor the exclusive right to use the Licensed Premises during specified dates and times in accordance with the terms, conditions and provisions hereof; and
WHEREAS, the Licensor has agreed to grant the Licensee an exclusive license to use the Licensed Premises during specified dates and times in accordance with the terms, conditions and provisions hereof.
NOW, THEREFORE, in consideration of the foregoing and for other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the Licensor and the Licensee hereby agree as follows:
Grant of License.
In consideration of and subject to the terms, covenants and conditions herein contained and reserved on the part of the Licensee to be kept, observed and performed, the Licensor hereby grants to the Licensee a non-transferable, exclusive license to use the Licensed Premises during the days and times described in AirBnB Agreement, and such use shall be solely for recreational purposes only, related to Licensee’s vacation.
The Licensee agrees to pay to the Licensor (the “License Fee”) for the use of the Licensed Premises in the amount set forth and identified on AirBnB Agreement as the License Fee.
The Security Deposit in the amount set forth shall be posted by Licensee as security for any damage, superfluous dirt, or other hard cost assessed against the Licensed Premises or Boat by Licensor, and is required to ensure Licensee’s compliance with the Rules and Regulations. Provided that Licensee vacates the Licensed Premises and Boat at check out in the same condition that the same was in at check in, then the Security Deposit shall be promptly returned to Licensee.
In the event Licensee causes damage to the Licensed Premises or Boat that exceeds the Security Deposit posted, then Licensee shall be personally liable for all deficiencies assessed.
Assignment or Transfers.
This License Agreement and the rights granted hereunder shall be personal to the Licensee and the Licensee shall not sublet all or any part of the Licensed Premises or the Boat and shall not assign this License Agreement.
The foregoing notwithstanding, the following are the only Permitted Occupants of the Licensed Premises (no more than 8 people may occupy the Licensed Premises at any time):
In the event of any default hereunder on the part of Licensee, this License Agreement shall terminate and the license granted hereunder shall be revoked for all purposes. The Licensee hereby agrees that, upon notice of such default by Licensor, the Licensee shall promptly vacate the Licensed Premises and the Boat.
To the fullest extent permitted by law, Licensee shall indemnify and save Licensor harmless from and against all claims, actions, damages, penalties, costs and expenses, including reasonable attorneys’ fees, which may be imposed upon, incurred by or asserted against the Licensor for or by reason of any injuries to or loss of life of persons or damage to property during the term of this License Agreement due to any cause or causes whatsoever while in or upon the Licensed Premises and/or the Boat or any part thereof, or occasioned by the Licensee’s occupancy or use of the Licensed Premises and/or the Boat, or any activity carried on by the Licensee’s permitted occupants, employees, agents, contractors, invitees or licensees on or in connection with the Licensed Premises and/or the Boat.
Rules and Regulations, Assumption of Risk, Release, and Waiver.
The Licensee and all Permitted Occupants shall abide by the Rules and Regulations described in Schedule 2. Should the Licensee or any Permitted Occupant violate any of the within Rules and Regulations, then the Licensor shall have the right to terminate this License Agreement upon notice.
The Licensee hereby acknowledges that the operation of a boat carries with it certain risks that may include serious bodily injury and/or death, and hereby assumes the risks associated with the usage of the Boat on behalf of the Licensee and all permitted occupants. Licensee, on behalf of itself and on behalf of the permitted occupants, hereby releases Licensor, and waives any and all liability as against the Licensor.
The Licensee shall pay, on demand, all actual out-of-pocket costs and expenses, including reasonable attorneys’ fees, incurred by the Licensor in enforcing any obligation or curing any default by Licensee under this License Agreement.
This License Agreement shall be governed, construed and enforced in accordance with the laws of the State of California.
This License Agreement, including any exhibit or schedule referred to herein, sets forth the entire agreement and understanding between the parties as to the matters contained herein, and merges and supersedes all prior discussions, agreements, and understandings among them. The terms and provisions of this License Agreement shall not be amended or modified except in writing executed by the parties hereto.
The Licensor, its agents and other representatives shall have the right to enter the Licensed Premises and/or the Boat at all reasonable hours and after reasonable notice, and in emergencies at all times, to inspect the Licensed Premises and/or the Boat.
In no event shall the Licensee attempt to secure any judgment against the Licensor hereunder.
IN WITNESS WHEREOF, the Licensor and the Licensee have duly executed this License Agreement as of the day and year reservation was made through AirBnB.

Rules and Regulations (Schedule 2)
The Licensed Premises, including all common areas, entrance ways, corridors, bedrooms, bathrooms, and kitchen, shall be designated as “non-smoking.” Licensee and the permitted occupants shall faithfully observe this smoking restriction. Cost of carpet and upholstery cleaning caused by violations will be deducted from security deposit.
Only permitted occupants are permitted to use the Licensed Premises.
Report any emergencies immediately to Licensor.
Licensee shall not alter the Licensed Premises nor the Boat in any way.
Licensee and the permitted occupants shall not: (i) make disturbing noises, shall not use the Licensed Premises for any improper or unlawful purpose; (ii) commit any act in or upon the Licensed Premises which tends to create a nuisance or which Licensor reasonably determines will disturb, interfere with or endanger the rights, comfort and convenience of other tenants or occupants or of the general public; (iii) trespass on neighboring property or boat dock. Any fines caused by neighbors’ reports to local authorities will be deducted from security deposit.
Licensee shall be responsible for the proper closing and locking of all doors and windows of the Licensed Premises, and will be responsible for any damage resulting from its failure to so lock all such doors and windows.
All garbage shall be placed in proper garbage receptacles. No garbage cans, supplies or any other articles shall be placed in the halls or on staircase landings or in any other common areas, nor shall dirt or other substances be swept into or placed in the corridors, stairs or other common areas.
The water closets, basins and other plumbing fixtures shall not be used for any purpose other than those for which they were designed, nor shall any sweeping, rubbish, rags or other improper articles be thrown into the same. Any repairs required from the misuse of such facilities shall be paid for by Licensee.
The Licensed Premises and the Boat must be kept clean in their originally licensed condition, and Licensee is responsible to repair any damage caused by misuse.
The Licensed Premises is furnished with linens, towels, kitchen utensils and plates. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Weekly maid service is included. Only use appliances for their intended uses. Keep the property and all furnishings in good order.
PETS are permitted only with prior approval. Pets must be supervised and waste disposed of properly. Any fines caused by neighbors’ reports to local authorities will be deducted from security deposit.
There is parking in the garage for a compact car if requested. Otherwise, there is plenty of street parking directly in front of the house.
Usage of The Boat and access to the dock is only available with supervision and for an additional fee. Do not operate the Boat under the influence of drugs or alcohol. You must familiarize yourself with the laws of vessel usage, control, direction, and navigation prior to operation. You must follow all local, admiralty, and maritime rules, regulations, and ordinances while operating the Boat. Wear the safety life preservers. Do not operate the Boat at night. Keep the Boat docked in its proper place while not in use. Do not exceed the maximum carrying capacity of the Boat. Do not enter the cabin area of the Boat if you are wet. Do not get the upholstery or carpeting of the Boat wet or dirty. Do not operate the Boat past the shore break. Do not operate the Boat in the ocean. Only keep the Boat within the harbor lines. Stay away from the shore, swimmers, and rocks. Keep the Boat at least 1,000 feet away from all shores, swim areas, and rocks. Keep the Boat clean.
