THE PLACE

Spacious & modern flat with great interior, located in the most-sought after, safe and charming West London area of core Kensington ("W8") in quiet Lexham Gardens off Marloes Road and 15-minute walk up to Notting Hill and 10-minute walk to Hyde Park.

The flat is on the first floor of a Georgian building and has been finished to high specification and high modern standards. It is bright with large windows and high ceilings, wooden floors throughout and very spacious. It has a well-integrated kitchen with granite worktops and full range of state-of-the-art appliances. The flat provides excellent entertainment space in the living room and on the terrace leading out to the front.

There is lots of storage throughout the flat, and the flat has everything that a modern home would have including 2 ovens, hob, dishwasher, washer, dryer, fridge, freezer, microwave, vacuum cleaner, Wi-Fi, etc. Kitchen essentials are in the apartment such as cooking pans, plates, cutlery, glasses, kettle, toaster, etc. Bedding and towels are being provided.

Right in the heart of Kensington with numerous shops and restaurants around, the local neighbourhood is safe and within 5 minutes walk to Kensington High Street to the North. Towards the East/South, sought-after Gloucester Road/Fulham Road are within 5 to 10-minute walks, respectively. Nearest Earl’s Court tube station is 5 minutes walk (District, Circle and Piccadilly lines), providing excellent and direct connection to the City of London. Heathrow airport is 45 minutes away by tube and 30 minutes by car. Notting Hill is 15 minutes walking. Central London (Piccadilly) is 15 minutes away by tube. A large Sainsbury’s supermarket is only around corner on Cromwell Road.

MASTER BEDROOM

The master bedroom facing the back has a UK King Size bed (sleeps 2).

There is the option of placing the airbed mattress in this room (as an alternative to in the study - see below).

There is also the option of placing a crib for an infant in this room.

The bathroom is en-suite: modern with granite finishing, floor heating, separate bath tub and luxurious walk-in shower (overhead + hand-held).

LIVING ROOM

The living room features a cosy seating arrangement of three sofas around a coffee table. The TV on the wall is not working. On the other side of the room is a large, wooden dining table (seats 6), next to the walk-in kitchen.

There is the option of setting up in the lving room a highly comfortable, hotel quality spare bed (UK Queen Size, width of 120cm), which easily sleeps one grown adult or two juveniles/children/smaller persons.

Furthermore, there is the option of another person sleeping on the very comfortable sofa.

STUDY

The study contains a full-size desk and is generally a pleasant place to work.

There is the option of placing the airbed mattress in this room (as an alternative to in the master bedroom - see above).

SECOND BATHROOM

The second bathroom with floor heating and a walk-in shower (overhead + hand-held shower) features a washing machine and dryer behind wood panelling.

Keys will be either mailed in advance, handed over in person or left at a safe place for collection (depending on the circumstances at the time).

Interaction with guests, either by email or phone (as preferred).

Very charming, quiet and safe. Core Kensington ("W8"). The best neighbourhood in Central London -- "south of the park, north of the river".

Yes, plenty of bus routes and numerous underground stations.


Hausregeln
Die Check-in-Zeit ist 10:00 – 16:00.

No parties or activity that will disturb the neighbourhood and building after 11pm. Maintain security of the flat at all times. Otherwise, there are no extra-ordinary rules other than those which are usually customary. A detailed list of guidelines, reminders and clues for help are being provided in the manual for confirmed guests.
