APARTMENT RULES & AGREEMENT

The Owner and GUEST agree as follows: Above Guest is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner property during the entire reserved dates. In addition to Guest, other authorized occupants may be family members or friends of Guest. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Guest shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.

HAZARDOUS PRACTICES
No BBQ grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.

ABSOLUTELY NO PETS
No pets are allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or deposit.

FAMILY ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

HOUSEKEEPING
There is no daily maid service. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is also provided. There is an $100.00 one time cleaning fee.

SECURITY/DAMAGE DEPOSIT:
A damage or security deposit of 500 USD will be collected and included in your reservation cost. This fee will be help in escrow until room inspection after you check out. Your deposit will be returned to you within 3 to 10 business days unless in the unlikely event of damage or missing items on room inspection.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

KEYS
You will obtain your keys from us upon your arrival , or per arrangement with owner.

NON-SMOKING UNIT
Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

ENTRY BY OWNER
Owners may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors.

SLEEPING CAPACITY/DISTURBANCES
Guest and all other occupants will be required to vacate the premises and forfeit the payment fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

HOLD HARMLESS
The owners of the apartment do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

Swim at your own risk.
The Host is not responsible for accidents, injuries or illness that occur while on the premises and is not liable for any damages or injury to the guest, guests family, invitees, agents or employees, or to any property, occurring on the premises and guest agrees to indemnify, defend and hold host harmless from any and all claims or assertions of every kind and nature. By Accepting this reservation it is agreed that the Guest and its rental party is expressly assuming ALL the risk of any harm arising from their use of the property or others whom they invite to use the property.

POOL & PATIO
Guest hereby acknowledges that the premises they have reserved may include a community pool and the undersigned agrees and acknowledges that the community pool and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings, the undersigned Guest accepts and assumes all risks involved to Guest and all of Guest's guests in or related to the use of the community pool and patio areas.

MAINTENANCE
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply soaps and shampoos are provided. Extra items needed are the responsibility of the Guest. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.

PARKING
Limited to one car. No boats, jet skis, trailers or RVs.

Was a really nice apartment small but very clean . Air conditioning did not wrk very well but joy fixed it the very next day !

This is a great spot and has a wonderful view over the bay for sunsets. Everything went smoothly and apartment was clean and as advertised. Host was very responsive, helpful and friendly.

Our host Jose was accommodating, communicative, flexible and helpful. The apartment was spotlessly clean, well provisioned and immaculately organised. It is an older style building, but this means the apartment is big for a one bedroom place, and it has been nicely renovated and decorated. There is a Whole Foods Market directly across the road, and several good restaurant options within a block or two, while Lincoln Mall is an easy 15 min stroll away. We thoroughly enjoyed staying in this apartment.

This was my first Airbnb experience & I don't regret choosing this place at all. Their home was clean & the view was just beautiful. It was walking distance to just about everything. You may have to walk a little further to get to the actual beach side where everyone parties at but it's still not a far walk. This area was a bit more peaceful which I prefer. Our hosts were great. Jose communicated well via phone making sure we were able to check in as soon as we got to Miami. I only got to meet Yezzy when we checked in but she was sweet, she showed us her home & left. It was a great place to stay for this rate. Had we gone with a hotel, we would have paid more for a room that had a nice view like this. Overall, I really enjoyed my stay. It really just felt like home for the weekend.
