The very spacious light and airy modern living/dining room and kitchen benefits from a large windows to three sides. A large LCD TV and DVD player are provided for guests use. The large modern quality furniture includes a glass dining table seating 6. The large L-shaped sofa converts to a double sofa bed to accommodate 2 additional guests if required.
There are 2 double bedrooms, the master bedroom has a kingsize bed and an en-suite with built-in vanity units and a large shower cubicle. The second bedroom has a double bed. Both bedrooms benefit from large built-in wardrobes, offering ample storage for guests.
The beautifully appointed kitchen has built in Siemens kitchen appliances (5 burner gas hob, Combi microwave oven, separate oven, dishwasher, fridge and freezer) and also includes a breakfast bar. A separate utility cupboard has a washer/dryer for guests use.
A family size bathroom with shower over bath completes the accommodation.
Fettes Rise is located in Inverleith less than 2 miles from the City Centre. Inverleith has pleasant leafy streets, The Royal Botanic Gardens and the large Inverleith Park. If you enjoy walking or cycling there is a cycle path on the banks of the Water of Leith, or for sports the Glenogle swimming pool & the Grange Sports Club are close by.
Stockbridge itself is located to the north of Edinburgh’s city centre, a 20 minute walk from Princes Street, making it an ideal location for both holidays and business trips. The area is unique in character & style and has an eclectic selection of restaurants, bars & shops. During August, Stockbridge plays host to many Edinburgh Festival Fringe productions.
There is lots of local shopping options in Stockbridge, Comely Banks and at Craigleith including Morrisons, Waitrose and Sainsbury's supermarkets. Craigleith Retail Park or the Ocean Terminal are just a short drive away.
Edinburgh tourist attractions such as Edinburgh Castle, Royal Yacht Britannia and Holyrood Palace are all a short car/bus journey away. As are Edinburgh festival venues.
A refundable security deposit of £200.00 is payable 14 days prior to arrival, incase of any breakages or damages. This security deposit will be refunded within 7 days of daparture.
This apartment benefits from an allocated parking space within a secure underground car park with a lift to the apartment door.
You will be met by the property manager and given the keys and a tour of the property on your arrival.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.
Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
You will receive an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property).
You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.
You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.
All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.
The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.
