Centrally located on a beautiful green three acre estate on the slopes of Hualalai (right above the historical Kailua Kona) this private, cozy home is truly a gem. The entire property is fenced with a front entrance gate. Giving you the ultimate worry free vacation home.

Our home is a 4 bedroom 2 bathroom house which sleeps 9. Two queen size beds (Sleeps 2 each), A bunk bed with one twin and one full size bed (Sleeps 3 total) and a pull out couch with a queen size mattress (Sleeps 2).The fully equipped Kitchen, with all you need to create your own meals. A dining room and living room (with a 60 inch flat screen television)-all are located in an open concept room with large windows, overlooking the yard with a view of the ocean and beautiful sunsets.The master bedroom has a 40 inch flat screen television, along with a queen size bed with a three inch memory foam topper with plush pillows and an alternative down comforter. The master also has a full bath including a 5 foot Jacuzzi tub/shower great for relaxing after a long day of excursions visiting the active volcano, deep sea fishing or swimming in the ocean.
The second bedroom has its own 40inch flat screen television. The room is also furnished with a queen size bed with a three inch memory foam topper with plush pillows and an alternative down comforter. The Master and 2nd bedroom both have bluetooth alarm clocks of which you can plug your phone into the back and listen to your playlist from individually or both bedrooms at once.
The second bathroom (located off the living/dining room) offers a soaking tub/shower for other guests to enjoy. The third bedroom is equipped with supreme bunk beds, there is a full size mattress on the bottom and a twin size mattress on the top- great for 3 people to sleep comfortably, this bedroom also has a 32 inch flat screen television as well.
The fourth bedroom includes a Queen-sized sofa sleeper with a 3 Inch Memory Foam mattress pad- for two additional guests, it also has two leather reclining chairs, which are incredibly comfortable while enjoying television on the 60 inch flat screen. In the closet of this room we also have a brand new washer/dryer- we do offer one laundry soap tablet for the first wash.
*Please Note* There are flat screen televisions in every room and they are all equipped with Direct TV including HBO, Cinemax, Stars and Showtime. The fourth bedroom also has a Blue Ray/ DVD player (The nearest red box rental is five minutes away at Top Matsuyama's). Our home also offers a home telephone with local & long distance (International calling available with additional charge) along with high speed internet (WIFI).
Outside we have a we have a professional Char Grill BBQ, (Propane Gas). We also have a nice sitting area and a dining table enjoy relaxing outside while listening to the native birds chirping with the scent of plumerias in the air (when in season) or at night admiring the bright Kona stars as you take in our tropical retreat.

1. RENTERS/OCCUPANTS:
The names of the responsible parties is/are: Listed On Reservation and will be referred to in this agreement as “Renter" and/or “Renter(s)".
A. The Renter(s) and the Occupants listed herein is/are the only person(s) permitted to occupy the Vacation Rental Premises. All occupants who will be occupying the premises during the entire reservation period are listed herein and may not change without the Owner/Agent's permission. All children must be under direct adult supervision at all times.
B. Rental rates are based upon the number of the total number of guests staying overnight at the Vacation Rental Premises. If it is determined by the Owner/Agent that the number of overnight guests exceeds those listed under this agreement; Renter understands that a forfeiture of the security deposit as well as additional fees may be charged to the Renter as permitted by law. Furthermore, misrepresentation, fraud or any material breach of the terms of this agreement will result in the immediate termination of this Agreement as well as expedited eviction without refund as permitted by law.
2. RESERVATION PERIOD:
B. Early check-in is not permitted unless otherwise agreed upon by both parties.
C. All guests and occupants must completely vacate the premises at the time specified. Any delay in check-out shall result in the Guest(s) being charged additional monies.
D. At the end of the reservation period the Vacation Rental Premises must be left in the same condition or better than it was at the commencement of the reservation period. Renter must remove ALL personal property. If the premises require cleaning beyond what would be considered normal and reasonable, the Renter may be responsible for an excess cleaning charge as permitted by law.
E. RESERVATION PERIOD WILL BE CONFIRIMED AT TIME OF BOOKING ONLINE!

FURNISHINGS:
Any and all furnishings provided are the property of the Owner. Renter is expected to exercise care in the use of all items, including ensuring that no wet clothing, shoes, boots, bathing suits are used on flooring or furniture. Renter, guests and invitees are to make sure that sand, where applicable, is cleaned up immediately. All appliances are to be used with care. Nothing is to be relocated without the permission of the Owner/Agent.

RENTER'S RESPONSIBILITY:
Renter(s), Guests, Occupants and Renter's invitees must follow the terms and conditions contained within this Vacation Rental
Agreement. Any violation of the rules, regulations, terms and/or conditions, shall be cause for the immediate termination of this agreement as well as expedited eviction without refund as permitted by law.

HOLD HARMLESS:
Owner/Agent does not accept any liability for loss, damage or injury to persons or their personal property due to forces that are
beyond the Owner/Agent's control such as but not limited to poor weather, bad road conditions, natural disasters, power outages, mandatory evacuations, construction, and/or “Acts of God." Owner/Agent is not responsible for any inconveniences that may occur to prevent the use of amenities such as but not limited to pools, hot-tubs, television, and Internet. REFUNDS WILL NOT BE GIVEN DUE TO POOR WEATHER CONDITIONS OR OTHER OCCURRENCES SUCH AS THOSE LISTED HEREIN.

PETS:
No pets are permitted without written permission of the Owner/Agent except for service animals according to federal, state and local regulations.

PARKING:
The available parking is described as: Parking Located on the side of the vacation rental.

RULES AND REGULATIONS:
The Renter is responsible for all guests, occupants, and invitees and must make sure that all rules are followed.
A. Absolutely no smoking is permitted in the Vacation Rental Premises.
B. The Renter may not interfere with the peaceful enjoyment of the neighbors.
C. Garbage/Trash must be taken to the curb on the scheduled day(s) of trash removal and not before.
D. The Renter will be responsible for any fine and/or violation that is imposed on the Owner due to the Renter's negligence.
E. The Renter shall abide by all Federal, State, and Local laws.
F. The Renter shall notify the police and Owner of any illegal activity that is witnessed in or around the Vacation Rental Premises.
G. The Renter agrees not to use the Vacation Rental Premises for any unlawful purpose including but not limited to the sale, use or possession of illegal drugs on or around the Vacation Rental Premises.
H. The Renter agrees to test smoke detector(s) periodically as well as maintain operational batteries at all times.
I. The Renter must report any malfunction with smoke detector(s) immediately to Owner. The Renter agrees not to remove, dismantle or take any action to interfere with the operation of any smoke detector(s) installed on the Vacation Rental Premises.
J. Absolutely no hazardous materials are permitted to be in or around the Vacation Rental Premises at any time.
K. The Renter may not use or store Kerosene or space heaters at any time in or around the Vacation Rental Premises.
L. The burning of candles is not permitted within the Vacation Rental Premises.
M. Under no circumstance may a stove, oven or range be used as a source for heat.
N. Charcoal and Gas Barbecue grills may not be used inside the Vacation Rental Premises.
O. The Renter shall use ventilating fans at all times when bathing and cooking.
P. All windows and doors must remain closed during inclement weather.
Q. The Renter shall notify Owner of any pest control problems.
R. The Renter may not store or park a recreational vehicle, commercial vehicle, or watercraft on Vacation Rental Premises without Owner's written permission.
S. The Renter may not use windows, decks, or balconies for the purpose of drying laundry.

T. Owner/Agent does not permit loud gatherings. A disturbance caused by Renter or Renter's Occupants or Invitees that results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Vacation Rental Agreement, immediate eviction and
all monies paid will be forfeited as permitted by law

ADDENDA:
The following Addenda, attached to this Agreement, shall become part of this Agreement:
A. Zero Tolerance for Criminal Activity
B. Fire Safety Device(s) Disclosure

SECURITY NOT PROMISED:
Renter has inspected and acknowledges that all door and window locks, fire extinguishers, security alarm systems and/or carbon monoxide detectors are in sound working order. Renter further understands and acknowledges that although Owner/Agent makes every effort to make the Vacation Rental Premises safe and secure, this in no way creates a promise of security.

RIGHT OF ENTRY:
Owner/Agent reserves the right to inspect the Vacation Rental Premises with advance notice. In the event of an emergency or to make repairs, Owner/Agent is permitted to gain entrance to the premises. Renter shall not prevent the Owner/Agent for gaining entrance under these circumstances. Owner/Agent will not infringe upon the peaceful enjoyment of the Renter(s) and will exercise reasonable notice before entering.
NO EVENTS MAY BE HELD ON THE PROPERTY UNLESS AUTHORIZED BY OWNER

If you are looking to find somewhere with a great view, great facilities and a bit of peace and quiet, this has to be it. Kevin and Morgan made our stay super-easy and really comfortable. They checked-in with us to see that we were fine and were really helpful throughout our stay. The property was great. Really clean and with great facilities. The rooms were perfect and we felt really comfortable. Being higher than Kailua-Kona, it gets much cooler which was perfect for us. It wasn't far into town so it really didn't matter being away from the hustle-and-bussle. In short, a fantastic place and a fantastic set of hosts. Thanks guys!

It was a wonderful vacation in KONA !! Great location and great access from airport. I could see sunset everyday from new balcony. The house was better than its pictures. The host is so nice and easy to contact and so kind. Highly recommend staying in KONA. There are enough cookwares and furnitures to live. I was able to spend a completely happy time. Thank you so much Kevin & Morgan !

Kevin and Morgan were just amazing. Their property matched their descriptions and it was clean and spacious. The hosts were easy to reach and they tried to accommodate for our comfort. Spacious private awesome view everything was just perfect. Our family enjoyed every bit of our moment in their house. We'd love to come back!!

Kevin and Morgan were great, and their property fantastic! Super close to the airport and downtown Kona, and the views from the house (especially the sunset) was beautiful!!! It may not be ON the beachfront, but a lot of ocean front around the area is rocky and not swimable, so having a house on the hill, with a beautiful lookout, that is within 15-20 minutes of some breathtaking beaches definitely checked all the boxes. There were 6 people staying on our vacay, and there was more than enough room. Kevin and Morgan do a great job of making a home away from home. It's a bonus that they are super nice, and at the top of the hill, so help and island tips are only a call away. Morgan was more than willing to share some of her favorites, which we appreciated. Thank you guys so much!!! 10/10 would stay again :)

Aloha! I moved to Hawaii in 2007 and right away I fell in love with the Island and what it had to offer. From the beautiful beaches to the warm ocean water to the amazing hikes through the tropical forest, to traveling though all the different climates. My Wife Morgan and I love relaxing outside and enjoy our evening walks. We hope our rental will offer you the ultimate Hawaii Vacation and our Aloha will be seen throughout our home.
