Inside you will find everything you need to enjoy, relax and wind down. Comfortable lounge with 50" TV, DVD player (small collection of DVD's to enjoy), Sony bluetooth sound bar . New kitchen with all mod cons (stove, microwave, dishwasher), including everything you need to cook up a storm. Large laundry with washer and dryer facilities, iron and ironing board. Ducted heating (no air conditioning).

Good sized bathroom with toilet and large shower (no bath). All bath towels provided for your convenience. BYO beach towels.

Outdoors: Small deck area upon entrance to sit and enjoy the days or evenings, full use of the amazing family webber Q, BBQ - easily cook a delicious feed for a hungry group.

Full access to house and yard (there is a boat and trailer parked on the property) which means full use of the yard is not entirely possible. No access to locked garage.
Guests will receive key and address details via email 24 hours prior to their arrival.
You have access to a small shed which houses BBQ, Bikes and some beach gear.

There is a small herb garden which you are most welcome to use. Please just be sure to leave it as you found it especially if there is a cover at the time of use. This will protect the herbs and plants for others to enjoy.

The Airbnb booking must be made by one of the guest staying at the property. This guest remains the primary contact and assumes full responsibility for other guests and the tenancy of the property.

Bond fees - $1,000, but for guests under 24 (if all under 24) bond is TBC. No schoolies bookings. Bond is to be paid in advance and will be released back to the tenant 7 days (or sooner) after departure on the provision that the property is left in a clean condition with all rubbish removed from inside the property and no damage caused.

The cost of any damage to the property caused by the tenant is recoverable and deducted from the holding Security Bond.
Damage or breakages to the property must be reported immediately to us, if the tenant is at fault charges will be deducted from security bond. Disputes regarding damage, cleaning or rubbish will not be entered into unless reported to us upon arrival at the premises.

The number of occupants must not exceed the number agreed.

Excess cleaning fees of $50 per hour will be deducted from the bond if our cleaners need to spend longer at the property than is normally allocated.

Rubbish must be placed in appropriate bins ie. Recycling must go in recycling bin and rubbish in rubbish bin, and not left alongside bin or overflowing.

No refund shall be made for early departure.

No responsibility will be taken for any personal property left inside or outside the premises at any time.

Pets are only allowed if prior arrangement with us has been approved. No pets are allowed on any of the furniture. Tenants must collect all droppings and place in general waste bin prior to departure. Additional cleaning fees may be incurred if evidence of pets can be found.

SMOKING within the house is strictly not allowed. Ashtrays are provided for outside smoking only. Additional cleaning fees will be charged for removal of cigarette butts or any evidence of smoking within the house.

No responsibility will be taken for any personal property left inside or outside the premises at any time.

We reserve the right to inspect the premises upon demand if we believe the terms of this agreement are not being met.

Arrival time is from 2.00pm & Departure time is strictly 10.00am (unless otherwise arranged, or sooner availability possible).

INDEMNITY The tenants will indemnify the owner against all liability which might otherwise attach to the owner as a result of injury, damage or loss (to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants or his agents or invitees) These conditions are agreed between the parties. Any infringement permits the owner to amend the rental or immediately terminate the tenancy.

Standard is a minimum 2 night stays 3 nights over long weekends and 5 nights on school holidays unless specified otherwise.

Stefanie could not be a more generous host. Communication was prompt, thoughtful and although we accidentally left some belongings at the house and forgot to put the bins out, Stefanie was cool and gracious. The house itself is exactly as pictured, great green space and the kitchen is well stocked with cooking basics. Location is both quiet and lovely. It’s about a 10 minute walk to the beach, barely 20 to the Rye shops. Easy drive everywhere else. Perfect little get-away.

Stef was a wonderful host. She was extremely prompt in getting in touch, answering questions and making recommendations about the area. In addition, there was a bottle of champagne awaiting us on arrival as we'd mentioned we were celebrating our wedding anniversary! The house was exactly as depicted in the photos, the beds were incredibly cosy and warm; everything was fresh, clean and welcoming. We had a fabulous stay.

Stef was brilliant to communicate with and left a very welcoming note and instruction sheet at the property which made our stay very easy and we had all the information necessary to have a great stay. The property was immaculate and the shower is the best shower in history. The location is very conveniently located to the beach and the big yard allowed the kids to have plenty of room to play and run around. We could not have been happier to have stayed here and will look forward to staying here again in the future.
