BEDROOMS
1.Master Bedroom - Queen bed with 180 degree views of Gold Coast from the east -sunrises /ocean/beach around to the west - sunsets and the hinterland taking in Main River and the boating/ jet skiing. Has walk in robe. Has 32" TV with remote

2. Second room/study - 2 singles or king bed if a couple - this is off the lounge in the STUDY and is divided off from lounge with sturdy room dividers for privacy. The dividers are on either side of the study / lounge. If booking for 4 people please state if you wish to book the Dbl Sofa Bed in the 3rd bedding area or the 2 single beds / king bed in the study. REFER TO PHOTOS

3. Third area - Day Room using the large sofa bed or using as a Day Room -fab views - closed off from Main Area and block out blinds all the way around room. Views the same as the master bedroom.

DO NOT BOOK THIS IF YOU WANT A PROPER 3 bedroom. - you will have to pay double maybe triple tariff for a 3 bedroom through someone else.

IT is clearly stated this is not a proper 3 bedroom. It is as stated below. I will not accept your booking if you do not realize this. I facilitate families & 6 people being together in one apartment for fraction of the normal cost. If you do NOT appreciate this - don't book and pay Higher tariff elsewhere. Thanks

Q1 is the highest Residential building in Australia and is 77 stories high. The highest point ON THE GOLD COAST to view the Gold Coast. The best place to be at sunset.

Send through enquiry and state 1 night in writing requested. May accept for up to 4 guests only - no large groups. Price will be different to tariff stated for 1 night Enquiries.

Day Room - Use as an extra area provided with L shaped lounge OR
Use as a 3rd separate bedding area and utilize as a sofa bed.
Views same as Master bedroom. Block out blinds all the way around. Fully closed off room.
This space is a 2nd lounge / Day Room if not used as a separate bedding area.

Extra fee of $100 for booking of up to 4 guests and if the 3rd bedding area re THE DAY ROOM is required to separate 3-4 guests into 3 bedding areas example - 4 beds

STANDARD TERMS AND CONDITIONS OF TEMPORARY HOLIDAY ACCOMMODATION

Note: Variances can be agreed on but only by arrangement with the owner in writing via the Airbnb message platform.

Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Arrival : 2pm to 6pm. Late payment fees apply after 6 pm starting from $40

Departure : 10:00 AM

Arrival - You are personally met -at a time arranged -in the lobby of the Resort by myself or a representative
Check in is from 2pm -
(If you have an early flight please feel free to enquire if an earlier check in is possible)

Departure - the property should be left in a similar state to its condition on arrival. You are given at check in- check out procedure notice. Check-out time is 10:00 by the latest, to allow time to prepare property for next guests.

(We will always try to work around later check out if you have a late flight & no one is arriving on your departure day)

Cancellation

Ultimately the Airbnb cancellation policy applies.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

AUD $100 is charged for separating 3 or 4 single guests by using the sofa bed with all linen and bedding in the 3rd bedding area i.e. USING ALL 4 BEDS

Parties and Functions are strictly prohibited. Upmarket Resort at Q1 have a 'zero' tolerance for parties and functions. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of Security.

The Security will be claimed part or full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

-Loss - the owners take no responsibility for the tenant's personal property.

We (5 Women) loved the location of the apartment. It was centrally located and only 1 block from the beach, walking distance to restaurants, shopping and transport. The apartment itself was clean and true to the photos on the listing. BUT there were a few minor issues that should be addressed: The 2nd key and fob were unusable. The key did not open the door and the fob would not open that car park. It wasn't a major issue as we all stayed together and only needed 1 set of keys anyway. There was not enough toilet paper for 5 people staying for 2 nights. Having extra in the apartment would have been appreciated. The shower leaked and drenched the bath mats, before you could even stand on it to dry yourself. The Glass Room or Extra room was annoying to sleep in due to the noise of air coming in through the gaps in the windows when closed, this caused the blinds to bang around clunking all night. There were no tissues in the bathroom or toiletries (soap, shampoo, conditioner) for 5 people. All of the above is for your consideration only. I have stayed in many Airbnb's around the world and honestly this was one of my least favourite experiences. The host was annoyed at me for not checking in at 2pm when I messaged her beforehand (earlier that morning) to tell her that we would be arriving around 3:30/4pm or later due to traffic. I was aware of the late fee for after 6pm checkin, but she warned me that she wanted to charge me for her having to wait until 4pm!

Thanks Jan for a great time. We and four kids had a ball. We were on the 14th floor with both beach and city views. Great amenities, walking distance to the beach, shops, entertainment and food. Great place to settle down with dinner and a movie after a big day of activities. Jan was kind and accomodating and the key swap was easy and punctual. The apartment is clean and much better than any hotel room. The breakfast buffet on the roof sky view is an absolute standout out. Excellent value trip! Thanks for the stay. The Steinbach Family.

This apartment has beautiful view, nice, clean & modern. A great place to stay for big the family with kids. Jan was great host, excellent communication and lovely person. She made everything easy and show us around. This is now my favourite place to stay in Surfer Paradise. Highly recommended A+++++

Excellent value for our family of 6. A lovely apartment, fully self contained and within easy walking distance to the beach and the heart of surfers paradise. My boys (4 and 6) absolutely loved the pool. My in-laws were most impressed with the Apartment and its views across the beach and the hinterlands. We all had such a brilliant weekend - will definitely call in again Jan thank you!

Great location, easy walking distance to beach and city and right next to tram. Nice modern apartment with well equipped kitchen and nice views of the city and beach. Beds were comfy and had a nice sun room sitting area. Host was very friendly and helpful.
