The upper end of the river is the most desirable as it is a slow meandering river perfect for tubing, kayaking and trout fishing!
Greetings from Blue Ridge! Thanks for considering our riverfront guest suite. We’ve worked hard to make our River Ridge Lodge cabin a special place. Our beautiful guest suite is the perfect place for a single person or couple – low security deposit and no long “check-out checklist” —check out time is 10AM but variable if we do not have a back to back — you can sleep in or linger a few more hours and just leave when you’re ready and we will take care of making the suite fresh and ready for the next guests.
The calendar is always up to date, if dates are blocked the guest suite is not available. Repeat guests have Instant Booking privileges, you can book immediately. Otherwise, drop us a note and let us know a little bit about yourself and why you’re coming to Blue Ridge.
This is a private luxury bedroom suite with a ensuite private bathroom features Jacuzzi tub and walk in shower and double vanity sinks on the lower level of our riverfront home. This is an ideal hotel alternative, the best in luxury and comfort, affordable price for this spectacular location—just one mile up the road from the Toccoa Riverside Restaurant so be sure to bring your fishing pole!
You’ll have a totally private accommodation—chances are you won’t even see your hosts unless you’d like to because the guest quarters are two floors below your hosts. You may be sharing the cabin with your hosts, but you will be our only guests so you will receive our undivided attention during your stay with us when we are around. Access private entry through exterior steps leading down to the backyard. Small patio area with your own private hot tub located just outside the guest suite.
As it gets closer to your arrival, you’ll get an email with directions with your keyless entry code for your guest suite, along with a lot of other information about getting to Blue Ridge from the airport and lots of recommendations for things to do.
Accommodations include a wonderfully comfortable king-size bed made up with high thread count Egyptian cotton linens that are professionally pressed and hypoallergenic bedding. Spa robes and Spa towels for the Hot Tub too.
The accommodations include (WIFi) internet access, Dish Satellite-TV/DVD,Netflix. Listen to the sounds of the river flow by while enjoying a cup of coffee out on the patio area or an evening of relaxing in the hot tub.
Your own little kitchenette alcove area includes; microwave, toaster oven, drip and Kurig coffee makers, mini bar refrigerator with tiny freezer compartment perfect for breakfast or warming up a light meal. Please note that kitchenette does not have a sink, oven or stove.
We price the way hotels do, highest during peak summer, holidays and special events, low in the off season. Rates can go a bit higher during events and winter holidays just click on availability calendar dates to view the different rates.

Dear Prospective Guest,
There aren’t really too many house rules. Basically, come in and make yourself at home. There’s no such thing as a check-in time that’s too late, so no worries there. Let me know if you’d like an earlier check-in time or later check-out time. It can usually be arranged, depending on other bookings. Worst case scenario, we can store your luggage and you can lounge down in the gazebo by the river while we are preparing the guest room.
Our only requests are please remove your shoes while inside the cabin and please do not invite visitors, the space and all the amenities we provide are only for our registered guests.
The terrace level on the lower level has 12 foot ceiling and are two levels below the host sleeping quarters, which means it’s pretty soundproof, so you don’t need to be shy about volume of music or TV – just keep it moderate after 9PM.
Before use of the hot tub please shower with soap and water as this helps the water stay clear and in balance only needing chemical check and balancing at departure.
Just a couple of simple departure tasks. Please do not strip the sheets off the bed we prefer to do this ourselves, just lay the bedding flat on the bed. If towels are damp please hang them over the towel rack to air dry, turn lights and ceiling fans off and bag and toss your trash in the bin on the side of the driveway on your way out.
After you book and well before your arrival date, you’ll receive an email from us explaining how to get to the cabin, where to park, and all sorts of good information about things to do in and around this wonderful town. 48 hours prior to arrival we will send your arrival confirmation with detailed directions and the keyless entry code for the entry door into the guest suite. When you arrive, there will be tourist brochures and welcome letter with more information, like WiFi access code and restaurant recommendations.
We want you to thoroughly enjoy our space and your time in Blue Ridge. We’ll do everything we can to make that happen. It’s hoped you’ll book with us over and over again. We truly want you to enjoy the accommodations. We'll do everything I can to make your stay wonderful.

•This listing is for only one bedroom and private bathroom on the lower terrace level only. Please go to our other River Ridge Lodge listing for booking the entire house or the option to book by bedroom.
•Suitability/Safety: The guest suite may not be suitable for guests that have difficulty with mobility or for infants and toddlers. The outdoor stairway leading down to the guest suite is quite steep, steps are large boulders. Access to the guest suite is around a pathway that requires maneuvering step stones. Children 2 years or under should not wander beyond the patio area as the boulder steps are to large and steep and the riverbank does not have any railing. Maximum occupancy is 2 guests should the stay include 1 adult and a child that is an infant that is 2 years or younger there will be an extra baby fee of $75.00 added to the normal cleaning fee. This fee is to cover the costs to child proof the space, time to bring baby amenity items out of storage and set up, extra costs associated with extra trash removal of dirty diapers and the extra cleaning time that is associated with infant and toddler stays. We want to keep our cabin clean and sanitary, children in diapers are not to sleep in our beds and please do not change babies in diapers on any of the furniture or on top of the beds. Please bring along a pack-n-play along with a changing pad. Soft plush toys only, no hard surface metal or plastic toys are allowed inside the cabin.
•Fireplaces & Firewood: We do not provide firewood. The gazebo fireplace is available year round the only exception is if the county has issued a fire ban.
•No Pets: Sorry this home is not pet friendly, please do not ask for exceptions to bring pets. We pride ourselves in the cleanliness of our cabin and want to insure that the cabin continues to be an allergy free space as family members have severe Asthma.
•Please select dates carefully sorry we are not able to accommodate reservation date changes .
Our insurance carrier requires a rental agreement from our guests. To simplify the process we have incorporated the terms into the Airbnb’s Booking Confirmation.
After receipt of the Airbnb Booking Confirmation please text us a copy of your Driver's License or a Government ID or Passport to confirm your identify. If the address on the government ID is different please provide us with a current mailing address. We also require the first and last name of a second guest to add them to the registered guest list (approved occupancy list).
This agreement is hereby made between OWNER AND/OR AGENT VACATION HOLDINGS LLC, and Airbnb GUEST hereafter known as RENTER.

Rates, Accounting and Payment Schedule: The terms, rates are based on “two guests”, payments and balance due are based on Airbnb Booking Confirmation.
Cancellation: Terms of Cancellation are based on Strict Airbnb Cancellation.
Refunds: All representations made by owner/ owner's representative are complete and accurate to the best of their knowledge and made in good faith. Owner/ owner's representative is not responsible for issues outside of their control. Sorry No refunds will be made for early departures or delayed arrivals. No refunds or schedule changes will be made due to weather, airline, road conditions, power, gas, electrical, heating, water supply, pest and insects, air conditioners, appliances, BBQ, electronics, televisions, internet, satellite service, outages or failure of any of the electronic equipment in the home to work properly. We will endeavor to arrange for any such problems to be corrected as soon as practical. If you have any such problem during a rental period, you must notify us immediately so that we can try and remedy the problem as quickly as possible.
Reservation Changes: Please select your dates carefully as we are not able to accommodate Reservation date changes.
Security Deposit Forfeiture: Renter agrees to leave the guest room and game room area neat, tidy and undamaged and to follow the House Rules. Failure in doing this may result in the loss of all, or part, of the security deposit. We hope we never have to do this; but the following are considered to be immediate forfeiture of the entire security deposit along with the loss of your entire stay (you will be required to leave immediately without refund) Unauthorized guests on premises (visitors), unauthorized pets, and any cigarette smoke inside the cabin.
Repairs & Service Calls: We cannot guarantee against mechanical failure of heating, air-conditioning, Hot Tubs, TV's, Satellite Receivers, DVD players or other appliances. Promptly report any equipment that is not operating properly and we will make every effort to resolve the problem as reasonably possible. Renter agrees to allow repair personnel immediate access for the purpose of making any emergency repairs.
Check in time is 5:00PM There’s no such thing as a check-in time that’s too late, so no worries there. Let us know if you’d like an earlier check-in time than 5PM. Guests should not arrive until the property is ready for occupancy unless approved to insure that gusts do not set off the alarm. Parking & Security: This cabin has a central burglar, fire alarm and video surveillance system which monitors the parking area and entry way. The home is located on a narrow one lane road, emergency access is required at all times, please do not block the lane leading to the cabin or driveway area. Two covered parking spaces available for our guests. We cannot accommodate boat trailers, campers or any type of RV’s.
Checkout time is 10:00 AM but variable if we do not have a back to back — you can sleep in or linger a few more hours longer if we do not have a back to back. Please ask for approval ,we will let you know right away and if we can accommodate, will send a written confirmation showing the later check out time.
Supplies: Linens are supplied along with one set of towels for each guest, blankets and pillows, spa robe for each guest and spa towels. We provide an initial starter supply of toilet paper (container holds three rolls) a roll of paper towels, amenity soaps, shampoo, and trash bags etc. for your convenience.

No Smoking: No smoking is allowed inside the cabin our near the cabin doors or windows. The only approved smoking area is on the concrete driveway located near the entry gate to the guest suite. All cigarette butts must be disposed of in the approved cigarette receptacle
Suitability/Safety: The cabin may not be suitable for guests that have difficulty with mobility or for infants and toddlers. The indoor and outdoor stairways are steep. We do not recommend children under the age of 2 years of age on the upper level, the upstairs railing around the loft does not go to the floor and the only way out in an emergency is a rope type fire ladder.
Occupancy Compliance: Our guests must b e compliance with the occupancy requirements of our insurer and local fire ordinances. Over occupancy is a serious infraction as the occupancy list must be accurate at all times. Occupancy by additional persons, beyond the specified maximum occupancy of two guests without authorization, will result in the forfeiture of your security deposit and/or early termination of your rental period immediately, without refund or rental fees paid.
Fireplace & Firewood: We do not provide firewood. The gazebo fireplace is available year round the only exception is if the county has issued a fire ban. Limit logs in the fireplace to a maximum of two logs to insure the fireplace does not get overheated. No liquid accelerants, and approved logs only, please do not burn any type of construction materials, branches or trespass on our neighbors property in search of burning materials. Game room fireplace not available for guest use.
Neighbors and Property Boundaries: Please be respectful of property lines and boundaries between our cabin and our neighbors, and that you must observe "quiet hours" between 9PM & 7AM each day of your visit.
The Legal Stuff
Disputes: This Agreement shall be governed by and interpreted in accordance with the laws of Georgia. Guest(s) specifically consent to such jurisdiction and to extra territorial service of process.
Hold Harmless: Renter acknowledges and understands that each and every guest, or guardian, is solely responsible for any accident or injury to any person while in-residence, and neither the Owner nor the Agent accepts any legal or financial responsibility. Renter(s), guests, and guardians, assume all risk of injury or other loss resulting from any recreational activity and will hold the Owner /Agent and Caretaker harmless with respect thereto. Renters(s) hereby agrees to indemnify property owner, agent, caretaker and hold harmless from any and all claims, including those of third parties, arising out of or in any way a result of the Renter(s) use of the premises or items therein.
Riverfront Risk: The cabin is a riverfront property any recreational river activity is at renters own risk. In consideration of my being allowed to use the river area, renter releases Owner/Agent, Caretaker from any and all claims, demands, actions or cause of action whatsoever, and from any and all liability for any loss or personal property damage, or personal injury of any kind, nature or description, including death, that may arise or be sustained by myself, a child, or any of my guests. This release will be binding upon my relatives, guests, children, ministrations, executors and assigns.
Insects/Wildlife Risk: It is likely that you could encounter bugs of various types, including wasps and/or hornets, mosquitoes. The property is located next to a national forest, although rare snakes ,bears, raccoons have been sited on the property, food should never be left outside unattended and trash barrels must be contained in area provided located. Owner/Agent or caretaker cannot accept responsibility for any injury caused by said insects or wildlife.

We were fortunate enough to discover Orcas Island back in 2003, it was then that we made the decision this was where we wanted to retire. In 2011 we made this a reality and focus on our vacation homes full time. We enjoy working on projects where we can find a ugly ducking of a house and turn it into a beautiful swan. My husband is incredibly handy so we can do all the work ourselves. We work well together as his talents combined with my passion for interior design makes for a winning team. Favorite hobbies are cooking, entertaining and sailing. Our children are very precious to us as we lost our youngest son a few years ago and now realize how important it is to to slow down and make time for family and friends. Everyday is Precious!
