The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

A peaceful retreat for couples, walkers, and cyclists, it offers modern comforts and an enclosed private garden, perfect for unwinding after a day exploring the South Downs or cycling the Downs Link Path. Just off the A27, the cottage is ideally placed for visiting Brighton, Lewes, Arundel, Steyning, and the many picturesque villages nearby.

Poets Rest is a beautifully restored former shop located next to Brighton and Hove’s Poets Corner. While the area is known for its lively, community feel, Poets Rest itself is tucked away on a quiet street, offering a peaceful retreat. The building dates back to the early 20th century and remains part of a vibrant neighbourhood full of independent shops, artisans, and local businesses—a spirit that lives on just around the corner.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Very Thought of You

‘The Very Thought of You’ is named after the famous song by the actor and composer Ray Noble, who was born within these very walls, and whose plaque you can see on the front of the building. Throughout the apartment, antique furniture and unique finds are tastefully combined with natural materials, with oak floors and a calming colour palette carefully chosen to help guests feel at peace and relaxed in every space.

Brighton is a short bus ride away or a 30 min walk along the promenade or along Church Road passing shops, bars and restaurants all the way.
