This is our lovely seaside home, located at 26 Sheep Pond Rd., Nantucket.
Away from the busy town center. Located at the end of a sand/dirt road, Next to a quite beach.

The security deposits to be held by DJV Real Estate LLC against final cleaning, loss, damages that occur during this lease term upon inspection by owner or his agent. Lessee's liability is not limited by the amount of the security deposit paid and is not to be considered prepaid rent. THE LESSEE AGREES: (1) To pay the rent as stated above. ; (2) To pay the same rate for any period that they occupy beyond the lease term (with prior approval from the owner or agent). ; (3) To vacate the premises at the end of lease term.; (4) NO SMOKING ON THE PREMISES. PET WAIVER: Approved for 1 dog with tenant. Additional pet security deposit of $300. Damages caused by tenant or their pets will be charged against all deposits made herein. ; (5) All personal property of the TENANT brought onto the leased property shall be at the sole risk of said TENANT. ; (6) To keep and vacate the premises in as good condition as they now or may be put by the lessor, except changes that may result from reasonable use and wear, or other unavoidable casualty. ; (7) If the tenant is not satisfied with the cleanliness of the premises upon arrival, TENANT will notify DJV Real Estate LLC within 24 hours of arrival. TENANT understands and agrees to leave the home clean and ready for occupancy upon departure through own efforts or expenses deducted from their security deposit. LANDLORD shall provide clear recycling bags and trash bags. TENANT shall recycle trash by Nantucket rules and regulations. LANDLORD must submit written and itemized copies of all bills, cleaning, repairs, damage claims, etc. to TENANT within 45 days of TENANT vacancy in order to process and return to the TENANT by the 60th day and the LANDLORD will be deemed to have waived his rights to relative reimbursement of any bills and expenses resulting from tenancy. ; (8) To permit the Lessor to enter the premises at reasonable times to make repairs or improvements or to show perspective tenants or pursuant to court order and to protect the premises if it appears that said tenant has abandoned the premises.; (9) Tenant agrees to make the premises available to show for sale purposes with 24 hours advance notice.
IT IS AGREED: (1) That on any breach of above agreement, the Lessor may enter and expel the Lessee.; (2) That waiver of one breach shall not be a waiver of subsequent breach.; (3) That there have been no representations or agreements except as stated herein as to the condition or repair to be made on the leased premises or approaches, or as to anything else done by Lessor.; (4) If leased premises are damaged by fire or casualty, or take in whole or in part by eminent domain, so as to be unfit for occupancy, the LANDLORD may terminate the lease or may restore the property and shall make rent allowances for the interruption of use.; (5) TENANT will not sublet.


The Lessor will have the premises clean and ready for occupancy, will pay electric, propane, lawn care, trash removal, water/septic, internet and cable. Lessee will occupy premises in an orderly fashion. Lessee will care for the household linens including their final laundering and will leave premises in good clean condition through own efforts or expense.

The LANDLORD and TENANT acknowledge that under Massachusetts Law, the described property may be deemed to contain lead paint, if constructed before 1978. The LANDLORD acknowledges that whenever a child under 6 years of age resides in any residential premises in which any paint, plaster or and accessible materials contain dangerous levels of lead as defined pursuant to M.G.L. Ch (PHONE NUMBER HIDDEN)B the LANDLORD shall remove or cover said paint, plaster or other material so as to make it inaccessible to other children. DJV Real Estate has no knowledge as to the presence of lead paint in the premises and makes no representation regarding the same.
The LANDLORD and TENANT agree to indemnify and hold DJV Real Estate harmless from any and all claims or action regarding alleged violation of these regulations.

ACKNOWLEDGEMENT: Tenant acknowledges they have reviewed and understand the terms of this lease and agree to be bound thereby.
