This property is a late 19th century Victorian built mid terrace house which has recently been beautifully renovated and tastefully furnished into a holiday home. It is ideally located just outside the city centre but within easy reach and only a 20 minute walk of the many attractions, bars, cafes and restaurants. Located close by and within a 5 minutes walk are pubs, takeaways, shops and a supermarket. The racecourse and designer shopping outlet are within a 10 minute drive. Both the North York Moors and the Yorkshire Dales are within easy reach.
The property offers a bedroom with king-size bed, original cast iron fireplace, dressing table, built in cupboard and wardrobe and a second bedroom with twin beds, original cast iron fireplace and ample storage. Downstairs is a luxury Bathroom, newly renovated to a high standard with P shaped bath with shower over bath, sink and WC and and heated floor. Hand soap provided. There is a fully fitted and equipped kitchen including electric oven with gas hob, larder fridge with freezer compartment, microwave and washing machine. When its time to relax you can enjoy the comfortable living room with sofa, chair, LCD HD 32” Flatscreen TV with freeview, DVD player and extensive DVD library, a small selection of games, Ipod Dock and free WiFi Internet access and library of books. There is a separate dining room with dining table and 4 chairs. To the rear is a secure and enclosed backyard with table and four chairs.

TERMS AND CONDITIONS
1. Formation of Contract
1.1 The contract is formed between you and Angela Bacon (referred to as “I" or “me") for the provision of short term holiday rental of the property known as 36 Pembroke Street, York, YO30 7BB when I accept a booking. I reserve the right to refuse a booking prior to issue of booking confirmation. I will provide such short term rental subject to these terms and conditions of booking. Your statutory rights are not affected by anything contained in these terms and conditions.
2. Description of the Property
2.1 I aim to ensure that the information on the website listing is accurate; however, there may be small differences between the actual property and its description, as improvements are made to improve services and facilities.
2.2 Where, due to unforeseen circumstances beyond my control, the property becomes unavailable, I will refund all rent paid in full and you will have no further claim against me.
2.3 I accept no responsibility for noise or nuisance resulting from third party activity over which I have no control.
3.1 I reserve the right to increase or decrease the price shown in the price list at any time. However, once a booking has been confirmed, the price will not be increased unless the booking is amended.
3.2 Bed linen and towels are included in the price and beds will be made on arrival.
3.3 All gas and electricity costs are included in the booking price. .
4.1 For booking the property more than 56 days prior to the start of the rental period you shall pay a deposit of 20 % of the total price within 5 days when booking. You must then pay the remaining payment at least 56 days prior to the start of the rental period.
4.2 For booking the property less than 56 days prior to the start of the rental period you must pay the full price when booking.
4.3In the event of late payment, I reserve the right to cancel the booking, in which case the provisions of Condition 6 will apply.
4.4Payment may be made by cheque payable to Angela Bacon, or by bank transfer details of which will be made available on request.
4.5Payment of the deposit shall be deemed to constitute acceptance of these terms and conditions.
5. Your Obligations
5.1 You must take good care of the property and its contents and leave them in the same condition as they were in on your arrival. All damages, breakages, losses and any extra cleaning and repair costs which are incurred due to your non-compliance with this condition, will be deducted from your damage deposit referred to in Condition 4.3. Should you find any damage or non-working items on your arrival, you should notify us immediately, otherwise you may be charged.
5.2 You agree:
(a) not to use the property for any commercial purposes;
(b) not to cause an annoyance or become a nuisance to occupants of adjoining premises;
(c) not to smoke in the property;
(d) to leave the property in good order.
5.3 You will inform me when you make the booking who will be occupying the property and only those people will be entitled to occupy the property. The person making the booking certifies that:
(a) he or she is authorised to agree to the booking conditions on behalf of all persons included in the booking including any changes;
(b) the signatory must be over 18 years of age and a member of the party occupying the property; and
(c) has agreed to take responsibility for the occupying party.
5.4 Pets are not allowed in the property.
5.5 You will be able to have access to your property at 3.00pm on the first day of your rental period and you must vacate the property by 11.00am on the last day of your rental period.
6.1 If you have to cancel your booking you must let me know in writing as soon as possible. If you cancel or the balance is not paid on time the booking deposit will not be refunded. If the balance payment is not received at least 28 days before the start of the holiday the booking will be automatically cancelled. If you have paid the full balance of your holiday and you cancel at least four weeks before the start of your holiday I will refund to you 50% of the total costs minus the booking fee.
7.1 I recommend that you take out insurance to protect you against any losses.
8.1 If you have any cause for complaint you shall bring this to my attention immediately to allow me an opportunity to achieve a satisfactory solution. In any event you should formally register your complaint at the time. On your return from holiday you should write to me within 14 days of your return detailing your complaint. I cannot consider any complaints where you have not complied with the above conditions.
9. Rights of Entry
9.1 I reserve the right to enter into the property at reasonable times to inspect the property and/or carry out any necessary repairs or maintenance.
10.1 I shall not be liable for:
(a) any loss or damage caused directly or indirectly by circumstances or events beyond my control;
(b) any indirect or consequential losses;
(c) any lost profit or other business losses.
11.1 The contract between you and me is subject to English law.
Please also note that we may not accept a booking where it leaves single nights free between bookings.
