There is a lovely walk down to Seaton beach through stunning woodland (Keveral Woods), just 3 minutes walk from Captains Cottage, which I am surprised you didn't find as it does have a public footpath / bridal way sign next to it, but you only had to ask if you were interested in doing the walk, and we would have happily helped you.

The cottage is surrounded by two beautiful valleys, and as locals, we are use to the hills. Indeed there aren't many areas of Cornwall that don't have hills! It's part of the areas outstanding natural beauty.
I'm afraid it's normal for farms not to allow visitors to walk through their farmland, especially when there's several public footpaths / walking routes available. Your stay was during lambing season so it was equally important to ensure livestock are kept safe. These are the general laws of the countryside and not unique to Cornwall.
The beauty of the area is that you can actually get very close to the farm animals without compromising their safety.
