Your own key to house leads you to the second-floor suite (bedroom plus bath) that's yours alone. A 15x15 foot bedroom carpeted in Afghan rugs, 19th and 20th c antiques & 100s of books; small hallway with chair & mirror; all tile PRIVATE bath with rainshower & garden view. Room has chaise longue, chair, side tables, luggage rack, clothes rack, twin bed with high quality linens. No guests of guests; no kitchen privileges, no guests under 21. Person making booking must be the person staying.

Your room and bath are the entire 2nd floor of this beautifully restored and decorated 1850s brick townhouse in the West Village. The house has been published in several decor magazines, including photos of this bedroom. The room is 15' by 15'. There's a single bed with luxurious linens and European down comforter, an elegant 19th century chaise longue covered with silk, a working woodburning fireplace, hundreds of books, a 42 inch TV + VCR.. everything you need to unwind after a busy day in the city. Hotel-standard blackout curtains and white noise machine to ensure a good sleep, also a powerful but extremely quiet ceiling fan. All tile bath next door is small but has a rain shower head and window overlooking back gardens. Shampoos, conditioners, bodywash, toothpaste and other toiletries are provided. There is a 3' by 3' antique mirror in the room itself. Also, the bath has a large mirror at a somewhat inconvenient angle; there is another large mirror in the hallway between bathroom and bedroom, a small mirror facing it, and there is a table top magnifying mirror for shaving or makeup. In one corner is a luggage rack and clothing rack with hangers. There is an electric kettle, tea cup and tea bags but no other cooking facilities. There are 3 good reading lamps, one by the bed, one by the chaise longue and one by another side chair. This is an IKEA-free zone! (nothing against 'em, but too many Airbnb rentals have the same ugly couches against the same "exposed brick" walls..)

No one else will enter your room or bathroom. Owner does not entertain guests or use music system while guests are in the house and will be reading or writing if she is there. Owner never uses TV.

Very quiet location (for New York) as Leroy Street has almost no through traffic and there are no bus routes nearby. Owner does not play music or watch TV and rarely makes phone calls.

NO GUESTS OF GUESTS for legal liability reasons! Guest has access to the suite, but not to the kitchen, laundry, garden or other rooms. There is an electric kettle, tea bags and tea cup in the room but no refrigerator or cooking facilities. Guest has his or her own key to the house and can enter and leave 24 hours a day. There are many coffee shops within a 3-4 minute walk, as well as bars and restaurants where you can get a drink or meal until late at night. There is a 24 hour grocer 2-3 minutes away on Bleecker Street.

Host works from home (online work) and is very quiet. Happy to answer questions but not looking for a social experience. The aim is for you to feel you are in your own private enclave.Best for a self-contained guest who values his or her privacy. No curfew, come and go as you like. But no visitors.

Ann ist eine freundliche Gastgeberin, die sehr gut kommuniziert und einem alles erklärt was man zur Unterkunft wissen muss. Sie hat ein paar Regeln, an die sich der Gast halten soll, und das ist auch in Ordnung. Das Zimmer war exakt wie in der Beschreibung. Die Einrichtung ist sehr gemütlich und bequem. Es fehlt Platz um Klamotten zu deponieren. Die Lage ist fantastisch! Die Strasse ist nachts ruhig, aber bis 11:00 Uhr macht der Pub gegenüber Krach, weil alle Raucher draußen stehen. Das Bad ist aber definitiv zu klein. Die Dusche ist gleich das Bad, beim Duschen wird alles nass. Ich denke ich würde nächstes Mal lieber eins teilen wenn es dafür größer ist und eine richtige Dusche hat.

I stayed at Ann's beautiful townhouse for five nights and I mostly enjoyed it. There are a lot of pros, but also two cons. Ann is very friendly and helpful. She was always there when I had questions. The location is simply great. It's only a two minutes walk to the next subway station (W 4 St). The neighborhood is charming and safe, there are tons of cafés, restaurants and shops nearby. I especially liked Amy's Bread (Leroy/Bleecker) for Breakfast and Coffee, the Risotteria (Bleecker) and the fantastic Falafel at Taim (222 Waverly Place) for dinner. My room on the first floor was big enough and clean. The bed was comfy and there was also a small couch to sit and relax. With regard to the location it is really tough to find a Hotel room for this rate with similar amenities. But there were also two little downsides. As a guest had mentioned before there was a light smell on the ground floor. It might be from the two cats, although there are exceptionally clean and very cute by the way. But since I slightly noticed the smell in my room and had to work there for a while, I bought a small air refresher. After that it was fine. Second, the noise level. For New York, the room is mostly quite, since Leroy Street has almost no through travel and there is no Bus station nearby. But there is a bar vis-à-vis and another one nearly beside the house. On Friday and Saturday both seem to be opened until 4 am. Although I used ear plugs, I woke up a few times during these nights until 4. On the other nights it was absolutely no problem and the noise level from the bars was low. On the whole I would return – but maybe not on a Friday and Saturday.

Thanks, Marc. The noise seems to be higher lately on some weekends, maybe because of sporting events or because people are back from their summer vacations and not yet intimidated by the cold? In the colder months no one is hanging out on the street outside. I'm sorry about that, I noticed it too the weekend you were there. However, whenever I sleep at a friend's house in NYC I am horrified at the traffic noise which is absent in my house. So the moral may be, this is a noisy city. I did provide a white noise machine!

I really enjoyed my stay. Communication with the host was fast and efficient. The location is perfect, and the house is very beautiful and unique. The room was spacious and comfortable.

Make sure to bring your own water bottle! Even though this is an Air bed and breakfast, the host won't be kind enough to provide you with water or even to fill up your water bottle. She does the very minimum and isn't too friendly. Also there is no air conditioning so the room is disgustingly hot. Location is prime though!

I never said in the listing that I provide drinking water. There is water in the tea kettle (or in the bathroom faucet). There is a very high end ceiling fan in the room. I never said there was air conditioning. There was no problem with your check in other than that you were late. I was at the house and let you in. However you had a lot of trouble locking and unlocking the door. I don't understand when I was "unreachable". Each time you contacted me I responded quickly and indeed I was in the house with you some of the time. I did not care for your attitude, and we just didn't have good chemistry. I hope you will enjoy your other trips more. I have certainly enjoyed other guests more.

Excellent location for exploring the West Village and surrounding neighborhoods, visiting NYU. Perfectly clean private bath -- and I am very particular! -- with nice strong rain shower. Friendly kitty household -- I enjoyed meeting and petting them, though folks who don't love cats might not love that. Bars/restaurants downstairs and across the street were noisy rather late, but it was a Friday night, so not surprising. I hadn't realized there wasn't air conditioning (I'm sure I just missed it), but I was comfortable with the window closed and just the ceiling fan after a warm September day. Ann is friendly, helpful, and otherwise hands-off, which suited me fine! Thank you!

Ann's place was great! It was perfectly located to everything I needed while in town for a conference. I grew up in a city, I live in a city, and I'm used to city noise, but this was even louder than I expected; luckily, Ann keeps a white noise machine in the room, which worked wonderfully.

Thanks Reed. You were a good guest and I am so sorry you found it noisy. Friday and Saturday nights there is noise of people talking outside as you are only one flight of stairs above street level. However, there is hardly any traffic on Leroy Street so you are spared traffic noise.
