Enjoy the trendy Príncipe Real district, famous for cool shops, hip restaurants and beautiful gardens. This is considered the best area to live in Lisbon, perfect for visiting the town center on foot.
Live at a residential street a few meters from a lively garden and 5 min from Bairro Alto, the best nightlife spot in Lisbon.

Important notes:
- Access to the terrace and upstairs platform is by a steep ladder - not suited for children or persons with mobility problems
- Third floor without lift

Die Unterkunft
Charming and bright, this penthouse apartment has a rooftop terrace with a fantastic view.
It's a third floor apartment, spacious, with varnished wood floor. It is an apartment with 2 bedrooms and a spacious living room that accommodates up to 6 persons. The layout is as follows:
- Living room with 2 windows facing the street and one small balcony. Comfortable sofa bed, TV.
- The main bedroom #1 at the back is very tranquil, facing the rear gardens and courtyards of neighbouring buildings. Here is a double bed.
- The smaller bedroom #2 has a bunker bed – for 2 persons, ideal for families.
- There's a small area atop the living room with a comfortable sofa bed where 1 person can sleep. This area is accessed by an attic type of ladder (steep ladder)
- A fully equipped kitchen.
- A complete bathroom with bathtub.
- Finally, there's the large rooftop terrace with an amazing view over the rooftops of LIsbon, all the way to the river. Here you can have a drink or a simple meal, you can lounge and relax and enjoy the Lisbon sunshine!
Note that access to the terrace is using the steep attic type ladder.

The apartment is all to yourselves. It is totally equipped for a comfortable and practical stay:
- Towels and bed sheets for all the guests
- Fully equipped kitchen, including microwave, stove, oven, a small refrigerator with freezer, basic cooking supplies, toaster, kettle, coffee maker, Nespresso machine, kitchenware, iron and ironing board. No dishwasher.
- washing machine s at the top platform of the living room.
- There is no air conditioning but electric heaters and fans are provided.
- Cable TV with international channels and Netflix app, books, games, stereo with Bluetooth, radio and CD player, internet with wi-fi.

If you need, I can provide you (for free) with some baby equipment:
- Stroller
- High chair (for eating)
- Travel baby bed

WHAT IS INCLUDED
- Clean towels, linens and sheets are provided. There is no daily cleaning service or replacement of towels. You can ask for any number of house cleanings and towel / linen replacement for an extra fee.
- This is a self-catering rental. This means that we will leave you a starting amount of certain items like toilet paper or detergent but when it runs out you should get more yourself.
- Apartments in old buildings don't have a lot of electric power available unless the building has been renovated very recently. If you turn on many heaters full power at the same time, or high power electrical equipment (like washing machine, hair dryer, toaster, water boiler, etc.) the safety electrical switches can go off. This is normal.

BOOKING
- Please keep in mind that the booking is only finalized once the reservation has been made. While you're asking questions about the apartment other guests might book it.

CHECK-IN TIME
- We are very flexible and will try to accommodate to your arrival time. You can usually arrive at any time from 11h30 am to drop off your luggage and get the keys. In this case please note that the house may not be clean and ready until mid-afternoon and you should not stay in the property while it's being cleaned.
- The only way to be sure and have the apartment ready on an early morning arrival is to book the previous night.
- For arrivals after 20h00 there is a "late check-in" fee of 10€ to pay in cash on arrival. After 23h00 it's 20€ and after 1h00 am it's 40€. However, please note that it may not always be possible to do a check-in after 1h00 am. If you arrive later than this please check with us in advance.

CHECK-OUT TIME
- You should have everything packed and be ready to leave the apartment at 11h00, or at the latest when the cleaners arrive. You can't stay after 11h00, but sometimes it may be possible to leave your luggage in the house until later.

ACCESSIBILITY
- The apartment is at the third floor, in an area of central Lisbon where most buildings don't have elevators. Therefore it's not suitable for wheelchair users or guests with mobility problems.

OUTSIDE NOISE
Guests here never had any problems with noise. However you should note the following.
- The sound insulation in these ancient buildings is very poor compared to modern constructions. It may be possible to hear sometimes sounds from neighbors.
- This is not a loud street and there's not much traffic. But of course, it's not a tranquil small village street so no matter how good the insulation it may still be possible to hear something from the outside, specially in the living room. The bedrooms are to the back of the house and are very quiet.

OWNER ACCESS
- On rare occasions, authorized persons may need to access the property for maintenance services or other necessary tasks (owner, caretaker, cleaners, repairmen, etc.). We will try to avoid this and to warn you in advance.

It is at the top of Rua de São Marçal, just a few meters from the Botanical Garden, the Natural History Museum, and the beautiful garden of Príncipe Real (which esplanades, kiosk and even a small park for children).
There are several small shops and groceries close by, as well as a supermarket at 200m that is open every day 9h to 22h

When my wife and I decided to buy and prepare an apartment for guests for the first time, we furnished and decorated it as if it was our own home, trying to make a cozy, comfortable and practical place to stay.
