The Space

High level of finish and furnishings for a charming authentic beach home close to the beach. Very clean. There are 2 bedrooms on the main floor, each with a Queen bed, that share a full bath. The other 2 bedrooms are on the second floor (2 twins in one room and bunk bed in the other) and they share a full bath.

Vaulted ceilings with large windows let in a lot of light into this open living room. Open beams give you the Cape Cod boat house feel made complete by authentic porthole window and brass cleat hooks. Living room and dining room done in simple blue and wood tones. The bedrooms are just charming with tasteful beach cottage accents. Bathrooms are being fully gut renovated in February 2016 - new porcelain wood floors, tile shower/baths, all fixtures - everything will be new and high end for this summer!!

“The "amenity" box is unchecked for this property because typically renters bring their own sheets, towels etc. That said, there are some great local companies we can refer you to that have rental linens available that can be delivered to the home for an additional fee.

Available full weeks only (Saturday to Saturday) in July and August as well as mid June / thru mid september. We will consider weekends if we have availability 45 days out.

"We do take less than 7 day rentals outside of July and August but our preference is for full weeks Saturday to Saturday. We typically hold out for full weeks in June/Sept till about 45 days out. By submitting a reservation you electronically sign the following Short-Term Vacation Rental Agreement:

LEASE, made today BY (Owner or Master Lessee) hereafter called LANDLORD AND you (the person booking this reservation) hereafter called TENANT,

The LANDLORD hereby leases to the TENANT, the premises reserved via this site.

Lease begins at 3 p.m. and ends at 10 a.m.
All PAYMENTS must be made as agreed otherwise this lease is considered canceled.

SECURITY DEPOSIT and/or Damage Protection Insurance is NOT to be considered prepaid rent, nor shall damages claimed, if any, be limited to the amount of said security deposit or Damage protection insurance. In the event of damages, the LANDLORD will submit to the TENANT an itemized list of any damages or extra costs claimed to have been caused by the TENANT and return the entire security deposit less damages and other lawful deductions, such as extra cleaning, lost/missing keys, pay-per-view TV or phone toll costs, if any.

CANCELLATIONS & REFUNDS
If the TENANT cancels this lease in writing to the LANDLORD’S AGENT after the Rent Deposit is received by the LANDLORD, and before occupancy, and the LANDLORD re-rents the same term for an equal or greater rent, all payments will be refunded to the TENANT within 30 days after the term of this lease, less the reservation fee, and a cancellation handling fee of 15 per cent of the total rental fee. If the LANDLORD re-rents for a lesser rent, all payments will be refunded to the TENANT, less the difference of the two rents or 15 per cent of the total, whichever is greater. If the LANDLORD does not re-rent for the same term, all TENANT payments for the entire contract amount are due and forfeited to the LANDLORD. There are no refunds for a cancellation made 30 days or less before the rental term. EXCEPT AS STATED ABOVE, NO REFUNDS WILL BE PROVIDED FOR CONDITIONS OR EVENTS BEYOND THE CONTROL OF THE LANDLORD OR THE AGENT. THERE ARE NO REFUNDS FOR HURRICANES, NATURAL DISASTERS OR THEIR EFFECTS. TENANT IS ENCOURAGED TO PURCHASE TRAVEL INSURANCE THAT MAY PROVIDE REFUNDS IN THE CASE OF HURRICANES, NATURAL DISASTERS OR THEIR EFFECTS. ADDITIONALLY, REFUNDS ARE NOT PROVIDED FOR NOISE OR OTHER ANNOYANCES, SUCH AS CONSTRUCTION FROM NEARBY PROPERTIES NOT OWNED BY THE LANDLORD.

ADDITIONAL TERMS AND CONDITIONS

The parties hereto, in consideration of these presents, agree that this is a Massachusetts contract and a lease for a vacation or recreational use as expressed in Massachusetts General Laws C, 186 15(B) 9, as amended. The parties further agree that:
No more than(Max occupant number per listing for this property at time of booking) persons, including infants, children and overnight visitors shall occupy said premises and shall not permit more than (Max number per listing for this property at time of booking) vehicles to be parked in the spaces assigned to the premises at any time.

No smoking, nor animals, birds or pets of any description shall be allowed on the leased premises unless otherwise agreed in writing / email.

The TENANT is responsible for and agrees to notify LANDLORD’S AGENT before departure of all damage, loss and/or added expense to the premises during the lease term, including pay-per-view TV and phone charges, except normal wear and unavoidable casualty which may result from occupancy.

The TENANT will leave the premises in the same general, good and habitable condition as found on entry, including cleanliness, as described in the attached “Check Out Check List.”

The TENANT will supply bed linens, towels and extra blankets as necessary.

The TENANT shall allow the LANDLORD or LANDLORD’S AGENT to enter the premises upon reasonable request and notice, both inside and outside, to inspect the premises, to make repairs thereto and/or to protect the premises.

The premises shall not be used for functions such as weddings, wedding receptions, family reunions or any other gathering involving more than the number of occupants specified in this lease agreement unless permission is obtained by the TENANT from the LANDLORD prior to occupancy.

The TENANT will pay $200 for each hour or its portion that the premises are occupied before check-in time or after the agreed check-out time.

The LANDLORD will make every effort to ensure that equipment and appliances are in good working order and to have any repairs made in a timely manner, but does not guarantee against appliance and equipment failure including but not limited to air conditioners, Internet, cable TV, dishwasher, washer, dryer or gas grill.

If you do not personally inspect the property prior to authorizing this agreement, you agree to accept the property as is, upon arrival provided it meets the basic standards of habitability under Massachusetts’s law. We can make no claims that the property is hypoallergenic or allergy free. If you discover any damage upon arrival, please notify us immediately by emailing (EMAIL HIDDEN)

The LANDLORD is not responsible for lost or stolen items. The TENANT agrees to pay return shipping and handling charges for any item left behind and requested for return after the end of the tenancy.

The TENANT holds the LANDLORD and the LANDLORD’S AGENT harmless and indemnified from any insubstantial or non-material deviation between premises information provided at the time of booking and accommodations existing at the time of occupancy, including fixtures, furnishings, equipment, appliances or other personal property, whether due to typographical errors, misinformation or changes made to the premises by the LANDLORD.

The TENANT will hold the LANDLORD and/or his AGENT harmless and indemnified from and against all loss or damage occasioned by the use or misuse or abuse of any part of or fixture on the premises and from or against any omission, neglect or default of the TENANT, his guest, licensees or invitees.

If the TENANT defaults and/or otherwise fails to comply with any item in this lease, the TENANT agrees to forfeit the entire security deposit and vacate said premises upon receipt of proper notice from the LANDLORD and to be liable for all damages, including legal fees, should action be brought to regain possession or repair loss.

The house is nice and it was clean when we arrived. Nauset Beach was a short walk, though somewhat confusing to get to. That didn't matter because the beach was great! It was too cold to swim on Memorial Day but we saw a lot of seals in the water and the beach was not crowded at all. It was a little hard to sleep since the house is very open, so you can hear any sound that other people make. Overall it was a great trip and we liked the house.
