•Please treat the house with love and respect. This is our family home. Be gentle.
•Please respect our neighbors and keep your noise levels low. No loud music.
•Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
•No smoking. No pets.
•Kindly respect our personal items. If something breaks during your stay, please let us know. Many things like a broken dish will not be charged; we just need to know so we can replace them. The cost of any unreasonable damage caused by guests will be charged to the guest.
•Please do not go in or use anything in the small room at the bottom of the basement stairs marked “OWNER’S CLOSET.”
•Please report any unsafe or dangerous conditions to the owner immediately. Also, immediately report to owners any defects or issues with the house (leaks, appliance not working, heat issues, etc.).
•No refunds will be given for storms. Our road and gravel driveway will be plowed and maintained in the event of snow; however, our road is very steep and you will likely need four wheel drive or AWD and/or chains during the snow months. We do not refund due to road conditions.
•The hottub should be working fine, but we cannot guarantee it. If the hottub is not working, no refunds will be given. We will do our best to let you know its status in advance.
•Do not chop down any trees or branches, dead or alive.
•Please clean up all crumbs and food from any outdoor eating so we do not attract bears. Especially make sure the grill is very CLEAN.
•Please do not wear boots or outdoor shoes in the house.
•The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
My husband and I bought this house in August 2013 after spending many years renting in the Catskills. We made a list of all the things we hoped for in a house, knowing we would have to make compromises. But when we saw this house, it had everything: a spectacular view, backs up to acres and acres of state land, beautiful woods, a creek, an open living area, and enough beds to be able to invite our friends and family to join us, but also a good size for when it is just the four of us. Our kids say the best part is the porch swing where we we eat popcorn and watch the storms roll in from the across the valley. I especially love how alive the woods are with birds, deer, turkeys and all kinds of little creatures. We love the area and love having a place for our two kids to romp in the woods and dig for salamanders in the creek.
