As I had explained to Sunny after this happened, most of my renters see how much care I put into my home and they treat it with respect as if it's their own home and leave it the way they found it. Others treat it like a hotel that will be cleaned by some maid they will never see again. I think Sunny and his friends fall into that category. But that in and of itself was not enough to seek reimbursement. I had two issues: 1) extra cleaning fees charged by my cleaning lady, and 2) damage done to a dresser.
I would like to take this opportunity to reply to Sunny's comments:
1) I raised the price because the rate posted on a per night basis was for a week's stay. My listing stated I had a one week minimum. Sunny only wanted 2 nights, so therefore the per night rate is higher.
2) I had a busy week and had forgotten to send a lease. My mistake. I didn't realize it until the day before. ALL of my renters, whether it's for 2 nights or 2 months, sign a lease.
3) I do not know what beds he is referring to. I have never had this complaint before. I have a sense there were 4 couples there and only two of the 4 bedrooms have king beds. The other bedrooms have 2 twin beds each which they pushed together in one of the bedrooms. Perhaps this is why they were uncomfortable?
4) My cleaning lady charged me an extra $100 for which I sought compensation from Sunny due to 1) cigarette butts put out on my wood deck as well as flicked over the side of the deck into the yard, 2) grease completely covering every cabinet door and drawer in the kitchen, as well as the exterior of the grill outside, 3) despite the two bath towels and one hand towel provided for each bed, the group used every available towel in the linen closet which took the entire day to launder and dry, 4) a lot of uneaten food was left in the refrigerator, freezer and counter tops and had to be disposed of, and 5) beds and furniture in one bedroom were moved and not put back, 6) pool rafts and floats were not put back into the storage box. Please note that I did receive $50 from Sunny and $50 from Airbnb on this issue.
In addition, the dresser in the master bedroom was damaged. Pieces of the wood were on the floor and a photograph provided to both Sunny and Airbnb. Sunny told me it was normal wear and tear and probably hit it with his suitcase and the dresser was too delicate, therefore he shouldn't compensate me. Airbnb has a ridiculous policy such that if the item still functions, they won't reimburse the host either for damages (Hosts, beware of this policy).
I would not welcome back Sunny and his group of friends in the future. I am also seriously considering removing my listing from Airbnb as their policy is "if it still functions, we won't reimburse you". So renters can come in and spill red wine all over your rug and sofa, damage a dining table, etc., but if it's still a sofa someone can sit on and a dining table someone can eat at, the renter gets away with it and the Host has to bear the cost of fixing it?! Ridiculous!
