Set within an 18th-century stable courtyard, The Stables South is a warm, spacious cottage on the peaceful Preston Hall Estate. Just 30 minutes from Edinburgh, it’s ideal for a family escape combining countryside calm with easy city access. The cottage has two generous ensuite bedrooms and a light-filled living space with conservatory opening onto a large, fully enclosed private garden - perfect for children and dogs to play safely. A relaxed and comfortable base for family mini-breaks.

Eco loft overlooking garden and stream

This artist and architect-designed house is clad in larch and well insulated with wool felts. The access to the separate loft of our eco-house is via an external staircase. A large south facing window in the main room overlooks the woodland garden and Shiplaw burn. There is a workspace/single bedroom for an extra guest. We are located within one of the biggest habitat restoration projects in Europe and are five minutes walk from a regular bus service to Edinburgh and across the Borders.

Barleydean Suite is situated in a private annex in a country house. At the edge of the Pentland Hills, you can hike from your front door, wander to the local pub or take a bus to Edinburgh. The suite has private access for guests. It has 1 bedroom with a super king-size bed for 2 guests. Up to 2 foldaway single beds can be provided on request. Maximum occupancy is 4 people. There is a kitchenette suitable for light cooking, with hob, microwave, Nespresso, toaster, and washing machine.

Ellwyn Garden Apartment

A smart 1 bedroomed apartment on the ground floor of a traditional detached property, situated in the town of Penicuik, 9 or 10 miles from the city centre of Edinburgh. This is the perfect location for hill walkers, outdoor enthusiasts or people who simply prefer to stay somewhere a little more quiet and relaxed, but with the added benefit of being close to the city. Self contained flat with one double bedrooms, bathroom, comfortable lounge, with a sofa bed and well equipped kitchen.

Built in the 1700s the Gardener's House is set into the old Walled Garden in the stunning grounds of Arniston House, a William Adam Stately Home. A secluded, picturesque two storey house with wood burning stove for winter or glass patio doors that open onto the walled garden for summer. An 11 mile trip to Edinburgh’s first class art galleries and museums, the capital’s eclectic mix of restaurants and bars plus its boutique shopping experience all adds up to a great day out.

Ancient Castle above the River Tweed

Mary Queen of Scot's chamber at Neidpath Castle is perhaps the most romantic place to stay in the Scottish Borders. Explore privately the whole castle and then retire to enjoy your suite rooms. The antique four poster bed, deep roll top bath and open fire evoke earlier times, but are truly comfortable and luxurious. An elegant table is set for breakfast. Peebles is 10 minutes walk away, with a host of shops and restaurants, as well as a museum and award winning chocolatier.

The Bonnie Hive

The Bonnie Hive is a cosy garden cabin, tucked in a peaceful spot just a 20 minute drive from Edinburgh city centre. Around 30/40 on a bus. A comfy double sofa bed, modern ensuite, kitchenette, and Wi-Fi, it’s the perfect base for a relaxing getaway. Nearby, you’ll find Dalkeith Country Park (just 0.8 miles away) for scenic walks and adventure, plus Portobello Beach (5.4 miles), perfect for a seaside escape. Quiet, yet close to everything — your perfect retreat.

Borthwick Farm Cottage Pottery

The Pottery, nestled in the tree line across from our cottage, looks directly out onto the stunning Borthwick castle. This is a lovely area for walkers, hikers or anyone seeking peace and quiet in a tranquil environment or a romantic weekend getaway nestled below a remote historic castle. The hamlet is also only 30min drive (or 20min train) into central Edinburgh- perfect balance of city to green countryside. Please note we cannot accommodate children or pets.
