The studio has a shower room, microwave, fridge, kettle, toaster. Minutes from Emsworth train station with links to London , Portsmouth, Chichester. There is parking on our drive, max height 7ft, large cars can be tricky to park, no other parking allowed in development. We are 0.5 miles from the Village.

The area is perfect for walking, boating, cycling and sightseeing. Chichester, Portsmouth, and Goodwood are nearby as well as the award winning beaches of West Witterings.

A new 5 foot pullout sofa bed has now replaced the old 4 foot bed for a more comfortable, sleeping experience.

Situated in the grounds of our Victorian family home, the newly converted 'Garden Rooms' occupy a separate self-contained building, furnished to a high standard, and perfect for coupes wishing to enjoy walking, cycling & sailing in the South Downs National Park. The annex has its own driveway and self check-in is via a key box. The Garden Rooms are located in the pretty downland village of West Ashling. There are three local pubs & a restaurant, all within walking distance.
