The Norfolk coast is within a short distance:- Walsingham (Catholic Pilgrimage Centre) is 25 minutes away with Wells and Holkham 15 minutes further on. Fakenham racecourse is ten miles away. Dereham's Mid-Norfolk Railway - offers steam and diesel trains plus the 'Polar Express'. The area is also local for Sandringham and the Thursford Christmas Show.
The bedroom is small but the bed is double size with drawers for clothes but limited hanging space. There is always tea and coffee available on request. The bathroom has a large shower, no bath.
It is a quiet village and the bungalow is in a cul-de-sac. It is a short distance to walk around the 'River Meadow' to enjoy the sights and sounds and the stars when it's dark.

This wagon was built around 1900 for a travelling fairground showman. It has been lovingly restored maintaining the original features. There is a romantic double bedroom, cooking facilities, water & wood stove. A seperate personal shower and loo across the lawn.A small private garden and a large verandah with glorious views over acres of meadowland.
This beautiful wagon still has the ornate original features, cut glass mirrors and windows bearing the Showman's initials. These light up the mahogany and gold leaf interior. There is a new wood stove, a four ring gas hob and fridge that have been installed along with running water. All cooking utensils are provided. The bedroom has a 4'6"double and underneath where the children would have slept is a 3'6" cupboard bed. There is a personal, separate shower and toilet room across the garden.
Stay in Bert's Wagon in it's tranquil setting with a view over open fields and the River Wensum. Open your door to the east morning sun and breakfast on the verandah overlooking a 6 acre set aside meadow full of wild flowers. Watch the buzzard family flying on the thermals and the nesting Marsh Harriers on the lake at the bottom. Each autumn and winter evening the rooks and geese will give you a personal flyover and barn owls search the field for prey daily. Explore the myriad of footpaths encompassing the open parkland of Raynham Hall, woods, river and lime avenues. Enjoy this dream escape with walks and bike rides from the wagon door and the sea a 20 min drive to the beautiful expanse of the North Norfolk Coast.

A really super, bright brick and flint cottage in a quiet village location, enjoying wonderful long distance open rural views and within easy reach of the coast and many local attractions. Gallery Cottage is the annexe of the original village School House which became the home of the sculptor Henry Moore in the 1920's and later the renowned American painter, Alfred Cohen and his family. In 1983 The School House Art Gallery opened, which has gained a well-respected reputation for showing contemporary art of the highest quality. The adjoining annexe was totally renovated in Spring 2018 and now stands proud in its own right as a very comfortable and stylish holiday cottage with two en-suite bedrooms (double and twin), and an airy open-plan living space, with exposed original brick and flint wall, overlooking the garden and fields beyond. With an en suite bedroom on each floor, Gallery Cottage will appeal to couples, singles and friends who enjoy their privacy and independence. It's an ideal spot for walkers, bird watchers, and indeed artists and art lovers - though they might find the temptation of an art gallery next door a bit too hard to resist! Once a Victorian Station Master's house, now a fabulous peaceful woodland retreat, full of character and colour, with easy access to both coastal and rural North Norfolk. Situated in a south facing corner of a paddock and with its own garden, ‘The Waggon’ is larger than most shepherd’s huts making for a more comfortable stay. It was completed in 2018, using old and repurposed materials. Stained glass windows and polished hardwood panelling are blended with mod cons, it is full of character. Well equipped with en suite shower room, kitchen area, wood burner for the chilly weather plus a separate spacious storage shed for bikes coats and muddy boots! Gt. Ryburgh has a shop, pub and butcher. 15 miles from the coast perfect for bird watching, cycling and enjoying our lovely countryside.
The paddock is part of our smallholding. We keep sheep, chickens, ducks and geese. There is usually a horse and/or a pony too. Quite often chicks, lambs and ducklings will be around. Some or all of these will be within the view (although there is a fence to keep them from bothering guests). With all this, sadly we cannot allow guests to bring their pets. The Waggon is close to the stables but retains its privacy so we shall not disturb you as we go about our jobs. Parking is provided for a car and a separate shed allows secure storage for bicycles and somewhere for wet clothes and boots. There is a private mown grass access path. The Waggon has an outside light which you are welcome to leave on but a torch is also useful after dark. The Waggon is strictly no smoking inside or outside. Facilities Hot and cold running water and electricity. Double bed with soft headboard and a reading light Storage underneath both the bed and the leather sofa. Clothes hooks and hangers A kitchen comprising sink, oven (conventional/microwave), double hot plate, kettle, toaster and fridge. Implements and crockery A breakfast bar with stools looking directly out through a large window over the paddocks and fields A sofa Wood burning stove with firewood provided to start you off, more available for a small extra charge or from the shop. Shower room with thermostatically controlled shower, WC and basin. Towel hanging and space for sponge bags Power points and USB charging sockets (all you need is your charging leads) Wifi (code by the charging points) A barbeque is available too (charcoal available from the shop) Secure storage for bicycles in separate shed with more coat and boot space
The village has a shop/post office, pub (opening Wednesday to Saturday) , fish and chip shop, church and a butchers. The shop in particular is a very vibrant community venture and offers a good range of food, fresh bread, fresh fruit and vegetables, newspapers, greetings cards etc. and best of all it is right at the bottom of the drive. It also sells books and has basic cafe facilities . There are good walks around the village of Ryburgh with direct access to them without the need to go on the road. Cycling is good and we are on National Cycle Route #1. Route #13 is less than a mile away too. The playing field with outdoor gym equipment is a very short walk away. Fakenham is less than five miles away with a full range of shops, doctors, dentists, garages etc. Market day is Thursday. The coast is 25 minutes away by car at Wells-next-the-Sea, Stiffkey and Morston.

Gamekeeper’s Lodge is a romantic fairytale luxury cottage for four in South Raynham, just a 20 minute drive to the coast. In their tender and sympathetic restoration, the owners have picked beautiful artwork and fabrics to offset the Farrow and Ball walls, which give this gorgeous English country cottage a sprinkle of magic. Situated in the village of Raynham, a mile south of East Raynham, the ancient family seat of Turnip Townsend, this beautiful Grade II listed property retains much of its original character, including wooden shutters, Norfolk pamment stone floors and stripped floor boards. Plucked straight from the pages of a story book, with its pretty wrap-around garden and gorgeous interiors, you will be planning your return before you’ve even left! The property boasts some very indulgent features and mod cons (including an Alexa), yet maintains an 18th century feel. Decorated in muted greys, lavenders and greens throughout it offers a relaxed and stylish place to stay. A long soak in one of the two roll-top baths and then a good night's sleep in one of the sumptuous beds with their 2000 sprung mattresses and 800 thread count linens, will make for a divine end to the day. Suitable for walkers, bird watchers, or lovebirds, this gorgeous retreat is sure to cast its spell over you. Additional Information Although the cottage sits in its own plot, it does adjoin a main road so some traffic noise may be heard, although this should not affect your enjoyment of the cottage or its delightful garden. Ground Floor: Dining hall With galleried landing with wooden staircase to the first floor, dining table with seating for four. Sitting room With wood burning stove, 55” Samsung television and Alexa.

Brooke Cottage is quite simply everything you would imagine from a traditional old Norfolk cottage. Grade II listed, and dating from the 17th century, there's a huge inglenook fireplace with a wood burning stove, a twisty, steep winder staircase, original pine latched doors, a lovely brass bed and views over the green of an historical village. The cottage is furnished beautifully with period and comfortable furniture. The doors are low so you may need to remember to duck your head! The cottage is situated in a peaceful and pretty area on a quiet country lane. The River Stiffkey runs through the village and there is a ford to drive through - although there is an alternative route if you wish! Carpenters Cottage is a romantic grade two listed cottage, cosy and full of original features. Downstairs there is a welcoming sitting room with a wood burning stove and a light and airy kitchen. Upstairs there is a double bedroom which has a kingsize Loaf bed and a bathroom with shower bath. Outside there is an enclosed garden and sunny patio. The cottage is dog friendly (£20 fee) and has the stylish Carpenters Arms pub next door. Hot tub rental available, £195 for 3 nights, £250 for a week.
The cottage has a large fenced garden, great for dogs to run around in. It looks out towards fenced paddocks and to the church beyond. A herd of cows grazes here of Temples cheeses fame (certainly worth trying!) and an owl can often be seen hunting at dusk. The surrounding area is wonderful for country walks before or after a delicious meal at the Carpenters Arms. The pub also welcomes dogs and the staff are very friendly. There is a bike hire company in the village (On Yer Bike) where you can hire bikes to explore the area beyond. Wells next the Sea is a 5 minute drive away and has a very beautiful beach which was voted the best beach by the Sunday Times in 2016. The beach is huge and sandy where you can walk for miles. Pine woods and the iconic painted beach huts line the beach. There is a great cafe here where you can rest for coffee and lunch. In the summer it has Friday night barbecues. Wells has lots going on, including festivals, triathlons and the fantastic Wells carnival at the beginning of August. Holkham Hall is close by too and is an impressive stately home that is well worth a visit. It has a large lake where you can hire boats and there are lots of walks in the park, plus cafes, shops and a wonderful walled garden. Seal trips are a very popular from Morston Quay too and there is a fantastic bird reserve at Cley Marshes. There are a wonderful array of pubs and restaurants to eat in the area including Wiveton Cafe (Of 'Normal For Norfolk' fame), Morston Hall, The Anchor also at Morston, The Crown and Wells Crab House both in Wells (a few of our favourites!). An evening on the Albatross, an old Dutch barge in Wells is also fun watching the sun go down over the sea. The cottage has it's own parking space (gated) at the rear of the property. Hot tub hire is available. We use a hot tub company to deliver, fill and heat your tub which sits on the patio outside the cottage.
Wighton is a very pretty village 3 miles south of Wells next the Sea which you can visit, with it's wonderful beach, pubs, shops and bustling harbour. Carpenters Cottage is in a lovely position in Wighton. It is next to the newly opened Carpenters Arms pub which serves locally sourced food and drinks. After a long day at the beach, it is a wonderful spot to relax and enjoy a coffee or a pint of Woodfordes Wherry. There are lots of beautiful walks and cycle tracks in the area.

Schlamping is the new glamping at Godwick. We have 3 Shepherd Huts tucked into a small glade behind Godwick Hall, each boasting unspoilt views. Close to nature, rustic but with modern ensuite facilities, these are cute and super cool. This is our only dog friendly hut for small and medium sized pooches, but there is an extra £10 charge for additional cleaning and you must bring your own dog basket and ensure they don't escape and worry the sheep or jump on the beds!!
Perfectly constructed our three huts come with some fabulous mod cons and have lovely design features, such as oak wooden floors, butler sinks and a narrow boat wood burners. Hot running water, a mini fridge, microwave, oak work top, loo, shower and of course a lovely double bed. As well as a comfortable night’s sleep, guests in each hut can order a Continental breakfast can be ordered as an extra to be delivered to the hut or with prior arrangement a cooked breakfast can be served at Godwick Hall. The huts, for a hygiene and health and safety reasons are not designed for cooking, so please do not expect full cooking facilities apart from a microwave.

A super country cottage; cosy, comfortable and with an easy-on-the-eye contemporary style located in the peaceful village of Helhoughton. A typical Norfolk brick and flint character cottage, Peony Cottage had a complete makeover in 2019 and now enjoys a fresh, contemporary country look. Featuring tasteful Farrow & Ball colours throughout, a newly fitted kitchen, Karndean flooring in the dining kitchen and a super efficient Clearview wood burning stove adding extra warmth and an ambient glow, this comfortable and well-equipped rural retreat will help you to unwind away from the stresses of daily life. The entrance door opens to a lobby area which leads to a very pleasant dining kitchen which goes through to the sitting room. From the rear hallway steep-ish stairs (with handrail) lead to the first floor. Here you will find two bedrooms, a king-size and double, and a family bathroom. Outside, a small, south facing cottage garden is a lovely place to sit and relax on a sunny day. Located on a quiet village road, where roadside parking is easily found, this pretty cottage is ideal if you are looking for a relaxing rural break, and will suit a couple or two, as well as a small family. Helhoughton is a delightful village surrounded by beautiful countryside, just south west of the market town of Fakenham, and about twenty minutes from the coastal resort of Wells-next-the-Sea. It is a great base for exploring this beautiful area of North Norfolk, perfect for walking and cycling, as well as visiting local attractions - Pensthorpe Nature Reserve, Sculthorpe Hawk and Owl Trust, Houghton Hall, The Thursford Collection and Christmas Spectacular - and enjoying a day at nearby Fakenham Races! Although there is no pub in the village, there is a popular gastro pub at East Rudham which is a seven minute drive away. If you like to walk it's about 3.5 miles, and you can stroll back afterwards and feel rather virtuous! Additional Information: Sorry, not pets. Feather duvets, anti-allergenic pillows. Electric radiators.

Retreat into nature in Owl Tree Temple, the perfect space for two amongst the trees. Here at West Lexham we have 6 Treehouses and 7 Glamping Bell Tents, all residing in 21 acres of beautiful nature and wildlife. To see all of our properties, please search for our .org website. In Owl Tree Temple you’ll find a delightfully comfortable double bed complete with colourful blankets and plenty of fairy twinkling lights. You’ll be surrounded by splashes of colour and rustic furniture collected from distant travels or reclaimed and hand built by local carpenters - it’s a magical woodland sanctuary to unwind and relax. By nightfall you can cosy up with the log burning stove (we’ve provided plenty of wood!) and enjoy a deep and restful sleep, drifting off to the sounds of the forest. For colder nights, Owl has renewably-powered central heating, making it delightfully welcoming throughout the year. Pathways through the surrounding woodland are lit by night • Please note the pool is closed throughout the winter as it is an outdoor pool. Usually we reopen this April - October Owl has its own ensuite bathroom with a steaming hot shower, with bath towels and organic hand soap and shampoo provided. There is also a small table with 2 chairs and a kitchenette complete with kettle, toaster, fridge, tea, coffee and a cool box. Outside your tree temple you’ll find tables and chairs along with your own gas-powered BBQ. For cooking larger feasts, head over to the fully-equipped, communal Garden Kitchen (Oven, hob, freezer, pots, utensils etc.). Here you’ll also find the wood-fired pizza oven and the nearby communal fire bowl. There’s so much to see and do here at West Lexham. We have a heated outdoor pool from May to October, with many guests choosing a refreshing wild swim in the lake the whole year round. There are also 2 rowing boats for you to take on the water along with a tennis court with views across the lake. We have recently completed a huge Japanese meditation garden - an enchanting spot for a morning stroll or finding a moment’s peace. We have planted every type of tree and shrub indigenous to the UK here and work hard to promote habitats for wildlife. In spring and summer, the site is alive with glorious flowers attracting many happy bees and insects. We are close to some of Norfolk’s best pubs - The Dabbling Duck in Great Massingham is a particular favourite! We love the saturday morning market in our local town, Swaffham, where there are 2 big super markets. We are also just half an hour from spectacular sandy beaches and a short drive to some awesome cultural attractions including Houghton Hall and Holkham Estate. For the kids, there are plenty of adventurous days out. We are 5 mins drive from ‘ExTREEme’ high ropes and the award-winning Hootz House at Pensthorpe is 25 mins away. Please feel free to ask us for recommendations!
There is a love of the land and a belief in sustainability in its most all-encompassing sense at the heart of all that goes on here. We are run on over 90% renewable energy, with heat provided by our renewable wood chip boiler. Our deliciously mineral-rich drinking water comes from our own chalk spring and are grounds are nurtured to be a paradise for conservation and wildlife.
